LEE Chapel is a fine example of a 19th century Wesleyan Chapel and former school house. Dating back to 1889, Lee Chapel boasts original historical character, but has been sympathetically converted into a contemporary, two storey home. The property is current split into two successful holiday homes, with the chapel accommodating five people and the former school house accommodating two. The property is set on the edge of the peaceful village of
Lee Bay, which offers breathtaking scenery and coastal walks, with a traditional village pub nearby. Lee Bay has a sandy beach, perfect for swimming, canoeing and rock climbing, while the sandy beaches of Woolacombe and Croyde are ten minutes’ drive away. Barnstaple is 12 miles away through scenic countryside. The Chapel opens into an expansive lounge which boasts character features including a large stained glass window
and a wood burner. The kitchen/dining room has large, ornate windows and is fitted with matching units with under counter storage. The first floor is reached via two sets of stairs at either end of the chapel which lead to two galleried landings. The master bedroom area has a galleried bedroom and is flooded with light from the stained glass windows. A further double room and a single room both have Velux windows, while the family bathroom has a match-
ing suite. The Chapel and the School House are connected via a utility hallway which could be amended to reconnect the two to create a large family home. The room has subtle storage units and plumbing and storage for white goods. The School House has an open plan lounge/kitchen/ diner which is a spacious room with fitted kitchen units and under counter space. An inglenook fireplace with a wood burner gives the space a
homely feel. The bedroom is set within the eaves and is a generous double room, benefiting from an en suite bathroom with a matching white suite. The properties have a communal entrance and a garden to the front, while each has a
private garden to the side of either property. There is a further quarter of an acre of land which is currently wild, but could be utilised. Lee Chapel is a historic home in a sought after, picturesque village, with great income potential.
LINTON FARM Welcombe › £985,000 Webbers Fine & Country: 01237 472344 LINTON Farm is an attractive, 17th century character farmhouse with a separate cottage and a stone barn in more than an acre of land in Welcombe. The eight-bedroom property has been significantly rebuilt, restored and extended and is suitable for a variety of lifestyles including a family home, a dual occupancy residence or as a holiday let. The main farmhouse has recently undergone a major eco renovation to create a fully breathable building using traditional materials and natural technology. A small amount of cosmetic work is required to complete this project. The design of the home has incorporated breathable materials to create a hypoallergenic home. The property is relatively energy efficient due to the use of cork render, double and triple glazed windows, and photovoltaic panels to lower energy bills which are estimated to generate £1,600 a year. The home is close to the dramatic coastline and has distant sea views. It is situated within the sought after village of Welcombe, close to the North Devon and Cornwall border. Welcombe is a popular surfing spot and has access to the South West Coast Path. There is a farm shop, a small pottery, a church and a village hall. Bideford is 19 miles away and Bude is 12 miles away, both having further amenities. The flexible accommodation could be easily split into a three-bedroom and a four-bedroom home with separate en-
trances, as doors on either floor can be closed off. At the front of the home is an entrance hall which leads to a room currently fitted with kitchen units, but could alternatively be used as a bedroom. A bookcase opens to a secret passage which leads to a family room with oak flooring, builtin storage cabinets and a door to the garden. A sliding door leads to the spacious kitchen which has attractive slate flooring. It is blank for the buyer to put their own mark on it.
