LOCATED in one of the most sought after roads in Northam is Number 108 Bay View Road, a highly individual and detached home. The five-bedroom property benefits from having some of the finest views in the region, enjoying a panorama along the coast from Hartland Point to Baggy Point, along Westward Ho! and out to Lundy. Other undoubted features are a sauna/steam room and more than an acre of woodland. Northam enjoys many amenities including a church, schooling, a mini supermarket and leisure facilities. The prop-

erty overlooks Westward Ho! which has many restaurants and pubs as well as the twomile-long sandy beach and the Northam Burrows Country Park. Barnstaple is nine miles away. The luxurious accommodation is arranged over three floors, with an impressive master suite found on the top floor. The home opens into an entrance hall on the ground floor which gives access to the open plan kitchen/lounge/diner. The spacious area has contemporary wooden flooring throughout and it benefits from underfloor heating and a

feature wall mounted gas fire. The panoramic views are exposed by two bi-folding doors which also offer access to the rear garden. The kitchen area benefits from having matching white gloss units with granite work tops giving the room a stylish and contemporary feel. Appliances include an integrated double oven, a gas hob, an integrated fridge/freezer and a dishwasher. The room also benefits from a large breakfast bar creating a fluid layout. A study is located off the entrance hallway and is currently used as a therapy room.

The utility room has matching units, and plumbing and storage for white goods. A cloakroom completes the ground floor. The first floor is approached by a wooden staircase boasting blue spot lights. Four of the property’s bedrooms are found on this floor. The first and second bedrooms benefit from having a Juliet balcony that makes the most of the views, and en suite bath or shower room. The third bedroom is a versatile room with a vaulted ceiling and a large bay window. It is currently used as a second

lounge, but would make a fantastic bedroom or a room for entertaining. The fourth bedroom is a good sized double room. A family bathroom with a modern white suite completes the first floor accommodation. The second floor is given over entirely to the master suite which comprises a generous vaulted bedroom and an en suite bathroom. The bedroom has a Juliet balcony which enjoys the coastal views, and a walk-in wardrobe. The en suite bathroom boasts his and hers hand

basins, a corner shower and a further walk-in wardrobe. Outside the property is a double garage, as well as a sauna/ steam room which is located to the side of the property. To the front of the property is ample off road parking for four cars, and a lawn area. To the rear of the property are a patio and a lawn area, as well as access to one-and-a-half acres of woodland. The woodland area could be developed subject to the necessary consents. Number 108 Bay View Road is a beautifully finished property in a sought after location, enjoying breathtaking views.

EDITOR’S PICK ›Lee Manor, Lee

LEE Manor is an impressive manor house in more than 48 acres of land with stunning sea views over Lee Bay. The Manor House dates from 1896 and is not listed. It boasts seven bedroom suites as well as a magnificent reception hall with a double minstrels’ gallery and a large stone open fireplace. The home is set within 48.47 acres of gardens and mature woodland which runs south along the valley within an Area of Outstanding Natural Beauty. Lee is a pretty, unspoilt village with Woolacombe less

than four miles to the west where there are a small range of shops. The nearby town of Ilfracombe has further amenities while Barnstaple is 13 miles away. The manor is entered via a Gothic-style timber door which opens into an impressive entrance porch with an original tiled floor, stained glass windows and exposed stone walls – one with a coat of arms. An inner lobby opens into the magnificent reception hall which has an open stone fireplace, and a highly impressive double minstrels’ gallery. The

L-shaped drawing room has a fireplace housing a wood burning stove and French doors to the garden, offering wonderful sea views. The dual aspect dining room has an unused fireplace with an ornate timber screen, while the adjoining study also benefits from having French doors to the garden. The kitchen has been fitted with a range of matching units under granite work surfaces. Appliances include a two-oven oil fired Aga, an accompanying electric cooker, two further ovens and a hob. There is an

adjoining breakfast room as well as a cloakroom, a laundry room and store rooms. There is also access to the cellar which is divided into separate rooms. A three tiered staircase leads to the double minstrels’ gallery which overlooks the reception hall. The property’s seven bedrooms are on this floor, all with en suite facilities. The master bedroom suite also has sea views, a Juliet balcony and a dressing room with wall to wall oak wardrobes. An additional bathroom is on the first floor too; while a secondary stair-

