A STUNNING former gentleman’s residence set in an elevated position overlooking the Torridge valley, this fourbedroom, and four reception room property enjoys an enviable semirural position surrounded by seven acres of private woodland. Pollards Hill is an impressive example of a late Victorian property and is believed to have once been two cottages. It has since been remodelled and extended to create a versatile
family home. The present owners have updated the property over the last 10 years, including re-roofing, full electrical rewiring, new uPVC double glazing throughout and a solar hot water system. Situated just outside the small village of Taddiport and only a stone’s throw away from the vibrant market town of Great Torrington, the property is approached via a sweeping driveway lined with camellias, azaleas and rhododendrons. The driveway gives shared access to two other properties, once part of the estate but now no longer within the ownership of Pollards Hill. A light, entrance hall leads into the left wing of the property with a cloakroom adjacent. The living room is a spacious dual aspect room with a multi fuel burning stove, a slate hearth and wonderfully high ceilings. A delightful garden room overlooking the property’s own landscaped gardens joins the living and dining rooms, providing a tranquil space to sit and enjoy the wildlife and fauna. The dining room again is light and airy with high ceilings and alcove storage, leading into the kitchen which has a range of modern wall and base units, an eye level double oven, a separate electric hob and an AGA. There is ample space for a fridge freezer and for a dining table and chairs. The kitchen is a lovely family room. The property also benefits
from a generous utility with two butler sinks, base and wall units and space and plumbing for a washing machine and dishwasher. A fourth dual aspect reception room to the front of the property, currently used as a study, offers a flexible space with wooden flooring and doors leading into both the utility and living room. Completing the ground floor is the boiler room, a side porch with a roof window, doors leading to the front and side of the property and base units with shelving above. The ground floor benefits from ample storage cupboards throughout and two staircases to either wing of the property. On the first floor, the right wing of the property boasts two bedrooms and a spacious bathroom. The master bedroom is a dual aspect space with glorious views over the gardens towards Torrington and benefiting from modern built in wardrobes and alcove shelving. The bathroom is fully fitted with a lovely four piece suite. The second bedroom to the right wing is again a generous double with built-in wardrobes and picturesque views over the garden. A door joins up into the left wing leading into the third bedroom which is a lovely dual aspect room. The fourth bedroom is to the front of the property, and has built-in wardrobes and a wash basin. Another bathroom has a three piece suite.

To the exterior of the property is ample parking for a number of vehicles along with a separate drive giving access to a carport. There is an adjoining workshop with power and light connected and a wood burner along with a further storage shed. To the top of the driveway is a turning circle and small tree-lined paddock with a workshop. One attractive aspect of the property is the outdoor space, as it is surrounded by seven
acres of private gardens. These have been extensively planted and matured to create a haven for wildlife, and have been lovingly landscaped with a variety of colours. Immediately by the house is a stone terrace which overlooks the majority of the terraced gardens. A comprehensive range of rare shrubs and trees extends to create a very diverse garden with a wildlife pond to the north east.
The mature woodlands are a spectacular feature to the property, lying mainly to the north and east of the property .In spring the wood is a carpet of bluebells. There are well cleared pathways which run through the woods allowing accessibility and enjoyment and two streams also run through the woods. Pollards Hill has the best of both worlds: a rural location with local amenities on your doorstep.
Glencraggan, Barnstaple
£420,000 THIS superbly presented, detached chalet bungalow offers versatile accommodation over more than 2,250 square feet of floor space. The property enjoys stunning views over the surrounding countryside and Codden Hill in the distance. Glencraggan is situated in Landkey, which offers a wide range of village amenities including primary schools, a post office, a convenience store and popular pubs. A regular bus service gives access to Barnstaple town centre which offers an excellent range of shops, banks and leisure facilities. The property is approached via a driveway allowing turning space and parking for up to four vehicles. Glencraggan is well presented with mature shrubs and flower beds to either side of the residence. The accommodation is arranged over two floors, with the ground floor benefiting from a large range of spacious and versatile rooms, accessed via an entrance porch opening into a light and airy entrance hall with attractive oak flooring. The modern kitchen has a range of fitted base and wall mounted cupboards and is equipped with an integral oven and a fridge. The breakfast room is a lovely and