The main living room boasts underfloor heating and fireplaces at either end, one with a wood burning stove. From the living room is a bedroom/ study with an en suite wet room. These two rooms are perfectly suited for a dependant relative. A garden room with doors out to a decked terrace, and a utility room complete the ground floor accommodation. A bespoke oak and glass staircase leads upstairs to the master bedroom which enjoys far reaching sea views, a vaul-
ted ceiling and an en suite shower room. There are two more bedrooms and a family bathroom. A secret door leads from one bedroom to a further landing, where three more bedrooms, one with an en suite bathroom, can be found. There is also another family bathroom and a staircase leading back down to the entrance hall. Linton Farm sits within oneand-three-quarters of an acre of grounds, including landscaped gardens with secluded patios, lawns and terraces. A
trained willow hedge with an arch separates the two potential properties if dually occupied. At the front of the property is a gravelled parking area for numerous vehicles. A large stone barn is currently used as a garage/workshop but has design drawings for possible development into a single storey barn conversion (subject to the necessary consents). Behind the main house is a stone built, two storey granary building with consent for hol-
iday letting, which will provide an income. Alternatively, it could provide ancillary accommodation to the main house, subject to a change in consent. There is also another stone barn with scope for conversion. Also within the grounds is a one acre paddock with its own road access, a natural hedge boundary and splendid views. Linton Farm is a modern home with charming features, gardens and views, as well as potential for further development.

EDITOR’S PICK ›Amberleigh House, Berrynarbor
AMBERLEIGH House is an individual, detached, character home with breathtaking sea views in Berrynarbor. Amberleigh House dates back to the 1930s but was extended, remodelled and refreshed six years ago by the current owner. All principal rooms of the threebedroom house enjoy coast and country views, so much so that the property was utilised by Channel 4 to film shots of Combe Martin’s cliffs for Penelope Keith’s Hidden Villages. The stylish accommodation, which oozes luxury, is bright and spacious, and the home benefits from having a sun terrace and a natural amphitheatre outside.
Enjoying an elevated position facing east, the property has views over Combe Martin Bay towards the Hangman Hills. Berrynarbor village centre is five minutes’ drive away and offers a post office, an inn, tearooms, a church and a primary school. Ilfracombe, less than five miles away, has further amenities. The accommodation opens into an entrance lobby with marble effect flooring, which leads through to the entrance hall with a cloakroom adjacent. The dining/family/music room is a triple aspect room with oak flooring and a contemporary, electric fire. A door leads to the garden and French doors lead to the covered ter-
race, perfect for alfresco dining and entertaining. The kitchen/breakfast room has an attractive bow window with French doors allowing views over the garden and to the sea beyond. The kitchen is fitted with wood effect units and roll edged work surfaces, with a matching central island. Fitted appliances include a dishwasher, an electric and gas range, a wine fridge and a waste disposal unit. There is also a larder cupboard, while the whole room benefits from having underfloor heating. The fourth bedroom with an en suite bathroom is perfect for a guest or a dependant relative. The bedroom has oak flooring and its own door to outside.
On the first floor is a galleried landing leading to the bright, triple aspect sitting room. French doors lead to a Juliet balcony, where the wonderful views can be enjoyed. A brick fireplace with a multi fuel burner gives the room a homely feel. The first bedroom also has French doors leading to a Juliet balcony, as well as fitted wardrobes and an en suite shower room fitted with a massage shower unit. The second and third bedrooms have aspects to the rear garden, and are served by a family bathroom with a Jacuzzi bath. The property is approached via three separate access gates at lower, middle and upper levels. At the middle
level is a drive which provides a parking and turning space and leads to a double detached garage. A sun deck is above the garage and is in the sun all day. The property’s gardens are attractively landscaped and stocked with specimen trees and shrubs. Sun terraces are strategically placed around the grounds and follow the sun. There are also water features, a pergola, and a rustic pathway leading up to The Crow’s Nest, where the finest view of all can be enjoyed. Amberleigh House is a stylish and spacious home with the accommodation designed to make the most of its wonderful location. £895,000, Stags: 01271 322833

A calming influence If you want your home to be a peaceful retreat from a hectic world, here’s how to go about it
I