case leads back to the ground floor. Outside is a double garage as well as three purpose built dog kennels with outdoor runs. The manor is approached over its own long, tree-lined driveway which is secured with electric gates and leads to a parking area and turning circle. The gardens of the property provide a peaceful space from which to enjoy the sea and the surrounding countryside views. There is a patio area and various lawn areas and shrub beds. The terraced area to the

front of the property is known as “The Crow’s Nest” and provides fantastic sea views and sunset vistas. The woodland at Lee Manor is classified as ancient woodland, providing privacy for the house and a natural habitat for flora such as bluebells and orchids as well as a wealth of wildlife. Lee Manor is a truly remarkable property boasting incredible accommodation with spacious woodland in a stunning location. O.I.E.O £2,250,000, Stags: 01271 322833

PANORAMA Ashford ݣ1,200,000 Webbers Fine & Country: 01271 347861

PANORAMA is a magnificent home with a self-contained apartment in more than five acres of land between Barnstaple and the coast. The New England-style home enjoys spectacular views across and along the Taw Estuary from Barnstaple, over Codden Hill and towards Hartland Point. Since taking up occupation several years ago, the present owners have remodelled, extended and rebuilt this four-bedroom property. What stands today is a spacious and spectacular home. The property enjoys a well-positioned location in the village of Ashford, between Braunton and Barnstaple. Both offer an excellent range of amenities, while the popular beaches of Saunton, Croyde Bay and Woolacombe are within an easy driving distance. The home is approached over a long tarmac driveway giving access to a large parking and turning area with onward access to a barn/workshop. A porch provides access to the entrance hall with a cloakroom adjacent. The large kitchen/breakfast room is equipped with an

extensive range of Shaker-style units with granite work surfaces and a useful island unit. Fitted appliances include twin ovens, a five-ring induction hob, a dishwasher and a fridge. Subtle lighting enhances the room. There is a generous breakfast area and double glazed French doors giving access to the terrace. The utility room has matching fittings and a connecting door to the double garage. A spacious drawing room has ample dining and sitting space, as well as three pairs of French doors on the south side of the house leading out to the terrace. Providing a perfect space for alfresco dining, the terrace also makes the most of the wonderful views. Completing the ground floor is the study, which could alternatively be used as a fifth bedroom. From the entrance hall, a staircase leads to the galleried first floor landing which has useful eaves storage. The master bedroom is fitted with wardrobes and has French doors giving access to the decking and balcony running along the south side of the house. The master bedroom also has a wellequipped en suite shower room.

Three further double bedrooms have French doors to the balcony and all enjoy wonderful views. The guest room also has a well-equipped en suite shower room. A luxury family bathroom completes the principal first floor accommodation. Approached off the first floor landing is the self-contained apartment which comprises an entrance hall, a well-proportioned living room and a well-equipped kitchen with a sitting and dining space. A door gives access to the timber deck with steps down to the garden. The apartment also includes a double bedroom and a shower room with attractive tiling. Below the apartment and to the rear of the double garage is the apartment’s utility/laundry room. Outside, the property’s gardens extend to one-and-a-quarter acres and are laid mostly to lawn with a number of specimen trees and shrubs. From the terrace, steps lead down to the garden and beyond is a summerhouse. The driveway continues to the rear of the house and leads to a barn/workshop. Beyond the barn is a paddock of four acres, making this property well suited for lovers of equestrianism.

FARM HOUSE, Barnstaple › £950,000 John Smale & Co: 01271 342000

THIS large, grade two listed farmhouse with a self-contained annexe, and two luxury holiday cottages are situated on the outskirts of Barnstaple, close to Exmoor National Park. The substantial farmhouse has been extensively updated by its current owners but retains a great deal of original character and charm, with features including exposed ceiling beams, latched doors and open fireplaces. The owners have also incorporated a number of technical energy efficient systems. The two holiday cottages have also had a significant investment put into them. As a result they provide high quality accommodation which sees a great deal of return custom. The cottages generate an income of £30,000 to £40,000 a year. There is also the potential to develop further outbuildings

within the grounds of the property. The farmhouse, holiday cottages and outbuildings are set within a picturesque and rural location, surrounded by farmland and with views over rolling hills and wooded valleys. Barnstaple and Exmoor National Park are five miles away, while it is also a short drive to Swimbridge village and its local pub. The farmhouse is entered via a wooden front door which leads into the entrance hall. The hallway has a solid wooden floor, exposed ceiling beams, and an adjacent cloakroom. From the hallway, steps lead up to the lounge which is full of character and boasts solid oak flooring, exposed ceiling beams and a large stone fireplace. The room enjoys an outlook onto the garden. A doorway leads to the rear hall and the dining room which also has solid oak flooring, a

