Croyde

The first in our monthly spotlight series focuses on living in sporty Croyde. The lowdown The village of Croyde is situated between Woolacombe and Braunton, near Baggy Point and within an Area of Outstanding Natural Beauty. Its beaches, many restaurants and pubs and picturesque, timeless properties make Croyde a highly sought after location for the second home and holiday market. Only three and a half hours from London, it is firmly on the map for holiday makers, but is also a beautiful place to live – if you can afford it! Average house prices There’s no way around it – Croyde is expensive. In fact, the most expensive house sold in North Devon last year was in Croyde, achieving a huge £2.8 million. Colin Thorne, from Webbers said: “The Croyde market continues to have an appeal which is not exclusively enjoyed by many other parts of North Devon. Add in an eclectic mix of property, a general shortage of available supply and the prospect of owning a home by the sea, and there is the Croyde market!” The cheapest house currently for sale is £285,000 for a two-bed bungalow and four bed detached properties can easily achieve up to £800,000 on the market. Its appeal to the holiday market earmarks many properties for second homes or rentals, with the area popular with buyers from London and the South East and as far away as Singapore, the Bahamas and America. Jane Taylor from taylor underwood said: “It is a niche market and for those buying second homes, the normal rigours of a difficult housing market do not affect their decision to purchase.” The surrounding areas of Braunton, Georgeham and Putsborough can be much cheaper. Average rental prices Holiday lets can easily command a rental price of £3,000 per week which is far out of reach of the vast majority of local tenants. Because of its popularity with holiday makers, long-term lets rarely come on the market. In fact, a quick search online comes up with no properties to let in Croyde. When they do, rental prices can easily reach £1,000 per calendar month for a three-bed property. Schooling There are no schools in the village itself; local children have access to Georgeham Primary School (rated Outstanding by Ofsted), while secondary education is provided by Braunton School and Community College which Ofsted said Requires Improvement.

On Monday to Saturday, there is an hourly bus service to Barnstaple, with a two-hourly frequency on Sundays. Access to the North Devon Link Road (A361) is five miles away, which leads to the M5 motorway 47 miles later. Eating out Always popular in Croyde is The Thatch, serving great pub food and a wide range of drinks. Billy Buds also serves pub food and is

Leisure and arts Croyde is known country-wide for its surfing and is regarded as one of the best beach breaks in the region, if not the UK. Expert surfers love the break for its hollow, fast waves but beware – the beach has lots of rip tides. DEWCOMBE Wells is a detached period home, peacefully situated at the end of a private track hidden in a valley and surrounded by its own land in the shadow of Countisbury Hill, near Lynton.
