bout 10 years ago, when I took my first magazine job, the publishing world was a simpler place. I wrote and edited stories, I sent them to the printer, I cleaned off my desk and I started all over again. I didn’t own a BlackBerry, I didn’t know HTML code, and I knew my readers through the hand-written letters they sent me from time to time. Back then, Mountain Living’s team of editors, photographers and writers traveled the West, searching for the best architecture, interior design and home-design products we could find. We felt like we knew you pretty well, so we looked for things we thought you might like. Then we photographed them and wrote about them and sent it all off to your mailbox each month. You read it and—unless you really loved it or really hated it— you probably didn’t take the time to write and tell us what you thought. How things have changed. You might not realize it just yet, but these days, Mountain Living readers have a lot of input when it comes to what makes it to the printed page. Rest assured, our team is still scouring the West for things we think you’ll like. But now, we’re sharing bits and pieces of what we find with you every day—on our blog, Facebook and Twitter. And thousands of you are telling us what you think. You’re an honest bunch: When you love it, you say the nicest things. And when you hate it, you aren’t afraid to ask us what we were thinking. Good or bad, we love your feedback because it helps us understand you and make a magazine that you want to read. Never before has our creative process been so tuned in to the wants and needs of our readers. It’s brilliant. It’s long overdue. But there’s a catch: None of it works without you. COMPLIMENTS OF MOTHER NATURE, the drop-dead gorgeous landscape of Canyon Point in southern Utah’s Four Corners region provides a singular backdrop for the new 600-acre Amangiri resort. 2010 STEAMBOAT WINE FESTIVAL BENEFICIARY

The Steamboat Wine Festival is pleased to announce that in 2010, we are once again partnering with Steamboat Training Adaptive Recreational Sports (STARS), nonprofit organization. Founded in 2006, STARS provides recreational opportunities for people with disabilities, empowering and enriching the quality of life for its participants. In winter 2009-2010, 265 guests took 809 lessons with 71 instructors and 121 volunteers! STARS provided volunteer “assists� for adaptive skiers participating in programs such as the Steamboat Springs Winter Sports Club, Sunshine Kids, KVC and Horizons. STARS also partnered with another adaptive organization to run ski and snowboard camps. The 2010 Steamboat Wine Festival will donate 5% of all ticket sales to STARS and will also hold additional fundraising activities for the organization. To date, the Festival has generated more than $80,000 for local Steamboat charities.

CC: Prices are down and architecture and construction firms’ core teams—the “A” teams—are readily available. During busy times, these firms often bring in new people who don’t necessarily have the same depth of experience. Top firms always retain the best designers, even during busy times, but when things slow down, clients are able to work with the really good people. With fewer demands on our time, we’re also able to devote more time to each client. ML: With new jobs few and far between, design and build firms are probably feeling the competition. What does that mean for potential homeowners? CC: Some firms are hungry for work, so there’s a little more eagerness out there, particularly among builders. As a result, we’re able to have several top builders bid on any given project instead of just one. ML: So top design teams are available and build firms are competing for new projects. Is there more good news for those considering a new build? CC: The best quality materials are available at a reduced price— some material prices are down 30 percent—and that allows people to build with a quality they can only dream about at other times.

ups and downs. Tell us why now might be a good time for buyers to make a move. SM: For the past two years, home prices have been consis-

tently stepping down, and for a long time nobody was buying anything. Buyers were very reluctant to step in and make a purchase because they were wondering, ‘With no one else buying, are prices going to fall a little further?’ Now we’ve reached the point where the decline has stabilized and unit sales have picked up dramatically from a year ago. We have a real sense that we’ve already hit the bottom. ML: What’s your advice for buyers entering the market? SM: Buyers need to understand that it’s difficult to just pop into the market and see what the deals are. They really need to work with a good agent to help them make the right choice, not just the cheapest choice. These days, everyone is reconsidering what value is. Even when things were hot, people were buying more from an investment standpoint instead of considering what they would really enjoy owning. I think buyers ought to think about what they would like to own; what works for them and their family. ML: When you look into your crystal ball, so to speak,

ML: Do these same factors apply in resort towns?

CC: Yes. It’s one of the best times ever to build in a resort community. These areas are usually unscathed when the global or national economy is affected, but this is one of those rare times when almost every area was touched; even resort communities have felt the pinch. In prime markets like Aspen, Vail and Telluride, labor is at an all-time low price and the cost of materials has hit the bottom. In a year or two, I don’t think that will still be true.