bright triple aspect room and benefits from uPVC French doors leading to the rear garden. Single doors lead to a balcony to the rear aspect which enjoys wonderful 180 degree views of the surrounding countryside. A separate garden room has a charming tiled floor and leads to the garden. The living room benefits from two windows to a side aspect and has a lovely fireplace with an attractive slate hearth. Doors lead to the bright conservatory which enjoys the incredible countryside views. The dining room benefits from large patio doors leading to the garden, which create ample opportunity for alfresco dining. Two bedrooms are also found on the ground floor, with one presently utilised as a study. The other bedroom enjoys open countryside views and a fitted wardrobe. A large bathroom with a three piece suite and attractive tiling and a further cloakroom complete the ground floor. Stairs lead to the first floor landing, providing access to two further bedrooms. The master bedroom is one of the best rooms in the house and benefits from a large fitted wardrobe and dresser unit. State-of-the-art Velux windows with a con-
certina door leads to a viewing gallery with a retracting balcony where the countryside views can be enjoyed. The second bedroom also benefits from a fitted wardrobe and has useful eaves storage. The first floor is completed by a large family bathroom with fully tiled walls and a lovely three piece suite. To the exterior of the property is a garage or workshop space with a useful pitched roof allowing for further storage. The property benefits from beautiful gardens, with the main rear garden section laid to lawn for ease of maintenance. An ornate patio to the side of the conservatory allows ample opportunity for enjoying the panoramic countryside views and has a small pond below. Further gardens to the sides of the property benefit from seating areas, sheltered areas and many mature trees, plants and shrubs. To the bottom of the garden is a beautiful trail leading around the garden. Overall the gardens amount to a third of an acre. Glencraggan is a beautiful property in a highly sought after location and makes the most of its incredible North Devon countryside position.

Broad-De, Croyde
SET in the heart of the popular village of Croyde, Broad-De is a beautiful five bedroomed detached house. Spacious, light and welcoming throughout, Broad-De has a contemporary classic feel, with many of its original features retained to offer a luxurious yet comfortable place for families to stay and enjoy a truly relaxing break. Owners, Lil and Dan Pullen from Oxfordshire bought the property seven and a half years ago. “I have many fond childhood memories of special family holidays here in North Devon” said Lil. “It has always been a very special part of the country for me and we both wanted to create those same great memories for our children.” Sleeping ten, Broad-De proudly boasts the space and modern conveniences to facilitate a truly relaxing and welcoming environment for its guests to take time out as a family. Even the dog can bring a friend as the property takes up to two pets. Only a few minutes’ walk from the beach and the village of Croyde, there is plenty nearby to keep everyone entertained, yet the property still feels peaceful and secluded. With a stunning terrace and expansive lawns, Broad-De also enjoys wonderful views over open countryside to the sand dunes and Croyde Bay. provides plenty of opportunity for relaxing ‘al-fresco’ style and enjoying those wonderful views. A stylishly presented, yet cosy living room benefits from a wood burning stove for colder evenings and across the hallway, an additional snug room is equipped with games and toys providing an ideal den for children to play or watch a DVD. In addition to these pleasing facilities, there is also a useful utility room and separate shower/wet room. Upstairs there are five elegantly decorated bedrooms, all served by a stylish modern family bathroom and separate WC. “We really enjoy the space Broad-De offers and often invite family and friends to enjoy a break with us” said Dan Pullen “We love that once we are here we often don’t use the car for days and can simply walk to the beach and everything we need in the village”. Lil adds “As parents ourselves, we understand that getting ready to go away for the family holiday can become a stressful time. We’ve therefore tried to ensure it’s a real home from home experience for our guests by providing all those essential items such as Wi-Fi, a cot and a high chair for a stress free stay”. The Pullen family have always let their holiday home Broad-De through Marsdens Devon Cottages. “For the seven and a half years, we have let Broad-De, we have been really pleased with the number of bookings we have taken” added Lil. “We’ve also found the Braunton team are always very