n the fast-paced world we live in today, the vast majority of us are constantly on the go, so it’s no surprise that when it comes to our homes, we’re increasingly looking to create interior schemes that feel calm and relaxing, providing an escape from the stresses and strains of our daily lives. This week, I want to give you several tips on how you can transform your home into a serene haven. First thing’s first, when creating this type of interior, it’s important to opt for a colour scheme that will ensure the space feels peaceful and comforting. If I was to ask you to imagine the natural world, it’s likely that the picture you’ll have in your head will evoke these feelings, so be sure to use this image as inspiration when making decisions. Neutral tones, which are so often inspired by nature are the perfect solution for transforming your home into a calm retreat because they convey an organic setting and as such, have the ability to transport us to the type of far-away destination where they only noise that can be heard is the trickling of the stream in which you’re dipping your feet. If you’re now thinking to yourself, “okay, I may not want to introduce bright, bold colours
into my home, but that doesn’t mean I want it to look bland and boring,” I assure you that some of the most beautiful design schemes I’ve ever seen have been composed primarily of pale and neutral tones. Take Scandinavian interiors, for example; the colours typically associated with this style such as pale, muted shades of blue and grey, along with white and cream, are all considered neutrals and each of these colours has a calming effect on an interior setting. Also, because they’re from the neutral colour palette, colours like this provide plenty of versatility which means they can be used in conjunction with one another. This invites you to add interest to a scheme with colour variation which certainly won’t result in a scheme that lacks personality. Soft furnishings also play a key part when creating a calming interior scheme as they provide a way of adding texture and warmth to a space, but also bring a feeling of added comfort too, so introduce natural fibres like wool, silk and cotton via items such as scatter cushions and a plush rug. Then, when it comes to the larger pieces of furniture, partner these natural materials with distressed or bleached wooden pieces to create a relaxed atmosphere with plenty of character.
You’ll be pleased to know that not only are there lots of different textures out there that can be used to create a calm interior, but that it is by all means possible to introduce pattern into this type of setting too, so long as you are clever in your choices. Firstly, be sure to follow the approach of ‘less is more’ and introduce pattern sparingly via a feature wall or via the use of soft furnishings and accessories. Also, be mindful of the type of pattern you choose. For example, although visually stunning, bold geometric prints are introduced into schemes to make an impact, in order to create a soothing ambiance you’ll want to choose something that’s more subtle. Be inspired by The Baked Tile Company’s Faded Motif tiles. Featuring an intricate pattern, the understated design of this tile adds detail to space without being too overpowering. As long as you stick to these guidelines and keep the overall look simple, refraining from getting carried away with too many different textures, patterns and colours, the end result is sure to be a space that will provide you with the comfort and calmness you deserve. PATCHOLE MANOR Patchole › £795,000 Stags: 01271 322833
THIS period former manor house has a self-contained annexe within fourand-a-half acres of land in Patchole. The elegant manor house has been sympathetically restored and combines many original features with contemporary, quality refinements. The accommodation boasts four en suite bedrooms. The Old Dairy, the annexe, is an undoubted feature and could be selfcontained or intercommunicate with the main house. Suitable for a variety uses, it also has its own beautiful, private garden.
Set within more than four acres of land, including pasture, the property is only a short distance from the boundary of Exmoor National Park. Patchole is a timeless hamlet within Kentisbury Parish, which has its own church, primary school, village hall, post office and service station. It is only six miles from the coast at Combe Martin, and nine miles away from Barnstaple, with a further range of amenities. The main house opens into a spacious entrance hall with a traditional tiled floor and an elegant turned stair-
case. The graceful drawing room and the large dining room both feature a bay window and a stone fireplace with a wood burning stove. The games room also has a stone fireplace and French doors leading to the garden. The country kitchen/breakfast room has a slate floor, solid granite work surfaces, and a half vaulted ceiling giving the room a light and airy feel. It is fitted with all the usual appliances and has a central island and French doors to the courtyard. A rear hallway with flagstone flooring leads to a cloakroom, a boiler
room, a larder and a store room. On the first floor, the spacious landing provides access to four en suite bedrooms, one with its own dressing room. Two of the en suite bathrooms boast cast iron, ball and claw footed baths. Access to the Old Dairy is via its kitchen/dining room which has a lovely vaulted and beamed ceiling and is fitted with all the usual appliances. Double French doors lead to a private garden. There is also a sitting room with a feature fireplace, a cloakroom/ utility room, a boiler house and two
bedrooms, connected via an en suite wet room. The property is approached by a sweeping, gravelled driveway which is bounded by attractive stone walls. There is planning consent to construct a double garage to the right of the main entrance gate. Surrounding the property are areas of level lawn with well stocked beds and borders, a small orchard and a courtyard. Patchole Manor is a grand, period home with versatile accommodation and charming features.