SM: I think we’ll see the sense of urgency increase among buy-

ers and a decrease in inventory, because there’s very little new construction happening right now. In a few years, once a lot of current inventory is absorbed, we may see a shortage of new homes and projects. But for now, there are some really good options and pricing, which makes it a good time to buy. ●

You may think you have stepped back in time and found yourself at the door of a Cotswold English Cottage. With its overflowing window boxes, lush gardens, stucco walls and babbling brook, this home is reminiscent of the English countryside. When you walk through the arched entrance and see the breathtaking views beyond the home’s picture windows, you know you are in Cordillera. The architecture was influenced by the owners’ desire to eliminate rooms that might only be used on rare occasions, and to occupy all rooms at one time. The result of this minimalist design approach is one great room that serves all functions. The large main room, combining great room, library, dining room (which seats more than 30!) and kitchen are united through warm wood paneling and accents that are in themselves suggestive of an Old English estate. When their last child was in school, the homeowner began designing and manufacturing textile products for the home, including bed, bath, and table linens. This interest grew into a successful retail, wholesale, and manufacturing business with retail space in Washington DC and NYC at Henri Bendel’s and Barney’s. By the time the business was sold, it was mainly a wholesale business designing and manufacturing bedding ensembles for the pages of the Horchow and Neiman Marcus Catalogues. Each of the bedroom linens were designed by the homeowner and reflect her love of color, comfort and the priority for practicality – all keys to the success of the former business. An expansive deck leads to equally expansive patios that overlook a most inviting stream that meanders through flowering fields. The owners have created a gardeners’ dream off the kitchen, where potting and pruning take place amidst the paraphernalia of their passion. Downstairs, you will walk into an English pub, replete with billiard table, bar and fireplace. Here, you will see signs this is a family home where generations come to play. PHOTOS BY BRENT BINGHAM

Walking through the elegant front entry, a guest gets their first glimpse of ever expanding mead-

ows, rolling into mountain vistas, such that you may expect Julie Andrews to come over the hillside at any moment to take tea in this exquisite Alpine retreat. An open floor plan and expansive views coupled with intriguing antiques and rich, warm fabrics give this home its charm. In the great room, black forest accents, a fur throw and the lush use of red and green bring the mountains and flowers indoors. The first home built in Cordillera, perched on a ridge above The Lodge & Spa, has 360-

degree panoramic views of the Vail Valley and the Sawatch Mountains. In 1993, Frank and Kathy Lee Gifford bought the home and added extensively to its size, including a new master suite and the only outdoor swimming pool in Cordillera. With the help of Slifer Design, Kathy Lee undertook the decoration of their new Mountain home. The majority of the rooms still reflect her taste, and her children’s bedrooms are just the way she left them. Kathy Lee’s 1995 Christmas special, Home for Christmas, was filmed from

this home’s great room. The current owners have redecorated the kitchen with warm colors that reflect the palette of the mountains around them. Off the kitchen is an elegant dining room that flows into a three-story great room with expansive views of the Sawatch. The warm wood-paneled “pub” is a perfect place to gather and entertain. The home covers four floors that include several sitting areas, a billiard room with an antique fireplace, several bedrooms, and a home office area. The master suite’s tongue and grooved ceiling and lushly draped bedding vie with the outside views as to which are more breathtaking. Thanks to the enticing panoramic views of white-peaked mountaintops televised globally during the 2010 Winter Olympics, Whistler has garnered significant interest from highend buyers around the world. But the local real estate market took a hiatus during the games, and it has yet to continue apace, says Ann Chiasson, president of Sea to Sky Premier Properties in Whistler. “Six months down the road, our market is going to be very good,” she predicts. “We are starting to see a lot more listings coming on the market. That’s the first step. We are starting to see a lot more deals.” Luxury home sales rebounded by 184 percent in the Greater Vancouver area this spring compared to the same time last year, according to the RE/MAX Upper End 2010 Report. Admittedly, after 2009’s real estate slump, the only direction that the market could move was up, Chiasson says—although Whistler’s property prices didn’t depreciate as much as in some mountain resort towns. “There aren’t deep discounts in Whistler,” she says. “There are listings out there that are ready to sell, but you need to negotiate your own deal.”


Summit County, Colorado

Telluride, Colorado

Summit County is a bit of an anomaly in the Rocky Mountain West, says Eric Klein, a broker at Slifer Smith & Frampton Real Estate in Breckenridge. “Our transaction volume is off by significantly less than in the places that are better known as destination areas. Our prices did not go down as much as in Crested Butte or Vail.” Klein’s firm even beat its own record in 2009 for homes sold for more than $3 million. “In a tough economy, our high end has been ticking along,” he says. Transaction volume, which had been down for most of last year, picked up significantly in the fourth quarter of 2009, Klein says. Singlefamily home inventory is leveling off after a 30month glut as spec homes begin to be absorbed. Active inventory of single-family homes has been sitting on the market for 318 days, on average, and newer homes are selling faster than 10- to 12-year-old homes, the market for which is oversaturated. There’s also an oversupply of luxury condos. Beginning in 2008, Summit County prices dropped by about 20 to 25 percent, on average, “but it does not appear to be a trend that is continuing,” Klein says. The average “sold” price for a single-family home in the past year was $942,000. For homes now on the market, the average asking price is $1.29 million.