friendly, professional and knowledgeable of the local area.” Dan added “We have been particularly impressed with the marketing, such as the professional photographs of the property, their easy to use website (www.marsdens.co.uk) and direct mailings to market our property. We would always recommend Marsdens to friends and family who are considering letting their property as a holiday home”. Business Development Manager Gloria O’Connell added “We are delighted to let this wonderful property in such a fantastic location. Holiday cottages in Croyde are always very popular. Throughout the seven and a half years that Dan and Lil have been with us, they have always strived to improve Broad-De, which in turn encourages our guests to return year after year. Their commitment to provide a home-from-home environment is admirable and really does reflect in the amount of bookings BroadDe achieves.” As true testament to this – a guest from Northamptonshire recently commented “The house lived up to its photographs on the internet. Everything we needed was there including beach chairs, wind breaks and sun loungers. The kitchen was fantastic. We loved our stay in the house. Best accommodation we have stayed in Croyde. Thank you” If you are interested in booking Broad-De or are thinking of letting your property as a holiday home, please contact the team at Marsdens on 01271 813777.
The terrace enjoys wonderful views over the open countryside to Croyde Bay.

Yarde Farm, Mortehoe W:17.501mm H:2.988mm
ÂŁ995,000 YARDE Farm is a tastefully modernised period farmhouse with two self-contained annexes incorporating a range of period buildings and fine sea views. Yarde Farm is a beautiful 17th century farmhouse which was carefully renovated in 2008 by the current owners and now combines quality 21st century refinements with many original period features. The main property presents whitened, rendered elevations beneath a slate roof, with period features including a unique turret staircase, deep window sills, oak and slate flagged floors, two open fireplaces and an imposing porch with an arch doorway and original oak beams. At each end of the property are two entirely self-contained but also intercommunicating annexes, or wings, which can either provide a continuation of the accommodation or be kept separate for guests. The property is a ten minute walk from the pretty village of Mortehoe featuring, three pubs, a tea room, a
church and village shops. In the other direction, a walk across the hills to the little village of Lee Bay is rewarding. Easewell Farm is adjacent to Yarde and provides a ninehole golf course and licensed club house. Yarde Farm is perfect for walkers as it is set on the footpath to Lee which is directly linked to the coastal path. The ground floor of Yarde Farm comprises a porch, a wet room, a stylish and comfortable sitting room with an open fireplace, a spacious dining room also with a fireplace, a farmhouse kitchen and a separate utility room. On the first floor are four bedrooms and a modern bathroom with an attractive slate floor and porcelain tiling. The first self-contained annexe is arranged over two floors and incorporates a galleried sitting room, a kitchen and breakfast room a bedroom and a bathroom. This annexe runs off of the same oil fired central heating system as the main house.
At the opposite end of the property is The Linhay which was added in more recent years and presents elevations of stone with brick beneath a slate roof. This annexe incorporates a sitting room, a kitchen/breakfast room, a bedroom and a bathroom and has its own designated secluded courtyard garden as well as an independent electrical heating system. The stylish contemporary interior is built in keeping with the original property with extensive use of oak. To the exterior of Yarde Farm is a beautiful walled courtyard-style front garden, an enclosed rear garden with an upper sun terrace and extensive parking. The property also benefits from a range of outbuildings including a single storey former stone shippon with a slate roof, upon which planning permission exists for conversion to a three bedroom holiday unit. In addition there is an attached office, a double garage and a detached barn as well as two stores.

