THIS large, individual and detached residence is in a quiet and favoured residential location, close to Barnstaple. Approached through private double gates off a no through road, Conifers is set in its own grounds on an elevated site.

Built in 1988, the home was extended by the existing owners about five years ago and offers bright, spacious and versatile accommodation with five bedrooms. It could possibly suit dual occupation and enjoys views over the open countryside towards the sea beyond. The property is within healthy walking distance of the centre of Pilton village, which offers local amenities and a college. Barnstaple town centre is slightly more than a mile away and offers further facilities and transport links. An arched, glazed front door opens into the entrance lobby

which has a quarry tiled floor and coat pegs and in turn leads to a spacious entrance hall with a shower room just off. From the hall, a pair of doors lead through to the dual aspect sitting room which enjoys fine views and has oak flooring throughout. Sliding double doors lead to the front terrace which has a floating electric fire and contemporary wall lights. The playroom is reached via the sitting room and leads in turn to the conservatory which has garden access. Accessed from the playroom and the sitting room is the dining room which also has oak flooring.

A pair of doors lead through to the black and white themed kitchen/breakfast room which incorporates ample base and wall units and a breakfast bar. There is space for an American-style fridge freezer, while fitted appliances include a dishwasher, a double oven, a microwave and a five ring gas hob. French doors lead to the rear garden, while a utility room with further work surfaces and space for appliances is adjacent. At the end of the hallway is a study with integral access to the garage. There is scope to convert the garage into further accommodation, subject to the necessary consents.

Stairs lead up to the galleried landing which has two storage cupboards and provides access to the property’s five bedrooms. The first is a dual aspect room with doors to a balcony, where the best of the views can be enjoyed. The bedroom also benefits from an en suite bathroom with a corner Jacuzzi bath and a massage shower above. All four further bedrooms have built-in bedroom furniture, with the third also having an en suite shower room. A family bathroom completes the accommodation. The property is approached through a double electric gated entrance on pillars topped by

lions. A driveway provides parking and turning for a number of vehicles, while immediately adjacent to the front of the house is a terrace. Steps lead down to a sweeping lawn bounded by borders of mature shrubbery. The garden provides a good deal of seclusion and privacy, and there is also a former timber garage with further storage. The rear garden is mainly laid to lawn and has a terrace. Planning permission exists to extend the property to provide an indoor swimming pool adjacent to the utility area. Conifers is a spacious and modern family home with scope for development, close to many local amenities.

We found Marsdens Devon Cottages to be the best Lynda and Trevor, who have lived in Switzerland for the past 15 years, both fell in love with North Devon when they were first introduced to Croyde by their son who was working as a local surf instructor. “For a number of years, we stayed in rented cottages in Croyde with family and friends. During these holidays, we found Marsdens Devon Cottages to be the best,” said Lynda. “When it came to choosing a letting agency for Hill-

side, Marsdens was the natural decision. We didn’t consider anyone else.” Trevor added: “In getting our property ready for market, the team at Marsdens were always helpful and gave us their experience and guidance which we followed. They are a great team and are very easy to work with. And above all, they understand that we want Hillside to be special and are interested in what we are trying to achieve.” Oliver McCarron, business development manager at Marsdens said: “Marsdens is absolutely thrilled to market this truly unique holiday home. It’s been wonderful to see all the improvements from one visit to the next. We’re delighted to see all the hard work by the family has now paid off in getting Hillside ready to let this summer.” He added: “Along with their commitment to provide such a quality holiday home and Marsden’s marketing expertise, we are proud to report that we have successfully let 100% of the weeks available for rent for Hillside’s first summer.” For more information If you are interested in booking Hillside for next year or are thinking of letting a holiday property, contact the team at Marsdens on 01271 813777 or visit www.marsdens.co.uk

TOMS HILL Lobb › £785,000 Jackson-Stops & Staff: 01271 325153 Trust the local experts