After weathering several recessions in Telluride over the past four decades, T.D. Smith, president of Telluride Real Estate Corp., offers a simple assessment of the real estate market in 2010: “Considerably better,” he says. Smith’s firm’s fourth-quarter 2009 sales (totaling $114.9 million) were 231 percent higher than during the same period one year prior—although that growth rate is a “little misleading” because 2008 sales were down so dramatically that 2009 results look monumental by comparison, Smith says. January 2010 sales, which totaled $24.6 million, were 55 percent higher than the previous January, and February 2010 sales of $46 million were 86 percent higher than in February 2009. “We’ve seen a half-dozen sales of more than $5 million and we didn’t see any upper-end sales for upwards of 18 months,” Smith says. Those higher-end properties have not been discounted much since 2007, but sellers who have lowered their asking prices are selling at about 20 to 30 percent off of 2007 values. “People entering the market right now are realizing that this is probably the best that it’s going to get. ... It’s an excellent time to buy,” Smith says. Inventory is higher than usual for the boutique market, with about 80 homes listed in Telluride Mountain Village and 65 in the historic town of Telluride, as well as an “abundance of condos” available. ●

ow do you price a custom home? Add up the cost of its design, construction, materials and special features and you’ll likely still fall short of its true value. Consider the estate Courtney and Karen Lord created on more than an acre in Aspen, Colorado. “I don’t think there’s another house like it here,” says listing agent Jill Shore of Joshua & Co., one of Aspen’s top luxury real estate companies. The 9,067-square-foot home captures a uniquely sumptuous yet relaxed lifestyle that perfectly suits the couple who created it—and, now that it’s for sale, any other family with similar tastes and $11.8 million to spend. So what exactly does that kind of money buy? We reveal the features behind the price tag on the pages that follow.

To complement the home’s rammed-earth walls, the homeowners and architect selected a range of other materials in earthen tones, textures and patterns. Light-toned, subtly grained maple covers the ceiling, adding warmth “without calling too much attention to itself,” says homeowner Courtney Lord. Pale natural walnut flows across the floors of most public rooms in the house, including the living room (below). Dark-toned, distinctively patterned tropical wenge wood forms a partial wall that separates the living and dining areas from the kitchen, where it was also used for cabinetry. Outside, naturally oxidized COR-TEN steel accents the home’s exterior.

ARCHITECTURE “The home is situated near the highway, and along the entrance to Aspen, the city wants architecture that’s low and blends with the landscape,” says Courtney Lord. That led him and architect Scott Lindenau of Aspen-based Studio B Architects (studio barchitects.net) to research options in low-lying forms that would blend with the surroundings. They settled on rammed-earth construction, a building technique that mixed earth from the site with cement—along with a coloring compound to give it a light tan hue. The mixture was compacted in concrete forms to create 20-inch-thick walls. The benefits of the method are many: A LOW PROFILE Largely concealed from passing traffic by trees, the building turns an earthen façade to the street. Despite their proximity to the road, the rammed-earth forms provide an efficient sound buffer. PRIVATE VIEWS On its private side, the home forms a U shape with walls of sliding-glass panels that open to a private courtyard. Beyond the landscaped grounds are views of Aspen Highlands’ Thunderbowl ski run, and Aspen and Buttermilk mountains. ENERGY SAVINGS The thick walls absorb the sun’s warmth during the day, keeping rooms cool. At night, they radiate that heat, warming up the interior spaces. ML | www.mountainliving.com 91

LANDSCAPE DESIGN “A lot of Aspen homes are built on the side of a hill,” observes Courtney Lord. “But here, because our land is flat, we could actually use our garden.” To add utility and beauty to the space, the Lords enlisted local landscape architecture firm Bluegreen (bluegreenaspen.com) to create a landscaping plan. Artfully framed by a bronze sculpture by internationally renowned artist Bruno Romeda (above), the design is perfectly suited to the site and the homeowners’ tastes. Standout features include: CONCRETE PAVERS Adjacent to the living room and accessed via sliding-glass panels, concrete pavers separated by strips of green groundcover—including fragrant thyme—create a courtyard for outdoor living. LUSH LAWN A deep green expanse of lawn welcomes play in summer and offsets the dramatic mountain views beyond.

MATURE TREES “When we built the house, we saved half a dozen big trees on the lot,” says Lord. Since then, the homeowners have planted approximately a hundred trees, including cottonwoods, spruces, Austrian pines and “a handful” of maples.

PERENNIAL PROGRESSION A 150-foot arc of flowerbeds just beyond the lawn adds nearly year-round color with perennial blossoms—from lilacs in the spring through mums in autumn. “My wife and I wanted to be able to look out of every room and see color,” Lord says.


THE LOT “For us, the lot was perfect,” says Courtney Lord. While it may not be ideal for buyers seeking a skiin/ski-out home, he concedes, it offers special features—like breathtaking views, wide-open spaces and a convenient location—that he and his family prize above proximity to the slopes.