Newbridge House, Northam NEWBRIDGE House is an exceptional period house in a highly convenient location, with its seven bedrooms and five reception rooms making it suitable for a variety of purposes including a B&B or a small hotel. This fine period residence, with grounds of approximately one acre, was believed to have been constructed in 1820 for the head of the British Forces in India. Over the years the property has had various uses including a school and a hotel. At present this private residence still offers versatility and elegant well-proportioned accommodation. It is stone built with mullioned windows under a slate roof and still retains many of the period features including marble fireplaces, ceiling mouldings, deep skirting boards and door architraves. The property is approached through wrought iron gates and leads to an area of off road parking and turning laid to stone chippings to the front of the property. Off to the side is a garage block consisting of two garages and a further parking area for a boat or caravan. The plot is bordered by a mixture of stone walls, mature hedgerow
and fencing and enjoys a good degree of privacy. The entrance porch with a Gothic-style window opens into a reception hallway with an ornate fireplace, where stairs rise to the first floor landing. Two cloakrooms are accessed from the hallway. A superb dual aspect sitting room with bay windows has a gas fire with an attractive marble surrounds and ceiling mouldings. Patio doors lead out onto the garden. The old hotel bar is utilised as a snug, where decorative carvings and ceiling mouldings still remain. The dining room is a wellproportioned dual aspect room and also features a gas fire with a marble surround. An office room has a window with shutters and access to the cellars which are located under the front of the property and are extremely spacious. The kitchen is a wonderful room, fitted with handmade chestnut units with Cornish marble work surfaces and a ceramic sink unit. The room boasts an attractive ash floor, a glass display cabinet with a further range of storage cupboards and a central island. Appliances include an integ-

Luckenborough, Croyde
Ocean Cottages: 01271 320330 info@ocean-cottages.com
Ruth King visits a spacious luxury holiday home boasting some of the best views in Croyde. Approaching Luckenborough, I was filled with excitement. The house is approached via a long, sweeping driveway with a slight hill, atop which sits a stunning, glass-fronted property. The overwhelming impression of this holiday property is one of style and luxury which continues from the driveway approach to the interior, with every aspect finished to the highest quality. However, as I walked around the rooms, there is also a feeling of great comfort and tranquillity to be found within Luckenborough. Light and spacious, this property comfortably sleeps up to ten people, boasting five double bedrooms all decorated with neutral tones and stylish downlighting. The open plan living space easily accommodates a larger party, but would not feel cavernous if a smaller family were to stay. The stylish and contemporary kitchen is well equipped with electric double oven and built in microwave, induction hob and large
fridge freezer, making it perfect for putting together a delicious and easy holiday meal. The dining table easily seats ten and has steps leading down to the spacious and comfortable living area with large sofas and cuddle chair, flat screen TV with freeview, DVD player & stereo. The open fire is an added bonus for the cooler months. And did I mention the views?! Luckenborough is situated within an elevated position, meaning it makes the most of the wonderful and ever-changing coastal views of the Atlantic Ocean. The principal rooms and the majority of the bedrooms enjoy these stunning scenes, all boasting large picture windows. The neutral and contemporary décor combined with these sea views gives the sense of being right by the sea, even though you are warm and cosy inside. To the front of the property is a large terrace accessed from the living room, with an outdoor table and chairs for 'al-fresco' dining and enjoying the beautiful sunsets over the bay. The master bedroom has access to the terrace and also benefits from a super
king-sized bed, flatscreen TV with freeview plus a modern en suite shower room, making it a truly superior room. Upon visiting, I was struck by the provision for children at Luckenborough. The holiday home is surrounded by an acre of lawned garden, perfect for exploring and playing and if the weather is bad, there is plenty to keep them entertained inside too. As well as this, the property is only a short walk to the centre of Croyde, and ten minutes’ walk from the world-famous surfing beach – perfect for grabbing a lesson. For keen surfers, Luckenborough even has a lockable storage shed to keep your equipment safe and secure when you are out exploring. A shower room is perfect for a post-surf shower, while a further contemporary family bathroom provides ample space for relaxation. Luckenborough combines home comforts with stylish accommodation in a sought after location with incredible views – I don’t think you could ask for more from a holiday home.
