As
August approaches, St. Louis is a city in full bloom. And our August issue is bursting with ideas to turn your own spaces into color-drenched retreats – both indoors and out – that reflect your unique personality and lifestyle. Whether you’re decorating with special family heirlooms, displaying muchloved collections, or letting nature’s beauty set the stage for your next space, you’ll find everything you need to get started on the pages ahead. On pages 26–35, an architecturally rich residence is reborn and makes a statement with a “new” traditional style. The home and outdoor living spaces represent a brilliant combination of classically inspired design that honors the past and lives beautifully in the present. Be sure to visit www.st.louishomes mag.com to see more photos, including a solarium space, from this captivating St. Louis area home. Peonies pop off the pages in our fabulous garden feature (pages 36-41). At SLHL, they elicited more “oohs” and “awws” than I have ever heard. And thanks to staff member and passionate gardener Kathy Books, perfectly pink peonies from her own garden graced our offices for days, in anticipation of the issue’s breathtaking Clayton garden’s arrival in print. We could hardly wait to bring its beauty to you! The sensation continues on pages 66–70 with a reclaimed garden cottage that blends home, garden and all things “green” into a musthave space. Using forgotten, discarded or neglected items and giving them a new life is a passion for Sue Lombardo of Recycled Rose. Our 2010 award-winning Baths of the Year on pages 16–21 sparkle with style, retreat-inspired amenities and individual character. Winning firms take bath design to new levels with creativity (there’s a pool bath you won’t forget) and pristine design elements that flow through pages of these spa-like sanctuaries. Our Sourcebook on pages 43-65, with 209 local industry experts, is a resource guide at your fingertips – and it’s a keeper. You’ll find local home and design professionals, shops and showrooms that define luxury living from A to Z. Sit back, enjoy the leisure of summer, and let August’s beauty – and this gorgeous issue – make a lasting impression. COLIN MILLER/STRAUSS PEYTON

Bath Design
DOUG CHAPMAN CKD, CBD, SHARES TOPNOTCH BATH DESIGN IDEAS WITH SLHL EDITED BY VICKI PICKLE PORTRAIT BY COLIN MILLER/STRAUSS PEYTON
Q +A
How has bath design become more sophisticated and eco-minded? The bath doesn’t need to be a cookie-cutter space from house to house. It should be personalized with features and amenities to make it a unique room and a pleasant place to get ready to leave the house, or a place to stay and rest, relax and recharge. Ecofriendly design plays a huge part in a home’s water and energy usage, and by addressing the green aspects of the many pieces that fit together within the bathroom design “puzzle,” our valuable resources can be preserved. What is on the horizon in bath design? Many of our clients are asking for high-end details that they have seen in luxury hotels during their travels, and a zero threshold shower is one of the most popular requests. A walk-in or doorless shower usually goes hand in hand with this type of shower design, as well as 3/8” heavy glass partitions. In 2011, the trend toward aging-in-place features design that allows people to stay in their homes longer and have comfortable, accessible spaces. Baths will continue as the focal points of renovation and updating, as homeowners decide to renovate and enjoy their new baths for a few years before they sell (using them
Designer Sketch as selling points), or they decide to stay put and remodel their baths so they can enjoy the rooms they have always wanted. Are there any unique features or products for a child’s bath or guest bath? Safety and ergonomics are priorities. While adult-height vanities have become the norm, they often require step-stools for children who cannot reach the counter. Installing a lower vanity is one solution. Alternatively, custom built-in step stools are another option. However, by pre-planning, you may be able to raise the vanity as children grow into teenagers. Storage is an essential consideration for any bath. Obvious items, such as toiletries, towels and cleaning supplies, need to be stored, but items such as hair accessories and makeup need storage, as well. In a guest bath, overnight company should be able to put their personal things away, so creativity in storage is crucial to bathroom design.

