THE Rocks Hotel is a truly unusual property, with ten high quality bedrooms in the hotel; a rental apartment, and generous owner accommodation all with sea views over Woolacombe’s beach. The hotel is successful as a profitable family business and has the benefit of a recently added 50s-style restaurant. The hotel has won a TripAdvisor Certificate of Excellence in 2014. There is also the benefit of planning permission for seven residential apartments. In the eight years that the Edwardian property has been occupied by the current owners, a significant amount of investment has gone into the property, including plumbing, electrics and window upgrades. The property is mostly
triple or double glazed with gas central heating throughout. The Rocks Hotel is situated in the heart of Woolacombe and very close to the beach which has won several awards – drawing a high number of tourists to the location every year. The ground floor accommodation opens into an entrance hallway where steps lead to the first floor. The lounge has a bay window to the front elevation. Doors lead to an office with a separate cloakroom.
Roxy’s Diner is the name of the fully fitted restaurant which has enjoyed success as a 50s diner. There is a fully fitted commercial kitchen which has an eight-burner gas hob and a multi oven as well as extensive work surfaces, shelving and a double sink. A hallway leads to the first floor where all the hotel accommodation is found. All the bedrooms have been decorated to a high standard with a mixture of wallpaper and paintwork. TV, and tea and coffee
facilities are found in all the rooms, and each room also benefits from having a high quality en suite bathroom. Out of the ten rooms, seven are double rooms and three are twin rooms. All rear rooms enjoy sea views and rooms four and five, and nine and ten can be combined to create two family suites. On the lower ground floor, the owner accommodation and a self-contained apartment can be found. The owner accommodation
comprises a bathroom with a Jacuzzi bath; two double bedrooms, one with access to a decked area outside; a laundry room and an open plan lounge/ kitchen. The self-contained apartment would be suitable as a living area for the owner too, or as an annexe or a property to let. The immaculate accommodation comprises an open plan lounge/kitchen and two bedrooms – one double with an en suite shower room, and one
twin. Outside the property, extensive parking is provided for all rooms. There is a garage which is used for storage, a surfboard store, and an outside shower. A raised decking area is above the garage and has a large storage shed. There is also planning permission to provide seven residential one and two-bedroom apartments which if completed, would further add to the income potential of this lucrative business opportunity.

EDITOR’S PICK ›Nutcombe Farm, Combe Martin NUTCOMBE Farm is a beautiful Georgian farmhouse on the fringes of Exmoor National Park, with three high quality holiday cottages in just less than six acres of land. The stunning residence sits in a sheltered valley and enjoys far reaching southerly views across open countryside. The property is privately situated and is less than two miles from the coastal village of Combe Martin. Exmoor offers a wealth of country pursuits including hunting, shooting, fishing and an array of diverse walks while Combe Martin has a range of amenities including local shops, pubs and restaurants. Nutcombe Farm boasts elegant and well-proportioned accommodation typical of the Georgian era and overlooks its own grounds. The property is equally as impressive outside, with three holiday cottages that have been converted by the current owner to a very high standard. The holiday homes also enjoying the southerly views and provide a good income. Two further stone barns have been converted to provide additional facilities to the property including a detached studio and a further games room. The barns offer further potential for conversion, subject to any necessary consents. Nutcombe Farm opens into a reception hall where stairs with original balustrading rise to the first floor landing. The drawing room has a window to the front elevation with attractive shutters and benefits from countryside views. A wood burning stove with a timber mantle gives the room a focal point. The kitchen/dining room is a stunning dual aspect room which enjoys fine views over the valley. It benefits from oak and slate flooring and an ornate fireplace as well as an excellent range of wall and base units. There are many integrated appliances as well as a triple Aga set into the chimney recess. Other ground floor rooms include an orangery which enjoys fine valley views; a utility room with further appliance space; a cloakroom and a dual aspect study. The first floor landing has beautiful exposed floorboards and gives access to the property’s four bedrooms. The first and second bedrooms enjoy or-
nate fireplaces and built-in wardrobes while the third and fourth bedrooms have windows to the rear elevation. The first floor is completed by a shower room with a window seat enjoying fine views over the front elevation, and a family bathroom with a roll top, claw footed bath. The three holiday cottages are situated to the rear of the farmhouse and have separate access for vehicles. All three cottages have been converted to an extremely high standard with the use of natural materials. All enjoy southerly views over the surrounding countryside and have reverse level
accommodation to make the most of the views. Nutcombe Cottage is a detached two-bedroom cottage with a shower room; The Cider House is a semidetached two-bedroom barn conversion with two en suites; and Nutcombe Barn is a three-bedroom, three en suite semi-detached cottage. There is an interconnecting door between the Cider House and Nutcombe Barn, which means that the property could be let as a large five bedroom property, if required. Nutcombe Farm is approached over a long driveway which splits and leads
to two parking areas. To the rear of the farmhouse is a detached stone barn, known as The Pump House, which offers potential as a games room or home office. There is also a further two storey detached barn, which is partially converted, and currently provides additional space for the holiday cottages or a studio / games room. Also accessed off the same courtyard is a further detached barn, which has been converted to provide a superb studio with a wealth of natural light. The three barns all offer potential for development, subject to any necessary planning permissions.
