LOWER Aylescott Farmhouse is a detached, grade two listed farmhouse surrounded by more than 13 acres of land in a tranquil valley. The handsome period home dates back to 1606 and has many architectural features still in evidence, including open fireplaces, exposed timbers and a long drop toilet. However, the home also boasts many eco-friendly features included 22 photovoltaic panels, the installation of a water harvester system and the replacement of 30 radiators in the home. The five-bedroom accommodation is well suited to dual occupation and could be adapted to provide a one or two storey annexe for a dependant relative or guests. Lower Aylescott Farmhouse is situated in an idyllic position enjoying southerly views over a peaceful valley.

It is a mile from West Down which has a church, a primary school, a village shop and an inn. Barnstaple is nine miles distant while the North Devon coastline including Woolacombe, Croyde and Putsborough is less than six miles away. The accommodation opens into an entrance hall which has an impressive flagstone floor and timber seats. The reception hall has a magnificent beamed ceiling and leads to the drawing room which also has exposed ceiling beams as well as a large inglenook fireplace. French windows give glorious southerly views over the valley. The dining room has beautiful oak panelling which surrounds a fireplace, as well as exposed ceiling beams. The farmhouse kitchen/ breakfast room has a tiled floor and an attractive range of painted cupboards and drawers, with beech worktops

over. Appliances include a dual range and a built-in fridge, while there is space and plumbing for a dishwasher. The kitchen is open to the galleried landing above, and benefits from having a larder cupboard. The utility room has been newly fitted with a range of oak effect work surfaces and has space and plumbing for a washing machine. Tiled flooring with under floor heating runs through to the cloakroom, and boiler room. A door from the kitchen leads to the north wing of the home via a covered way, where there is a second kitchen and study/office with a large inglenook fireplace. To the eastern end of the landing is the original long drop toilet with a timber seat. The landing also boasts a minstrel’s gallery which overlooks the kitchen below. At the west end of

the landing is a widened area, perfect for a study. The master suite comprises a bedroom with a cast iron fireplace and superb views; a spacious en suite shower room with a large walk-in shower cubicle, and a dressing room with a range of fitted wardrobes. The second bedroom has a range of fitted wardrobes and a dressing room off. The fourth bedroom has a connecting door through to the fifth bedroom which is open to the eaves and as an ornamental fireplace. The family bathroom which has been newly fitted with a contemporary suite, including a P-shaped panelled bath completes the accommodation. The main access driveway to the farmhouse is initially shared with a neighbouring holiday complex. Then a pair of pillared gates lead into a

generous parking and turning area, where there is space for the erection of garaging, subject to the necessary consents. Nearest the house is an extensive sun terrace with a lawn in front. One undoubted feature of the property is the mature gardens surrounding the house which comprise a number of terraced areas for enjoying the views. The terraces adjoin sweeping lawns with mature trees and shrubs, with steps leading to an all-weather tennis court, in need of some improvement. Within the garden is an orchard with 20 fruit trees, a barn which could be adapted, a pond and an eight acre field, and a large paddock which has become a plantation of 1,100 trees and shrubs. Lower Aylescott Farmhouse combines period features with modern refinements in a rural setting.

EDITOR’S PICK ›The Old Rectory, Challacombe THE Old Rectory is an immaculately presented, historic home in a peaceful Exmoor valley, with frontage onto the River Bray in Challacombe. The Old Rectory has a long history and was mentioned in a 16th century book “Exmoor Memoirs”. It was then extended in the mid-19thcentury, confirmed by a plaque above the front porch. The handsome house has been meticulously restored using the best materials to create a comfortable country home with modern energy saving features. A stone barn adjacent to the main property has planning permission to be linked to the main house via an orangery. The property sits in more than 15 acres of land. The home occupies a peaceful and well-chosen setting in an unspoilt Exmoor valley close to Challacombe, which boasts an award-winning inn, a church and a post office/ general store. The Old Rectory is conveniently situated close to Barnstaple, the surfing beaches of Croyde, Saunton and Woolacombe, and Exmoor National Park. The accommodation is entered via an arched porch bearing the date plaque of 1843. A fine oak door leads into the entrance hall which has an attractive oak floor, a double arch, an original ceiling rose and a staircase leading to the first floor. Originally two rooms, the double drawing room is beautifully proportioned. It boasts two fireplaces with carved stone mantelpieces, both with wood burning stoves. French doors lead onto the veranda and allow for the enjoyment of glorious views. A refectory style dining room has old oak floors with pit-sawn timbers. A door leads up to the kitchen which has been beautifully fitted with natural oak furniture and granite surfaces. The kitchen is centred around an island which has a granite top. Appliances include an Aga set within an original fireplace, a four-ring gas hob, and a larder refrigerator. French doors open out onto the courtyard. The snug has a stone lined fireplace with a wood burning stove. From the kitchen, steps lead down to the cloakroom, the dairy which could be used as a cold store and a rear hallway with a recessed cloaks area.