✺ Striking Style ✺ Less than 150 square feet

Judges’ Comments:
Dreaming of an elegant bath that would reflect their two favorite places in the world, New York and France, the homeowners called on Schneider Kennedy Design to turn their vision into a reality – all while retaining the room’s original footprint. The goals of the new design included making the room feel larger and enhancing the space with “beauty, sophistication and elegance.”
Carerra marble and Absolute Black granite anchor the room’s design and create a striking color palette that is woven throughout the space using a variety of textures and materials. Classic chrome faucets and stunning Minka Walt Disney Signature-Kingswell™ Collection sconces complement the demilune vanities and mirrors. A sharp black and white air bath tub completes the bath’s ultra-refined look.
The space planning of this bathroom is excellent and makes the room look larger than its actual size. The different design elements, such as repeating patterns and jet black accents, work together harmoniously. This bath has a classic, timeless feel, and the graphic flair of the fleurs-de-lis in the Jeffrey Court mosaic tile and art glass windows lend a unique sense of St. Louis nostalgia. ✺ Natural Retreat ✺ Less than 150 square feet
The Vision:
Winning Details:
Judges’ Comments:
Desiring a pool bath with a spa-like ambience, the homeowners imagined a relaxing retreat where their guests would feel comfortable. To transform the unique space, which totals less than 80 square feet, Herzog Kitchen & Bath used creative space-planning techniques, nature-inspired décor and contemporary design, which blends beautifully with the home’s overall aesthetic.
A functional fusion of attractive angles and smooth curves, this bath’s design is defined by thoughtful details. Contrasting materials, such as the shiny IceStone® countertops and the matte exterior of the Kohler vessel sink, create visual interest. Chromatherapy lighting, a Kohler Rainhead® shower and a frosted exterior door leading to the pool elevate the calming, zen-like feel of the space.
The use of materials in this custom pool bath is outstanding. By incorporating natural elements – such as smooth river rock, a rain showerhead and a teak shower seat – the space becomes a true extension of the outdoors. A variety of luxurious finishes, in combination with the repetition of several geometric shapes, give this bath a distinctive, artistic quality.

✺ Spa-like Serenity ✺ 150-300 square feet
The Vision:
Winning Details:
Judges’ Comments:
With a love of contemporary styling, the homeowners wanted to create a master bath that was both spacious and serene. In order to achieve their goals, the home’s existing study and (study) bath were entirely gutted. Directions In Design transformed the space into a remarkably rejuvenating retreat, complete with a soft and soothing color palette, chic cabinetry and fashionable fixtures.
The sleek, sculptural bathtub is a spectacular focal point in the room. The colorful shower walls are adorned with glass and metal circle tiles, while Icelandic frosted blue glass tiles embellish the shower floor and shampoo wall niches. A polished slate floor ties the space together, and the white gloss floating vanity with sparkling chrome hardware completes the stylish, contemporary look.
Peaceful, aquatic-inspired blues and greens evoke feelings of serenity and relaxation, while the sleek, freestanding bathtub punctuates the space with touches of drama and sophistication. The frosted glass in the vanity cabinets complements the frosted glass in the pocket door of the water closet, granting a sense of continuity and softness to the room’s design. ✺ Stunning Suite ✺ More than 300 square feet
The Vision:
Winning Details:
Judges’ Comments:
Charged with designing a lavish master suite as part of a newly constructed estate, Gegg Design & Cabinetry created an extraordinary retreat with unparalleled design and space planning. A large vanity section makes up the heart of the bath, while other notable features – such as a salon, master laundry room, dual-entry shower, fireplace and his-and-her closets – add to the grandeur and blend luxury with function.
Luxury abounds in this spacious suite. Ornate vanities feature carved legs that make each sink a focal point, and custom beaded inset doors are designed with a heavy egg-anddart molding. In an adjacent bathing area, mirror-image cabinets provide space for a morning kitchen, complete with a coffee maker, hot water dispenser and a concealed dishwasher, as well as refrigeration and warming drawers.
Elegant and expansive, this master bath suite demonstrates excellent planning and design from floor to ceiling. The combination of wood, stone and tile is breathtaking, and the beautiful materials are enhanced by formal details, such as the ornate crown molding, coffered ceiling and inlaid floor medallion. The space’s design artistry and architectural accents add to the room’s magnificence.