To the front of the house is a slate paved terrace with low stone walls, creating an ideal place to enjoy the surroundings and views on offer, as well offering the potential for as alfresco dining. Steps lead down to a large lawned garden with a high stone wall to one side. Nutcombe Farm and its three cottages are superb properties which offer the potential for a very comfortable home/income arrangement as well as scope for further development. £1,250,000 Jackson-Stops & Staff: 01271 325153

OAK BARN Chawleigh ݣ545,000 Stags: 01769 572263
OAK Barn is a unique and impressive barn conversation set in a delightful position on the outskirts of the village of Chawleigh. The property, along with four other impressive barn conversions, forms what was once a thriving farmstead. Chawleigh is a small country village with a post office, two public houses and a village hall, with the neighbour town of Chumleigh and its further range of amenities only two miles away. Chawleigh is set on the eastern side of the Taw Vallley, renowned for its unspoilt countryside. Oak Barn is of contemporary design and finished to a high specification with solid timber
stairs to the first floor, oak floors to most rooms and some exposed stone work. The property is of stone elevations under a slate roof and benefits from double glazing and oil fired central heating throughout. The property is approached by a shared driveway providing access to a three bay car port, in the far corner of which is the front door. The front door opens into a reception hall with an attractive slate floor, an exposed stone wall and oak steps which lead to a spacious and light kitchen/dining room. Fitted to a contemporary design, the kitchen/dining room has part timber and part
slate flooring, a high vaulted ceiling and exposed stone work. The kitchen units comprise a central island with a granite top and base units to one wall. There is ample space for a large fridge freezer and appliances include an electric cooker and a double oven. The dining area has a fireplace with a solid wood burning stove. The hallway also provides access to the third bedroom which enjoys a double aspect to the side and rear of the property, an oak floor and a wardrobe recess. It also benefits from an en suite shower room with a large double shower cubicle. A fourth bedroom or study
has a side aspect and an exposed oak floor while the wet room has a beautiful mosaic tiles floor, fully tiled walls and a door to a sauna. A utility room and larder has plumbing for a washing machine and ample shelving. The living room is an impressive and spacious room with a high vaulted and beamed ceiling. It benefits from an attractive oak floor with exposed stone walls to two sides and a wood burning stove. French doors provide access to the garden. A solid timber staircase has step lighting and leads to the first floor landing. Doors lead off to a superb master bedroom which benefits from an intern-
al window over the inner hall and large fitted wardrobes. Windows to the rear aspect enjoy far reaching countryside views. An en suite bathroom has a luxurious double jacuzzi bath in a tiled surround. The second bedroom is a double room, also benefiting from an internal window over the hallway. The grounds of Oak Barn extend to more than five acres. Immediately beyond the end of the property lies a gated entrance providing further parking for several cars and, in turn, access to the gardens and paddock to the rear and side. The majority of the garden is level and mostly laid to lawn, lying to the front and side of the
property and flanked on one side by a mature Devon bank. Adjoining the kitchen and living room to the front elevation lies a superb south facing garden which is mostly paved with integral gravelled areas for ease of maintenance and benefits from an oak table and beech log seats. There is also a recently added garden room running along the rear of the car port. A short distance from the barn is a stable block with two stables and a large tack and feed store. Leading away from the stables is a level paddock with a troughed water supply, making the property perfect for lovers of equestrianism.

Making the transition With the right use of colour, space and materials, open-plan living can be both stylish and practical
1
O
entertain, as the host or hostess is able to simultaneously cook dinner and talk to guests as they relax and unwind in the dining or living room area.
While this popular way of living can by all means be applied to various rooms in the home to create bedroom bathrooms and living spaces that flow out into the garden, in this week’s article I want to guide you through the basic principles of creating a successful open plan kitchen, living and dining area.
First things first, it’s important to pick a colour scheme that will create a sense of cohesion between what would otherwise be separate rooms, so that one space can flow seamlessly into the next.
pen-plan living is a concept that’s taking the interiors world by storm, with many new build properties adopting the layout and more people choosing to update their current home so that it follows suit too.
Provided it is planned correctly, this type of interior layout has the ability to make the most of the space that’s available, allowing the area to be used to its full potential. An open-plan kitchen, living and dining area is perfectly suited to modern lifestyles as with the majority of families constantly on the go, it encourages everyone to come together in one space.
2
Of course, for families with younger children a layout like this is of added benefit in the sense that it enables parents to keep an eye on their little ones from the kitchen as they sit and play with their toys in the living room, or eat in the dining room. Open-plan layouts are also ideal for those who love to
So, how can you ensure that an open-plan layout is able to function to the best of its abilities, but also look stylish too?