single exposed ceiling beam and a large open fireplace housing a wood burner. Double doors lead out to the garden. The rear hallway has a slate floor and a larder with a marble “cold shelf ”. It leads through to the kitchen which is modern and fully fitted with solid oak cupboards, a slate floor, a breakfast bar and granite work surfaces. Appliances include a four-oven Aga and a built-in microwave oven while there is also space for a double fridge/freezer. The utility room also has a slate floor and a range of cupboards as well as plumbing for a washing machine and a tumble dryer. From the main hallway, stairs lead to the first floor landing which has cupboard storage and access to the loft space. The master suite benefits from having a double room enjoying countryside views; a dressing area with a fitted oak

wardrobe, and an en suite bathroom with a large Jacuzzi bath looking out to the garden. Another double bedroom with an original open fireplace, and a bathroom with Jacuzzi fixtures are also found on the first floor. The annexe adjoins the main farmhouse and could be incorporated into the main accommodation. However it would also make a self-contained home for a dependant relative, an older child or as a rental property. The ground floor comprises a lounge; a large kitchen/ breakfast room with a modern kitchen and integrated appliances; a bedroom/study and a bathroom. The first floor accommodation comprises two double bedrooms with en suite bathrooms. The two self-catering holiday lets are immaculately presented throughout. The first has a lobby/utility

area leading into a wet room. The lobby also leads into the open plan living area. The kitchen/dining room has underfloor heated slate flooring and a beamed ceiling. The modern, fully fitted kitchen has a range of cupboards and integrated appliances. The extensive lounge area has solid oak flooring and a large, beamed ceiling. Two patio doors lead out to the south facing patio and garden. A snug is an ideal space for children to play. On the first floor are three bedrooms. The first is a large double room with exposed ceiling beams and countryside views. The second is currently used as a twin room while the third is a single bedroom. A family bathroom completes the first holiday let. The second holiday let has an open plan lounge/dining room/kitchen. The lounge area is light and spacious with un-

derfloor heating and energy efficient glass windows. Doors lead out to the courtyard patio. The kitchen/dining room has slate flooring and underfloor heating, as well as fited appliances. On the first floor are two en suite bedrooms, with the first bedroom having a Juliet balcony to enjoy the rural views. Also within the grounds of the property is a tractor shed which is suitable for conversion subject to the necessary consents. Available by separate negotiation are many outbuildings which would also be suitable for conversion. These include three barns, a dairy, cattle stalls, an office, a workshop and several store rooms. The beautiful farmhouse, along with the annexe and holiday lets, create a lucrative and desirable home/income arrangement in a peaceful countryside location.

Retreat to your bathroom A bathroom should be a peaceful, luxurious haven from the stresses of everyday life

1

W

hen we’re looking to redesign a bathroom, we’re often inspired by holidays abroad or stays in luxurious boutique hotels as we look to create a similar spa-like experience. If you’re not going away this summer, why not introduce the best elements of past holidays into your home? The bathroom is one of the key areas in the home that functions in the same way as a holiday or a short break; as an escape from the stresses and strains of everyday life. For this reason, it’s only right that at the end of a long day, the space provides a retreat where pampering and a little ‘me time’ can occur. While it goes without saying that in the first instance, the addition of soft, fluffy towels and scented candles will do well to heighten the spa experience in a bathroom, if you’re planning a re-design in the near future, it’s definitely worth considering how some of the following might be able to help you achieve a luxurious end result. With millions of us jetting off on European city breaks every year, it’s no wonder trends from abroad are finding a way into our homes. Whereas the majority of bathrooms in the UK would previously have had a bathtub in place, many of us are now being inspired by European bathing rituals and as a result, the demand for walk-in enclosures and wet rooms has increased dramatically in recent years. Not only do they create the sleek, minimalist aesthetic so many of us want to achieve in the bathroom, both also provide that all important feeling of luxury. To further enhance the