✺ Polished Perfection ✺ Powder Room
The Vision:
Winning Details:
Judges’ Comments:
The homeowners wanted their gracious powder room to reflect the style and feel of their home – a continental up-country ambience, informal in the way it lives, with elegantly scaled, grandly appointed rooms. To achieve a cohesive design, brooksBerry Kitchens & Baths selected exquisite materials and luxurious surfaces for the space that mirror those found throughout the home.
Inspired by the glamour and style of Coco Chanel, this powder room is brimming with sophistication. Broad-striped walls in twotoned silver paint complement the polished nickel fixtures. A custom demilune table features beautiful 2.5-inch-thick marble and an undermount china sink, while a large mirror, 8-foot-tall entry door and oversized baseboard and casings add a stately quality to the space.
This powder room is simple and elegant. The intricate detail of the turnings on the vanity legs is repeated in the detail of the mirror and faucet, and the hardwood floor from the entryway extends into the powder room, providing gracious continuity between the two spaces. The unique light fixture and subtle stripes on the walls speak to the unique inspiration behind the design. Meet our Baths of the Year judges on pg. 77. STLOUISHOMESMAG.COM AUGUST 2010

green library with a relaxing vibe. Taking its cues from classic English Country design, this high-rise condominium at The Plaza in Clayton is beautifully ensconced in the comforts and traditions of our neighbor across the sea. “My husband and I traveled to England many times,” says the homeowner. “We always loved the refined, yet comfortable, sense of style you find there.” Having moved from a large suburban home in Webster that they adored, it was important to the homeowners to keep the same English Country feel alive in their new urban residence. “We didn’t want to lose what we had,” says the homeowner, “but we needed to find a way to add a bit of new to the mix.” Having worked on their clients’ previous home and now involved in this new project from day one of construction, interior designers Holly Blumeyer and Judy Krewet knew just what to do. “Our condo started out as a great big concrete box in the sky,” says the homeowner. “Holly and Judy transformed that empty space into a home. They really understood where we were coming from.” “Space planning was key,” says Holly, who collaborated with Brian Smith, AIA, and Daniel Elavsky, AIA, of Gunn and Smith Architects, to create the ideal configuration. “The owners did not want an open floor plan. Each room needed to ‘flow’ while maintaining its own function and personality,” she says. The gourmet kitchen, for example, was a priority for the homeowners. A good size, but not enormous, the kitchen was designed with the cook in mind. “We wanted our visitors to enjoy our home and not be huddled together in the kitchen,” the homeowner explains. A spacious home office is lined with large windows that flood the tasteful, functional space with light, taking full advantage of the magnificent views from two different wrought-iron balconies. “Looking out over Clayton is wonderful,” says the homeowner. “I walk everywhere I can, not only to the many restaurants and shops, but also in the lovely neighborhoods,” she adds. “Our clients had a wonderful collection of inherited pieces, beautiful oriental rugs, antique furniture, lovely art and objets d’ art,” say the designers. “We simply designed a new setting for them. But make no mistake, this is a well-lived-in home, not a museum!” Of special note is the “map” powder room. “Our clients are Anglophiles and proudly admit it,” says Holly. “I couldn’t believe my luck when I discovered a wallpaper depicting the counties of England, most of which the couple had visited.” Also delightful are the two welcoming guest rooms that encourage visitors to stay the night. The “Lily” room, adorned in the homeowner’s collection of Lily Pulitzer® fabrics, is a special favorite of the owners’ nieces. While the formal spaces are warm and inviting, the more casual areas are cozy retreats. “Our family loves to visit here,” says the homeowner. “We have lots of nieces and nephews. We needed a home that was welcoming for everyone.” Holly and Judy collaborated to achieve an inviting home with a decidedly English sensibility rooted in the past. The pair seemed to get it “spot on” as they say in jolly old England.

Holly Blumeyer of Holly Blumeyer Interior Design Group, Ltd. offers these tips for creating a home with a dynamic yet warm and inviting ambience. 1. Don’t be afraid to use bold color and large pattern in a small room, such as a powder room. 2. Always look at colors at different times of day – in the morning, afternoon and evening. The tone of a color can change dramatically throughout the day. 3. Consider lamplight as an essential component within a room’s overall lighting scheme. Updated lampshades can transform a space, as well. 4. Wallpaper is back and more beautiful than ever. Look for grasscloths and textures with overlaid patterns.

rom the moment you enter the classic 1938 Georgian colonial home located in one of St. Louis’ most beautiful areas of the city, its sweeping beauty transports you to a time when the classics were in favor. You’ll discover its quiet, understated interior design – suitably referred to as “a new traditional” by the homeowners’ interior designer, Melissa Buckley, Allied ASID. Traditional design is surely new once again in this St. Louis home, with its decidedly neo-classical, elegant design – updating the refined style from past eras with livable ease. Working closely with Liz, a design-minded homeowner with a keen sense of style and an intuitive eye for finding “gems,” Melissa set forth on a journey to make the home suit Liz and her family’s lifestyle. With a desire to make their St. Louis house “a home” in a timely fashion (the couple has two busy teenagers),