A mezzanine landing has a pretty window and built-in airing cupboards. It leads to a family bathroom which has been superbly fitted with marble tiles and boasts a copper freestanding bath. The guest bedroom enjoys wonderful views and is fitted with a stone wash basin. The principal landing leads to the principal bedroom which has a dual aspect, deep sills, window seats and drawers. The en suite bathroom has two round stone wash basins, a panelled bath and a stone floor. Three further bedrooms and a bathroom are on the first floor.

On the second floor is a beautifully light studio/bedroom which is Lshaped and has two fitted desks. A door leads into the en suite cloakroom which boasts a travertine bowl wash basin and a heated towel rail. The principal stone barn lies adjacent to the main house and has planning permission to link it to the main house. Within the barn is a games area, a galleried gym/studio, a kitchen and a shower room. Further steps lead up to a studio with a glazed screen overlooking the gym. A lockable tack room has an original Victorian stall panel and a lockable water

treatment room, as well as a tool/store room. In an adjoining barn is a boiler room with a wood chip hopper. A garage has double doors and a mezzanine storage area. There is a further garage, an implement store, stable buildings and a feed store. Below the stable yard is a paddock and an orchard. The property is shielded from the lane by a number of beech trees and canopies of rhododendrons and azaleas. The drive leads down to the house and provides ample parking. Level lawns stretch out to the south

and slope down towards the river. A stepped path leads to a stream and a waterfall. A terrace lies between the main house and the barn and is an excellent place to enjoy the views. Within the rest of the grounds is a paddock, four fields, a small shingle beach, and a stream. The land is well suited for keeping horses and amounts to 15.8 acres in total. The Old Rectory is a grand and historic home with highly spacious accommodation in a fantastic countryside setting. £1,250,000 Jackson-Stops & Staff: 01271 325153

Why tiles are miles better

Bathrooms needn’t be stark or minimalist. Tiles are a great way of giving them character

W

hen it comes to designing a bathroom, current interior trends are encouraging us to be more creative with our choices and move away from the stark, minimalist bathrooms once associated with contemporary design. In fact, with more and more of us looking to create the kind of space that you’d expect to find in a luxury spa or boutique hotel, it’s only natural that we are looking for clever and inventive way to give a bathroom the personality it deserves. Tiles have long been embraced throughout the home, not just because they’re extremely practical, but because they have the ability to enhance a space aesthetically, adding beauty and a sense of individuality to any room in the home. As an interior designer who has been in the industry for more years than I care to divulge, it’s great to see that decorative tile designs are making a comeback, as they have the ability to really make a big impression, especially in the bathroom. With many modern day bathrooms following a white or neutral colour scheme, there is no better time to show you how you can use tiles to introduce the latest interior trends into your bathroom.

ADDING CHARACTER: The Baked Tile Company’s Chelsea tiles (Chelsea Natural Décor, Chelsea Natural Border and Chelsea Natural Corner) from the London collection; and The Baked Tile Company’s Natural Plain tile in black, www.bakedtiles.co.uk, 02920 358 409

Recent advancements in technology mean it is now possible to print photo-realistic imagery onto materials such as porcelain to create tile designs in just about any pattern, colour and texture imaginable. Providing a hardwearing

solution that’s easy to clean and is also suitable for use on walls as well as floors, porcelain tiles are the ideal solution for modern day bathrooms. Not only do they allow for plenty of creativity to produce any look, they also enable homeowners to create a bathroom scheme that feels really unique and reflects their personality. A key bathroom trend for 2015, incorporating a tiled feature wall into a bathroom scheme to add interest or highlight a specific area of the room is proving extremely popular at the moment. In the same way that wallpaper can be used to give a space a particular feel, tiles provide the versatility to create just about any theme you want in the bathroom, as well as being suitable for high moisture areas. The same rules apply in the bathroom as in any other room in the home; you can be as bold or as subtle as you like. In a bathroom where there’s plenty of space available, you can afford to opt for a tile design that will grab the attention of anyone entering the space and use it across a larger area. However, in a bathroom where there’s a limited amount of space available, it’s best to be a little more conservative and opt for a more subtle design that will make an impression without making the room feel closed-in. Iridescent mosaic tiles are the ideal solution for smaller spaces as they draw in extra light and reflect it around the room. If a feature wall doesn’t take your fancy, injecting personality into a bathroom design scheme with interesting flooring creates just as much of an impact. Perfect for bathrooms where