v

www.home-pine.co.uk

showering experience, a shower head that produces a water flow that’s reminiscent of a shower that would be found in a spa setting is another bathroom must-have that tops people’s wish lists. When shopping around, you’ll be spoilt for choice as there are plenty of products available on the market that offer a variety of different water pressures, whether its rainfall, waterfall or the option to change between different flows that you want. Shower heads that produce a mixture of air and water are a fantastic option because they invite you to be indulgent and enjoy a nice long shower, but because they’re also eco-friendly, they also save water and reduce household bills. For those who want to want to create a showering experience that’s elevated to an even higher level, there are showering solutions available nowadays that feature built-in LED lights and emit aromatherapy vapours, so you can really be creative in your choices in order to make your bathroom stand out from the rest. Another bathroom trend that can be credited to Europe is the popularity of wall-hung sanitaryware. More often than not, wall-hung WCs, bidets and basins take on a simple composition, so create a sleek, minimalist look in the bathroom. Because designs like this leave the floor space free, they also make the most of the space that’s available, so can be used in any bathroom, whether large, or on the small side. Let’s not forget, when the floor area is left free, the cleaning process is much easier, leaving you with more time to relax and unwind in the

same way you would on holiday. When introducing wall-hung sanitaryware into a bathroom, combining wall-hung models with wall-hung furniture will provide you with the storage you need to ensure that your bathroom is stylish and clutter-free. You can also take inspiration from past holidays when deciding on the décor for a bathroom. Tiles are a firm favourite of mine for adding depth and detail to a scheme and with porcelain designs now available in any pattern, colour or texture imaginable due to recent advancements in printing technology, they can be used for practical reasons, but also to express your tastes too. An iridescent mosaic tile would certainly add a glamorous touch to a bathroom, echoing the lavish interiors that are found in five star hotels across the globe. Alternatively, another option would be to enhance your bathroom by giving it a sense of Moorish charm with a Moroccan inspired tile design that would add warmth, pattern and colour to the scheme. Tiles can be used to cover entire walls, as a splashback or even to highlight the basin area, so you can go all out, or use them sparingly, to add flashes of detail to the scheme. Remember, even if space is limited, the smallest of bathrooms can be transformed into a lavish retreat in which to relax and unwind, so let holidays you’ve been on stimulate your creative juices! There is also lapsed consent for the conversion of some of the barns into holiday cottages. The historic residence is grade two listed and dates back to the 16th century, having been extended in the Georgian and Victorian eras. The property has been the subject of considerable expenditure by the current owners, including rewiring, re-plumbing, the upgrading of the heating system and the addition of bespoke, double glazed windows. However, the property still retains many period features including inglenook fireplaces and beamed ceilings. Lincombe Manor is situated in the small hamlet of Lincombe, above the picturesque Lee Bay. The coastline and range of beaches are close by, as well as Exmoor National Park. The accommodation is entered via a front door which leads through to the sitting room, boasting an inglenook fireplace with a wood burning stove and a beamed ceiling. The study is a dual aspect room with a stone chimney breast. The rear hallway has a dual aspect overlooking the garden and the rear courtyard, which is accessed via a stable door. The dining room has an inglenook fireplace with a wood burning stove and a bread oven, and a charming

beamed ceiling. The kitchen/ breakfast room enjoys a dual aspect and has a range of matching wall and base units and a beamed ceiling. While the ceiling in the kitchen is low, the current vendors have obtained estimates for the costs of lowering the floor to resolve this. A separate utility room has a further range of matching

units with ample appliance space. Stairs rise from a lobby to the first floor landing which has windows to the front elevation. The property’s five bedrooms are found on this floor. The first bedroom is a dual aspect room with exposed ceiling beams and floorboards. It benefits from having an en suite bathroom which boasts a

double bath. Bedrooms two, three and five have windows to the rear elevation, with the fifth bedroom also having built-in storage. The fourth bedroom faces the front elevation. A family bathroom with a roll top bath completes the ground floor. Lincombe Manor is approached through a five-bar gate which leads to the court-

yard at the rear where there is ample off road parking. To the left of the driveway is the stone barn that has planning permission for conversion into a four-bedroom dwelling. To the right of the driveway is a further barn. At the rear of the farmhouse is an L-shaped block of stone barns which offer potential for development, either into hol-

iday cottages or as an extension to the main house, subject to planning permission. There is also a pond and a lawned garden with mature trees that backs onto open countryside. In total, the land amounts to 0.9 acres. Lincombe Manor is a historic and versatile property with great potential for development, in a highly sought after location.