Liz embarked on the redesign process and her collaboration with Melissa eagerly and with decisiveness. Although the previous owners had modernized the classic Georgian home to an extent, the new owners – with a love of beautiful furniture – asked Melissa to launch a design plan that would honor the home’s history. With its classic architecture by a team of prominent early 20th-century architects, Study and Farrar, the goal was to bring its enveloping warmth and character back to life. With an appreciation for the excellent “bones” of the house and its unique architectural details, Liz and her husband let the magnificence of the established, traditional home and its surroundings act as a canvas for classic furnishings destined to make their marks as “new traditional” at its finest.
Stunning millwork, Greek key motifs on the cornices and moldings, and inlaid herringbone floors are among the home’s many detail-rich architectural and design masterpieces. The homeowners and their designer share an admiration for the furniture collections from the Hickory Chair Company, particularly, the collections of Mariette Himes Gomez, Thomas O’Brien and Alexa Hampton. As a result, the design unfolded with an expressive, sophisticated style. Melissa explains, “Each piece of furniture made by the company tells a story. Stories of history, aesthetics, design, creation and personal touches in crafting abound. I wanted Liz to furnish her house with harmonious pieces, but also be in love with each ingredient. We were thrilled to take advantage of the abundant selection of finishes, fabrics and trims, and were able customize
several pieces.” From an architecturally detailed entryway – where an exquisite, hand-knotted rug claims its presence in the space as “art” – to the formal, yet supremely inviting, living room, the warm, muted shades of celadon, baked coral, aquamarine, chestnut brown and buttercream inspire the home’s soothing color palette. Understated tone-on-tone fabric selections

and seating areas defined by “sister” Peshawar area rugs add to the soothing, serene ambience and exemplify the living room’s masterful style. “It is a calm, relaxed space, and it is my favorite room,” says Liz. The well-appointed layout, approached with touches of glamour and a “jewel” effect that radiates throughout the home, also includes Art Nouveau-inspired pieces. A classic French demilune cabinet is an exquisite example in the living room, with clean, smooth lines, simple tapered legs and antique grill overlays, adding a decorative element.

Well-loved art, family heirlooms, and treasures from travels are blended with classically minded custom furnishings from Frank Patton Interiors to achieve Liz’s vision for her home. Following her design intuition and working in sync with her designer, Liz accomplished a hard-to-achieve combination of vibrancy and calm in each of the home’s rooms. Triumphantly, generous spaces are woven together to perfection with distinct personalities, yet complementary to one another – revealing a brilliant “design” tapestry. Liz attributes her appreciation of the arts to her mother, who was an artist. Liz and her husband have collected original pictures and paintings – oils, watercolors and photography – from various regions where they’ve lived, which fill their home with memories. Having lived in almost every major city across the country – Boston, San Francisco, Philadelphia and Chicago – the family is happy to have found a wonderful “home” in St. Louis. “We’ve lived coast to coast and now in between,” says Liz. “I’ve loved every place I’ve

lived and made lifelong friends along the way. Although we enjoy traveling, our home is a place we can’t wait to get back to; we’re basically homebodies.” Liz, who fondly refers to herself as a soccer mom and chauffeur, continues, “We like to cook and be with our kids. And we really enjoy our location, a short distance to the airport and work, for my husband.” (He is a busy executive whose work frequently takes him abroad). “We’re close to shops and restaurants, and it’s an easy drive to the schools our children attend. Now that we’re settled in St. Louis, we are looking forward to being involved in the community.” Giving and receiving – it all begins with a place called “home.”