OLD POTTERY HOUSE Bickington › £825,000 Jackson-Stops & Staff: 01271 325153 SITUATED in rural surroundings but close to Barnstaple town centre is Old Pottery House, a stunning detached residence with an indoor heated pool. The four-bedroom property is located on the outskirts of Bickington, enjoying close proximity to the River Taw, Fremington Quay and the Tarka Trail. Barnstaple is only two miles away and has many amenities. Old Pottery House enjoys light and modern accommodation blended with the character of a 300-year-old cottage. It is understood that a pottery was on the site from the early 19th century to the early 20th century. The sitting room is the oldest section of the property and boasts many period features. The home has been the subject of much expenditure by the current owners and also benefits from energy saving devices including photovoltaic panels and solar thermal heating which helps heat the swimming pool. The accommodation is entered via double doors which lead into the reception hall with a utility room just off. The living area is an undoubted feature of the property and spans the rear of the property. Bi-folding doors give access to the garden and bring the outdoors in. This room is currently used as a kitchen/breakfast room with a living and dining area and benefits from underfloor heating. The dining area enjoys a dual aspect and has exposed ceiling beams. Steps lead down to the living area which has a large atrium flooding the room with light. The kitchen/breakfast area also has bi-folding doors leading out onto the garden. The kitchen area has been excellently appointed with a range of matching units, work surfaces and a breakfast bar. The range of integrated appliances includes two ovens, a five-
ring induction hob, a fridge, a freezer and a dishwasher. There is also space for a built-in television. Oak doors lead through to the older part of the home. The sitting room was likely to have been several rooms in the past, with three brick chimney breasts. French doors lead to the front garden. An inner hallway provides access to the pool room and has a cloakroom off. The pool room enjoys a quadruple aspect and has bi-folding doors leading to the front elevation. It houses a heated swimming pool with a tiled surround. An adjacent boiler room houses the controls and heating for
the pool along with solar PV and solar thermal controls which provide electricity to the grid. A shower room and sauna are adjacent. The galleried first floor landing has Velux windows, exposed beams and built-in storage. Steps lead to the master suite which could be used for dependent relatives or dual family occupation. The suite comprises a reception room with glazed patio doors leading to the balcony, a study and a dual aspect bedroom with countryside views and a walk-in wardrobe. An en suite bathroom is a luxurious room with a large walk-in shower
cubicle and a bath with feature tiling. The second bedroom is also a dual aspect room enjoying underfloor heating and countryside views. The en suite bathroom is partially open to the bedroom and has a double shower cubicle. Two further bedrooms are found on the first floor, as well as a family bathroom with a Jacuzzi bath. The property is approached through electric gates with an intercom entry system giving the house privacy. A brick paved driveway sweeps around to the rear of the property and turns into a gravelled parking area in front of the garage. There
is also a range of timber buildings and a chicken house. To the rear of the home is a terrace with a feature tiered fish pond. There are various areas of the garden that have been laid to lawn, as well as a hot tub and a further decking area. To the rear of the garden is a wildflower meadow, a vegetable garden and a greenhouse. The gardens amount to just more than three quarters of an acre. Old Pottery House is a highly unusual home with versatile accommodation, beautiful gardens and great leisure provision in a popular but peaceful location.