THIS coastal residence has a one-bedroom annexe, a three-bedroom holiday cottage and a large garage with potential for development in a breathtaking, elevated position. Constructed in the 1960s, Toms Hill offers various possibilities and enjoys 180 degree, panoramic sea views. At present, the property consists of a four-bedroom split-level house, with a one-bedroom annexe and a three-bedroom holiday cottage, all in generous grounds. Situated in a peaceful location and surrounded by countryside, the home enjoys views over Braunton Marshes and Burrows to the dramatic

coastline. Combining a rural feel with an accessible location, the heart of Braunton village and Saunton beach are both five minutes away, while there is also easy access to Croyde, Woolacombe, Barnstaple and Exmoor National Park. The front door leads into an entrance porch and in turn a reception hall where stairs lead to the first floor. There is a bathroom with a three piece coloured suite, two bedrooms with sea views and built-in wardrobes and an interconnecting door to the annexe, allowing the properties to be used as one large five-bedroom res-

idence if necessary. Stairs lead to the first floor landing where there is a hatch to the loft space. The sitting room is a light and airy room with a feature fireplace and glazed doors leading out onto the balcony where the views can be enjoyed. The dining room, first and fourth bedrooms also enjoy the views, while the kitchen/breakfast room is fitted with a range of matching wall and base units with appliances. A family bathroom comprising a three piece coloured suite completes the accommodation. From the front elevation, a door gives access to the annexe sitting room/kit-

chen with a kitchenette and a pantry cupboard. There is also a bedroom suite with built-in wardrobes. Saunton View holiday cottage has its own entrance which leads to the sitting/dining room where there are glazed patio doors to enjoy the views. The kitchen/breakfast room comprises a good range of matching wall and base units with work surfaces, and integrated appliances. There are also three bedrooms with en suite shower rooms, with two having built-in wardrobes. Outside, the property is approached by a driveway which is owned by Toms

Hill. There is parking on the right hand side of the driveway and the holiday cottage is to the left. Attached to the holiday cottage is a double garage/ workshop with a kitchen area and a cloakroom inside. This space could offer further potential subject to the necessary consents. From the main access driveway, a spur access leads to the front of Toms Hill where there is ample parking and turning space. The property is surrounded by lawn with some mature plants, trees and shrubs, while to the rear is a steep bank. The gardens and grounds amount to nearly three-quarters of an acre in total.

WHEN it comes to recognising cottages with great holiday letting potential, Marsdens Devon Cottages has the edge. With over 350 VisitEngland graded holiday cottages around North Devon and Exmoor and over 40 years' experience in the holiday lettings market, Marsdens Devon Cottages, which is based in Braunton, promises to help homeowners achieve their goals. Marsdens Devon Cottages makes significant investments in its websites, ensuring that they are compatible with other devices such as tablets and smart phones and that they are also high up on internet searches by using advanced levels of search engine optimisation. Marsdens Devon Cottages uses clever marketing which is tailor-made to each individual property using advanced internet techniques, national and locally based advertising at specific times of year to suit booking trends and increased opening hours to capture calls from potential holidaymakers late in the evening and over the weekends. Business development manager, Oliver McCarron, said: “Our booking record is outstanding and this is not just due to the quality of our properties and the hard work of our local team, but also due to out continual investment in online marketing. “This is clearly shown by the outstanding booking records of properties such as Keepers Cottage – an stunning one bedroom property which is one of our rural Exmoor properties (in Oare, near Lynmouth) which has booked solidly from January 31 to November 3 this year and already has eight weeks reserved for 2016.

SHEARING BARN High Bickington › £599,950 Webbers Fine & Country: 01271 347861

SHEARING Barn is an attractive barn conversion set in gardens and grounds extending to approximately four acres near High Bickington. The property is one of four centred around a communal courtyard forming Boreat Barton and has been sympathetically converted and refurbished throughout, combining character features with the conveniences of modernday living. Uninterrupted views over surrounding countryside are enjoyed, and the property offers a good degree of privacy and seclusion.

Situated close to the village of High Bickington, the home enjoys a peaceful location within rolling countryside. High Bickington has amenities including a primary school, two pubs, a post office, a doctors’ surgery and playing fields. The towns of Torrington, South Molton and Barnstaple are all within easy driving distance and provide further facilities and transport links. The accommodation opens into the sitting room which has triple aspect windows, a feature corner fireplace with a wood burning stove, and an

adjacent cloakroom. A door leads through to the dual aspect dining room which in turn leads to the kitchen/breakfast room, extensively fitted with a range of wall and base units. Integrated appliances include a fridge freezer, a dishwasher and Rangemaster cooker. Adjoining the kitchen is the utility room which has been fitted with a further range of units and has plumbing for a washing machine. A door leads to outside, and steps lead down to the family room/play room which enjoys a beautiful aspect to the front over gardens and

grounds. A further door leads to the study/music room which has access to the garden and the garage. On the first floor is a galleried landing with a vaulted ceiling, which gives access to the master bedroom with a feature stone wall, a Velux window and vaulted ceilings. The room also benefits from an en suite shower room. The second bedroom is also a double room with a vaulted ceiling and has an en suite shower room with a three piece suite. The two further bedrooms also have vaulted ceil-