With an open-plan layout, your best bet is to work with a neutral canvas that will form the basis of the scheme. Please don’t be put off by using neutrals, as the result not only has the ability to be extremely stylish, it will also provide the versatility that allows you to introduce new looks as trends and your tastes change. Don’t forget, there is a neutral version of just about every colour, so you’ll have plenty of choice when selecting the perfect shade. Consider the likes of duck egg blue, grey, sage green or even pale pink if it’s to your tastes. Flooring in an open-plan layout is another important element to consider during the planning stages. Just as the colour scheme should be consistent in order for each separate space to function as one, it’s worth using the same
flooring to achieve a cohesive look throughout. Porcelain tiles provide the perfect flooring solution for open plan layouts because they look fantastic in living and dining areas, are hard-wearing and are also suitable for use in high moisture areas of the home too. An added benefit of using this type of flooring is that recent advancements in printing technology have made it possible to print any image onto porcelain, so not only can any material be replicated, any pattern or colour can be too, giving people a vast amount of choice. When it comes to the furniture, soft furnishing and accessories in an open-plan living scheme, the same principles apply as with the colour palette and flooring. It’s always a good idea to have a consistent theme throughout, so ensure that your dining and living room furniture complements your kitchen cabinetry and that your soft furnishings in each zone work well together. If you follow these ideas and keep in mind that consistency is key then you will achieve the structure and the seamless look that an open plan scheme needs in order to be successful. A matching central island has space for stools and there is also ample space for a large dining table. The garden room enjoys bi-fold doors opening out to the garden. The kitchen also benefits from double doors to the garden, while in the adjoining utility room there is ample space for further appliances. A cloakroom completes the ground floor. Off the hall is a staircase leading to the lower ground floor where there are two basement rooms with windows providing natural light. The generous space is perfect for a hobby room, offices or a den for older children. The ornate staircase sweeps up to the first floor where there are three double bedrooms and two bathrooms. Two of the bedrooms overlook the south elevation and have far reaching views. The third bedroom has a bay window and built-in wardrobes.
One of the bathrooms is fitted with a three piece suite while the more recently refurbished bathroom has a feature freestanding roll top bath, a Victorian-style wash basin and a large walk-in shower. On the top floor are a further two bedrooms and a shower room. The double bedroom has exposed roof beams and benefits from eaves storage, while the single bedroom has some restricted head height. Rockmount is approached off a quiet lane which leads into the driveway where there is ample off road parking, as well as a double garage. The gardens enjoy spectacular views and have been delightfully landscaped to create various seating areas to make the most of the scenery. Steps lead to a lawned area where there is decking and a summerhouse, while the rest of the garden is well established with many mature shrubs. Rockmount is a grand and spacious home in a beautiful countryside location.

PENSFORD Chulmleigh ݣ675,000 Greenslade Taylor Hunt: 01769 574500 PENSFORD is a residential smallholding in an idyllic and peaceful position in Chulmleigh, with a range of outbuildings, presenting the potential for a lifestyle change. The smallholding is set within rolling countryside and is centred upon a detached 18th century house. In recent years, the five-bedroom house has been enlarged and refurbished while retaining many character features. The property is situated within mature gardens containing a heated swimming pool and two wildlife ponds. A useful range of outbuildings provide storage, parking and the potential for development, while Pensford in total extends to just less than 12 acres of land. Hollocombe Water, a small tributary of the River Taw, is close to the property as is Chulmleigh and its thriving community, schooling, shops, public houses and much more. The accommodation, benefiting from gas fired central heating and double glazing, is arranged over two floors. Steps lead up into an entrance hall which has a utility cupboard containing plumbing for a washing machine. An inner hall has stairs rising to the first floor and a cloakroom adjacent. The dining room is a lovely dual aspect room with a timber floor and double glazed patio doors to the
front elevation. The sitting room is a large and characterful reception room which contains an inglenook fireplace housing a wood burning stove and an original bread oven. Double glazed patio doors lead out to the front. The triple aspect kitchen/ breakfast room has been fitted with a range of contemporary units with timber-effect work
surfaces. Appliances include a four oven Aga, while there is further space for a dishwasher and a fridge. A further utility room has fitted units and a door to the outside, as well as the controls for the solar panel system. On the first floor are the property’s five bedrooms. The master bedroom and second bedroom benefit from having en suite bathrooms, while the
master bedroom also has a walk-in dressing room. All five bedrooms enjoy lovely garden views. A family bathroom with a large walk-in shower and a panelled bath completes the accommodation. Pensford is approached through a gated entrance which leads into a gravelled car parking and turning area. Double doors from the dining
and sitting rooms open onto a patio which has an ornamental fish pond. The property is set in mature gardens with many lawned areas interspersed with deciduous and conifer species. Included in the garden is a swimming pool, a pool house, a greenhouse, a poly tunnel and a static caravan. Also outside is a large variety of outbuildings, including a
workshop, a car port, a tractor shed, a garage and a three bay range. The property’s 12 acres of land are a mixture of unspoilt woodland attracting a large variety of wildlife and benefiting from natural streams, and two pasture fields. Pensford offers the opportunity to live the “good life” in a beautiful and unspoilt location.