Refined Design Melissa Buckley, Allied ASID, shares her thoughts on designing detail-rich rooms. t Listen carefully to the homeowners’ wants and needs. A creative interpretation of the clients’ vision allows their personal dream environment to unfold. t Examine and refine details, such as trimmings, accessories that provide texture, and frames on artwork. Determine treasured pieces that the owners have collected to punctuate a space. t Balance line and shape throughout the home. Mix lyrical and elliptical lines with rectilinear shapes. Composition is an important factor in the design process. t Use unexpected elements, details and color to provide a “pop” or surprise in a room. amed architects Maritz & Young left an indelible mark on St. Louis by designing a series of prestigious residences and commercial buildings throughout the area during the early 20th century. When Trish and Tom purchased their circa 1927 Cotswold Tudor residence, listed in the National Register of Historic Places, three years ago, the Clayton couple were intent on preserving the architectural integrity of their Maritz & Young home both inside and out. “We wanted to complement the traditional contours of the house while selecting trees and flowers that would result in something blooming most of the year,” explains Trish. Working with Baxter Gardens West, landscapers began by “pulling out tons of honeysuckle” to allow the architecture of the home to stand out. In addition, the couple and the landscape designers were intent on using a series of stone terraces in back of the brick, stucco and half-timbered residence to link the home to the land surrounding it. If that weren’t enough, the surrounding garden had to be user-friendly for the two busy professional homeowners and their teenage children.

“The house itself is such a pristine home in the heart of Clayton, so we wanted to do something that would complement the house with plant material that would have been installed at the time it was built,” says Zach Horton, co-owner of Baxter Gardens West. New hollies, hydrangeas, boxwood, dogwoods, lilacs and roses joined the ‘Nearly Wild’ roses, peonies and lilacs already on the property. Hollies and evergreens, including graceful Leyland Cypress, created privacy in front. A series of classically elegant containers provides vertical accents and pots of color on the terraces and stairways. “I love to work on the outdoor containers and generally do something different every

year,” Trish says. “I’m constantly cutting flowers and bringing them in the house; in the early spring the lilacs, then iris and peonies; after that the hydrangeas and Shasta daisies. Then there’s the holly for winter. It’s wonderful to bring the outdoors in and the indoors out,” she says. For Trish, the key is maintaining the “classic elegance” of the home and surrounding garden, while hosting pool parties, cookouts around the fire pit, and having space for games of badminton and croquet. “We have the pool open from March until November,” she says. While much of the family’s entertaining involves their teenage children, the home’s historic elegance also demands a more formal outdoor area. Trish created a stylish outdoor “living room,” highlighted

Florist Judy Teel complemented both the home’s fascinating Tudor architecture and Trish’s love of color by creating arrangements that allow the outdoor entertaining spaces to shine brightly within the lush setting. with comfortable furniture, bright pillows and decorative accents, on a stone terrace just outside a series of arched windows in back of the residence. The terrace provides the perfect architectural link between the house and garden. A series of impressive windows and an inviting doorway create a quintessential portal between the history- and art-rich interior and the pristine, picture-perfect gathering and garden spaces. Earthy accessories and floral designs by Judy Teel of A Floral Gallery enhanced the outdoor spaces. Judy, who likes to keep things natural, used the home’s terraces as a backdrop. She pulled together arrangements for the homeowners by using airy, white saponaria and unexpected touches of white kale from the farmer’s market. “Everyone always thinks of purple kale in the fall,” says Judy, “but white kale is lovely in the summer.” She adds, “There is no need to wait for fall to use grasses in flower arrangements. People tend to use seed heads in arrangements, but using green grasses in the summer gives them a natural, wispy look.” And flourishing within these outdoor spaces are the breathtaking details that capture the essence of “living” in a yearround garden setting.

or Sue Lombardo, the thorns are what make the rose so special. Owner of Glendale’s Recycled Rose, Sue is committed to recapturing the beauty of what was – by giving new life to old treasures. And nowhere is that beauty captured more perfectly than in her enchanting garden cottage. Truly beguiling, this special space, adorned in gifts from the past, makes you feel as if you’ve just stepped into a Hans Christian Andersen fairy tale. “I love that everything I choose to surround myself with has lived before,” says Sue, “and each has its own story to tell. I just adore old things.” Her delightful cottage, which began its life as a detached garage, is filled to the brim with all that is old, exuding a time-
lessness and charm that isn’t found in the “new.” Recycled French doors welcome guests into this dreamy room, abundant with furnishings, accessories and other great finds from yesteryear. Repurposed decorative moldings add simple elegance, while gracious fabrics find their way back onto chairs and pillows. “I use a lot of bark cloth from the 1940s and 1950s,” says Sue. A stillbeautiful floral drapery panel serves as a colorful tablecloth. “Why not?” Sue asks. “It was just the right touch!” A pergola, attached to the cottage and anchored by four substantial repurposed pillars, provides a canopy for alfresco dining. Sue is quick to credit Nick Meyer with helping her create her dream space. “Nick is a carpenter, but he is also an artisan with an