ings, and all enjoy stunning views over the gardens and open countryside beyond. A family bathroom with a Pshaped bath completes the accommodation. Outside, the property is approached over a private driveway which leads to the communal courtyard. A fivebar gate leads to the private entrance driveway to Shearing Barn, where there is ample parking and turning for numerous vehicles. To the front is a paved patio area, perfect for alfresco dining and enjoying the countryside

views. The gardens and grounds are situated to the rear of the property and offer complete privacy and seclusion. They are predominantly laid to lawn and lead to two ponds, one with island and a floating duck house. There is an orchard, a paddock and an area of hard standing, all amounting to around four acres. Shearing Barn would make a perfect family home with plenty of character, however it could be easily adapted to accommodate a self-contained annexe if required.

Contemporary conservatories It may be nearing the end of summer, but you can still enjoy the outdoor lifestyle from the comfort of your home

I

can’t quite believe I’m saying this, but it’s nearly the end of August already, so it’s reassuring to know that as summer comes to an end, it’s by all means possible to still enjoy the outdoor lifestyle from the comfort of your home with a conservatory.

With many of us enjoying some much needed time off work and a bank holiday weekend coming up at the end of the month, there’s no better time than the present to carry out the necessary updates that will ensure your conservatory looks stylish and can also function to the best of its abilities throughout the year. Here are several hints and tips that I hope will help you on your way. Although the sun may be making the odd appearance now, before you know it you’ll be dusting off your coats and scarves as the temperature begins to drop and the warmer weather will feel like a distant memory. For this reason, it’s really important that your conservatory is well equipped to cope with the colder months of the year, so that it provides a comfortable retreat in which both relaxation and entertaining can take place. Let’s start by looking at flooring in a conservatory. When it comes to choosing the right solution, it is of course a matter of personal taste, but personally, I would recommend opting for porcelain tiles. Hard-wearing and durable, porcelain designs are more affordable than alternative tile materials such as granite or marble and in addition to this, advancements in printing technology mean any pattern, colour or material can be replicated, so you can use them to create a particular theme in your conservatory.

Rattan furniture looks good in a modern or traditional conservatory. Check out the selection at Taylor’s Etc, www.taylorsetc.co.uk, 02920 358 400

When choosing a design, one idea would be to let the current trend for bringing a sense of the outdoors inside inspire you and

Accessorise your conservatory with candles from Designers Guild. Pictured is the Indigo Spice candle, www.designersguild.com, 0207 893 7400 select a wood or stone effect design. If you’re worried that hard flooring might make the room feel a little chilly during the winter, I recommend you consider having underfloor heating installed to solve this problem. Not only will it will enhance the feeling of comfort underfoot, it can also eliminate the need for radiators, which is great news when you’re working with a limited amount of wall space. Please don’t think for a second that installing underfloor heating is going to cause a lot of upheaval as it can be installed easily and in no time at all. Heating specialist Vogue (UK) offers electric underfloor heating complete in one box and it’s also available in a range of different sizes to suit any interior scheme. Once you have these foundations in place, it’s time to consider the décor in relation to how your conservatory is going to be used. As there is an expansive list of ways in which a conservatory can function, it’s important to think about how you plan to use yours during the initial stages of the design process to prevent it from having a haphazard appearance. In many homes, the conservatory is considered a multifunctional living space that’s used when guests come over and for relaxing on a

day-to-day basis, so if this is how you plan on using yours, be sure to invest in furniture and soft furnishings that are resistant to heat and light, to avoid having to re-upholster or replace your chairs, sofas and blinds or curtains because the fabric has faded. Rattan furniture is the perfect solution for conservatories as it won’t fade over time and it also looks fantastic in both contemporary and traditional interiors, so consider purchasing a comfortable sofa, an arm chair and a coffee table, as together they will invite you to sit back and soak up a sense of the outdoors come rain or shine. Next, finish the space with a rug to make the room feel cosy and introduce accessories such as plants, which will bring a sense of the outside indoors and family photos and holiday artefacts to add character. If your home is in need of a dining space, the conservatory also provides the perfect domain for eating and entertaining, so set the scene with a table and chairs in the centre of the room and then dress it to add colour to the room. Add to the mix some lanterns and you’ll have created the perfect ambiance for dinner parties. Lesley Taylor is an interior designer, author and full member of the BIID. www.lesleytaylor.co.uk.