there are no obvious walls to transform into a focal point, feature floors look fantastic and won’t overpower a space. With geometric shapes another big bathroom trend for 2015, a feature floor made up of hexagon-shaped tiles would certainly make a statement. If you don’t want to bring colour into your bathroom, juxtaposing white against black, or grey for a softer take on the trend and creating a monochrome style bathroom with hexagon tiles would also look fantastic. The monochrome look is being incorporated into an increasing number of traditional and contemporary bathrooms nowadays because it is such a versatile colour palette to work with, and encourages the introduction of additional colours, pattern and textures. In fact, the possibilities are endless with this style, so whether you want to incorporate geometrics or plan to work with a traditional tile design to create an eclectic style, you’ll be spoilt for choice when shopping around. Another theme taking the interiors world by storm is embracing the best elements of the outdoors in the bathroom to create a botanical feel that’s reminiscent of a spa-setting. Introducing porcelain tiles, which have a natural appearance and replicate materials such as wood or stone, is a great way of achieving a sanctuary in the bathroom. Not only do the tiles look incredibly realistic and feature all the benefits of porcelain, they will also add warmth to the space and create the calming and tranquil ambience so many of us desire. What’s great about this trend is that it offers the same versatility you get with the monochrome theme in the sense that it’s also possible to use natural materials alongside other interior trends, such as geometrics. Hexagon wood effect tiles for example, will add a quirky touch to a bathroom scheme, whether used on walls, or on the floor. Lesley Taylor is an interior designer, author and full member of the BIID. www.lesleytaylor.co.uk

KENTISBURY MILL Kentisbury › £599,950 Webbers Fine & Country: 01271 347861 THIS former mill house is currently run as a successful bed and breakfast business but would be well suited as a private home. Located on the Exmoor National Park boundary, the sixbedroom property is set in two acres of well-tended gardens and grounds. Dating back to 1750, Kentisbury Mill has been recently extended and thoroughly restored, with re-wiring, re-plumbing and rerendering, and a new roof. Oil fired central heating is throughout and double glazed windows are in a style sympathetic to the building. The property is located virtually on the Exmoor National Park boundary, north of Kentisbury Ford and south east of Combe Martin. The moorland is within easy reach and offers breathtaking walks. Barnstaple lies 10 miles to the south and provides excellent facilities. The accommodation is arranged over two floors. On the ground floor is a well-equipped kitchen/breakfast room with an attractive slate and tiled floor and a range of handmade pine units. There is a four-oven Aga and two Belfast sinks. Three reception rooms are found on the ground floor – two with multi-fuel stoves and one perfectly suited as a guest sitting room. There is also a cloakroom, an office/study and a laundry/utility room with a walk-in larder. The first floor accommodation is accessed via two staircases. The first gives access to

the master suite, comprising a spacious bedroom and a wellequipped en suite bathroom with a Jacuzzi bath. This would make perfect owner accommodation if the property was used as a bed and breakfast business.

Approached from the main landing are five additional bedrooms, each with a modern en suite shower room. The gardens of Kentisbury Mill extend to almost two acres and are an undoubted feature of the property. The house en-

joys seclusion and views over the gardens which include sloping areas of lawn with ornamental trees, shrubs and flowerbeds. The lower part of the garden includes a pond with a pumped waterfall, a small island, a duck house and

a bridge. A stream runs nearby. To the front of the house is a large parking/turning area and a garage suitable for four cars. There is also a vegetable garden, a greenhouse, a timber outbuilding and a small stone

barn which could be converted subject to the necessary consents. Kentisbury Mill is a versatile and spacious home in lovely gardens and is well suited for a lucrative bed and breakfast business.

FOLLY HOUSE Bideford › £665,000 Stags: 01237 425030

FOLLY House is a Victorian, detached home in a private position close to the market town of Bideford. Reputedly constructed in the 1900s, Folly House presents elevations of cream Marland brick beneath a slate tiled roof. Inside is spacious and versatile accommodation over three floors and with seven bedrooms, which would suit dual occupation, a home/income use or as a grand principal

residence. Folly House is situated within three quarters of an acre of land, enjoying stunning countryside views. The home is in a quiet, residential location on the edge of Bideford which offers many amenities including shops, restaurants, healthcare and schooling. The accommodation is entered via a covered entrance vestibule which overlooks the gardens. The entrance hall

leads to an impressive hallway where a solid oak staircase gives access to the first floor. On the ground floor is a sitting room leading into a recently constructed conservatory, a dining room and a breakfast room. The kitchen has been extensively fitted with a range of wall and floor units with roll top work surfaces. There is also an electric Aga. Another internal hallway

leads to the utility room, a study or eighth bedroom, and a separate cloakroom and wet room. These rooms have an external door and are therefore ideally situated to create an annexe for a dependent relative, subject to the necessary consents. The grand staircase rises to the first floor landing which gives access to three double bedrooms, one with an en suite bathroom. There is also a

shower room and a large family bathroom with a roll top bath and a feature Victorian fireplace. On the second floor are four further bedrooms with the seventh having an en suite bathroom. Another bathroom completes the accommodation. Folly House is approached via its own private sweeping driveway. There is ample parking and turning space outside

the property as well as a detached double garage. The property sits centrally within its grounds which are mainly laid to lawn and a landscaped rear garden including fruit trees, shrubs, flower beds, a patio area and a pond with a water feature. There are also several sheds and a stone tool shed. Folly House is a peaceful and private home with versatile accommodation.
