IN my 36 years in the estate agency business, I have not previously been part of a team which has enjoyed such a successful trading year as the one that has just ended. In fact, our Barnstaple Office broke all previous records and finished 2015 with one of the best turnovers of Stags’ 20 offices. There were many reasons which contributed to this happy position but the main ones include an excellent team, improved market conditions, realistic valuations, quality marketing, good old hard work as well as an element of luck. There also appears to have been a surge of interest in buying properties in North Devon as the firm’s Bideford and South Molton branches also enjoyed a very healthy trading year in 2015. Activity was unseasonably busy in the lead up to Christmas which can probably be explained by the Chancellor’s intention to add an extra 3% Stamp Duty levy, after April 1, to properties purchased as second homes or buy-to-lets. This threat of extra tax has definitely mo-

tivated a number of vendors, with properties likely to appeal to these market sectors, instructing us earlier than they had intended, to find buyers in the limited ‘window’ between the announcement and the deadline as they realise that buyers not only have to be introduced but need time to get through the conveyancing process. Similarly, relevant buyers have ‘come out of the woodwork’ and have been snapping up suitable properties making conditions feel more like spring than winter. Beyond April 1, market conditions continue to revolve around the state of the economy as opposed to season. Economic conditions seem set to remain fairly calm and constant, interest rates are still very low and following on from the results in 2015, which after all was an election year with all the uncertainty that went with it, there now seems room for cautious optimism about the local property market. The traditional ‘hotspots’ of Appledore, Braunton, Croyde, Instow, Saunton, Putsborough and Woolacombe continue to go from strength to strength. Exmoor is ever popular and as the regional centre, Barnstaple and its satellite villages continue to attract local buyers and those from London and the Home Counties in

equal measure. There is evidence of much greater confidence from local and national house builders starting to develop sites which have previously lain dormant for many years and the development of these areas, in themselves, should help to improve the appearance of the local areas in question and may have a positive ‘knock on’ effect to property values. I am often asked where is the most up and coming place to invest in North Devon and the answer has to be Ilfracombe where many ‘brand’ names have arrived in recent years bringing with them considerable investment. So many landmark buildings which had fallen into ruin have now been saved or are due to be improved. Buyers, particularly emanating from London, cannot believe what their money can buy in the town and the whole coastline has benefited from the ‘ripple effect’ which quite literally has washed along from Croyde. There is a similar story at Westward Ho! which has seen substantial investment in recent years and which continues to prosper. Many people are introduced to the natural benefits which North Devon has to offer by watching property orientated television programmes such as Escape To The Country, Fantasy Homes By The Sea. searches in other areas of the West Country but are introduced to our part of the world via our systems. We often deal with buyers, for example, who originally intended to buy in South Devon but find their way North tempted to actually buy better value properties in areas which are arguably less busy and unspoilt compared to their intended initial area of choice. I followed this exact path myself when I left the South East of England 10 years ago. I knew nothing about North Devon but when I drifted here I simply fell in love with the balanced pace of life and natural beauty which the county has to offer. I deal with many clients who originally came from out of the area and when I ask “would you go back?”, the answer is always a resounding “NO”! When property moves, it fuels the local economy because so many trades benefit from changes which buyers want to make after they take possession. I am therefore hopeful that 2016 will turn into another record breaking year not just for Stags but also for local solicitors, builders, electricians, plumbers, carpet fitters, furnishing stores, gardeners and even the tax man collecting all the associated stamp duty and VAT!

TURN UP THE HEAT

No parrot, no pineapple? Shame on you! I fell deep for the brightly coloured birds which were must-have accessories as the temperature rose in decor and designers embraced jungle prints, rich with tropical flora and fauna. Don’t get in a flap if you didn’t catch tropical fever in 2015 though, because it’s still raging. The new collections are filled with beautiful exotic blooms, fruit (pineapples, of course) and birds. Monkeys will be 2016’s favourite creature, which is particularly appropriate because it’s also the Chinese Year of the Monkey.

SUIT YOURSELF Global influences are constantly reflected in interior trends, and the strongest theme to emerge in 2015 was ‘boho chic’. A bohemian-gypsy style – encompassing texture, colour and pieces ‘with a story’ – the style will continue to appeal because it has a ‘go with the flow’ freedom, allowing tastes to wander West or East. Be inspired by holiday destinations and think Indian sari fabrics, Moroccan jewel-rich patterns or Mexican brights (clashing is cool!) to conjure an explorer/traveller atmosphere.

BRING ON BLING

It’s confession time... I’m an interiors magpie and can’t resist something shiny and glittery, so I was utterly delighted by the copper craze, and in 2016 will be following the metal trail to gold. There should be a ‘handle with care’ label on metallics however, as overdosing on them can all too easily tip a setting into tacky territory, but with a careful ‘less is more’ approach, they’re guaranteed to inject glamour and interest. Go full-on with metallic-finish tiles, a high-end choice for kitchens and bathrooms, or simply confine burnished metal to glittering accessories. MONOCHROME MAGIC

Classic, timeless black and white never goes out of fashion, and just as a wardrobe should have at least one LBD (little black dress), in my book, every home can benefit from one room decorated in monochrome. It’s a style that’s surprised even the interiors experts with its enduring popularity over the last few years – but not its fans, already well aware of how versatile it is. For life on the

really dark side, you can opt for drama – a black feature wall or ceiling – or my choice; white walls and black paintwork, complemented by black framed photographic prints. Leave it minimal or dress it up with simple ‘home jewellery‘, like colourful cushions and lamps. Frankly, what’s not to like? RUNNING WILD

My votes for last year’s fun, achievable looks went to ‘country lodge’ – think hunting, shooting, fishing, with wood panelling and stag heads (I have one and still love it) – and its wilder cousin, frontier decor, evoking the Wild West in prairie chic, fur throws, buffalo heads and tribal prints. Nature will still rule in 2016 but looking forward, my advice is: step away from the squirrels and cute creatures! A more formal botanical look’s coming through, which is less cosy and more sophisticated, and those deer heads should be funky and colourful and a little less like true hunting trophies. Alternatively, embrace a luxury lodge look; natural materials from stone to wood and layered faux furs – more grand mountain retreat than cowboy shack.