A fairyland of whimsical, recycled furnishings, repurposed architectural accents and gently used fabrics, the cottage celebrates the gifts of the past and gives them a new place to live. Old moldings and fretwork add simple elegance, while natural elements, such as dried hops, serve as a window valance. The setting is dotted with red flowers, such as million bells, that attract hummingbirds. Several Native Missouri plants add a local, eco-friendly flair and some plants, such as maidenhair fern, can be brought indoors in winter.

affinity for working with old materials,” she says. “He found many of the architectural gems inside the cottage, as well as the outside pillars for the attached pergola.” Surrounded by a lush landscape alive with color, texture and fragrance, the eco-cottage is a welcome gathering place for family and friends. “Nothing makes me happier than having my six grandchildren visit and discover the magic of this special place,” says Sue. I also enjoy hosting ‘thank you’ parties for everyone who has helped me create this wonderful spot. After all, it’s never just one person who makes things happen.” Jennifer Schamber of Greenscape Gardens is another one of those important people in Sue’s life. It was Jennifer’s horticultural
artistry that provided the inviting, natural ambience. “Sue’s garden is awash in greens, whites and pops of color,” says Jennifer. “We added edibles, such as basil and mint, and fun foliage, such as maidenhair fern, gardenias and topiaries of rosemary. The colors, fragrance and textures combine to create a sensory wonderland. It’s just great to be in the middle of it all.” And for Sue, nothing could be better than being in the middle of her own perfect world – a world dedicated to preserving the past and enjoying it today.

Above: The garden cottage is the epitome of rejuvenation and eco-living. The cozy space is ideal for relaxing, potting plants or visiting with guests. Antique glassware and a beverage cooler made of pressed flowers add a wonderfully nostalgic feel to the space. Atop an antique pedestal is an eye-catching lilac-colored Mexican petunia topiary. The cottage is right at home amidst a sun garden of color, texture and fragrance. Among the eco-finds are drilled chicken feeders that house herbs, wooden Italian crates potted with an Italian variety, a vintage broom display used to dry Sue’s flowers, and old-wheeled mop buckets for larger plants.

Challenge: To create a grand and beautiful staircase that would become the focal point of the homeowners’ new residence.
Solution: When Russ and Irene Watters

envisioned a staircase for their new Columbia, Illinois home, thoughts of grandeur came to mind. “We didn’t just want a staircase,” says Russ. “We wanted a focal point that would truly be a work of art.” The stunning end result is a masterpiece that glides effortlessly from the home’s second story all the way to the lower level in one fell swoop. George Thomas, master stair builder and owner of Thomas Stairs, and his partner and brother, Brad, along with contractor Craig Stoner and interior designer Jimmy Jamieson, were the visionaries that made their clients’ dream come true. “It was a collaborative effort,” says George. “We always try to offer our clients something unique for their homes,” says George. The Mediterranean style of the couple's home helped to dictate the design of this particular staircase and was enhanced by the homeowners' collection of antiques. “The wrought iron juxtaposed against the wood is very striking,” says Russ. In order to eliminate the need for newel posts in the stairs, a handrail system called “wreathing” was used, which allows for a continuous rail, making the staircase seem to float to the bottom. These wreathed sections of handrail were hand-carved in George’s shop. “Wreathing is one of the most difficult applications in stair building, yet one of the most beautiful," says George. "Russ and Irene’s home was the ideal spot to showcase this special technique.” Elaborately scrolled “Rebecca” wroughtiron balustrades work as a panel system in place of using individual balusters. The elegant lines of these balustrades punctuate the staircase with a graceful presence. “Iron is a perfect complement to wood, adding another dimension to the architectural scheme,” explains George. Thomas Stairs also transforms existing staircases by skillfully replacing wooden spindle balusters. The result can be as dramatic as this new design. Russ and Irene couldn't be more pleased with the work of art that is their staircase. “It added the simple elegance to our home that people remember and continue to comment on long after they leave," says Irene.

The ebb and flow of this classic Lake home is uncovered in a dramatic remodel.

illie Deatherage is no stranger to home transformations — after all, she’s been commandeering renovations for more than a decade. As the owner of Deatherage Home Designs and a Certified Kitchen
Designer (CKD), she loves the challenge of channeling big-style soul in homes large and small. So when Deatherage surveyed a circa 1953 Adirondack-style residence that was headed for some long-overdue TLC, she knew the proposed project would bring the dated structure blazing into the 21st century. Her clients’ marching orders? “The couple wanted to take the ho-hum, cave-like foyer and turn the entrance into a celebration of the space,” Deatherage says. “And the galley-style kitchen that could barely accommodate one person was a real frustration. Overall, they wanted the house to have more breathing room and crowd appeal.” Although it didn’t start out as a whole-house remodel, the project morphed into a larger-scale, six-month project. No substantial additions were made to the lakefront home — in fact, only 231 square feet were added to the original 2,321 square feet — but the collaborative vision of Deatherage and her clients gave the home modern-day identity and sophisticated panache without compromising its solid roots. Legendary St. Louis Mayor Alfonso Cervantes built the house — the first constructed in one of the earliest planned developments at the Lake — marked by subtle Asian influences and a lodge-like feel in a tranquil, wooded area. As the second owners of the 57-year-old classic post-and-beam home, Deatherage’s

clients wanted to maintain the simple scale, proportion and integrity of the original style while creating a warm and inviting interior, ultimately making it more functional for friends, family and business acquaintances. They also wanted easy access to the outdoor living space. “The house had only two bathrooms, and the kitchen was woefully inadequate,” Deatherage notes. She annexed the original foyer to expand the kitchen, bumping it out four feet and upgrading it with high-end gourmet appliances, knotty alder cabinets and a gleaming copper hood. She also completely redesigned the floor plan, working around the existing structure and load-bearing posts to maximize the home’s flow and made general improvements including new siding, roofing, plumbing, electrical and HVAC; an integrated sound and media system; and the addition of one full bath and powder room. Materials that complement the home’s lush surroundings, such as exposed hand-hewn beams in the master bedroom and the great room, were retained, and slate tile, handscraped oak flooring, rich mahogany doors, a tongue-and-groove paneled ceiling on the porch and a rough-cut slate stone wall in the foyer were added to leverage the space’s natural and organic feel. Deatherage, who had worked with her clients on their big-city suburban home and was well-acquainted with their demanding professional lifestyle, communicated details via e-mail, phone and several abbreviated meetings at the Lake and in Kansas City, and says the homeowners did their own research, too. “My clients are very savvy on home design and remodeling,” Deatherage says. The culmination is a light-infused home that delights Deatherage’s clients and guests alike. “They love the new but mature look of the home,” she says. “It’s a blending of style that honors the decades-long Lake tradition while introducing modern amenities

Home prices in the area are typically in the $1 million range, while villas are priced between $500,000 to $1 million. Outdoor swimming pools that blend with the natural surroundings of the lake are another favorite among homeowners. “Pools and outdoor living spaces are crucial to lake living,” Elliott notes. “Vanishing-edge pools that look as though they’re vanishing into the lake are very popular.”

financing
Carlos says that an on-site nightly rental office also will keep financing from being made, and that no more than 15 percent of the condo owners may be delinquent on their association fees. For newer projects, the 70-percent builtand-sold requirement often forces buyers to pursue alternative financing as opposed to traditional home loans. The bank may secure the loan, instead of Freddie Mac and Fannie Mae, with a three- to five-year adjustable rate mortgage (ARM), but such loans come with a higher interest price tag. Secondary market loans through Freddie Mac and Fannie Mae were at 5.125 percent in May, compared to 6 to 7 percent for ARM deals, according to Clay.
LOAN SHOPPING LOCALLY Shopping locally has its advantages, particularly when it comes to mortgage loans. “The Lake is a unique second-home product,” Jacobs says. A number of situations can apply to the sale of property at the Lake that underwriters outside of the area may not be familiar with, including the transfer of personal property with real estate (homes or condos sold with their possessions); easements with Ameren (homeowners may have to grant lake access); and national flood insurance (all lake property is in a flood plain, so individuals have to do an amendment with an elevation survey to prove their property should be exempt). Jacobs says that underwriters at the Lake are generally more knowledgeable about these issues and can head off potential problems that may arise at closing. Most loans are sold to Freddie Mac and Fannie Mae and all have to meet the same qualifications, but underwriters must understand the specifics of lake property. Despite these changes and challenges, real estate sales at the Lake are on an upswing, according to Jacobs. “It’s a great time to be buying a home,” Clay says. LAKE LIVING • 13
