ENJOYING a superb rural location close to the North Devon and Cornwall border is this grade two listed former rectory with seven separate holiday cottages, extensive leisure facilities and outbuildings within five acres of land. Glebe House dates back to the early 19th century and has been sympathetically restored in recent years by the current owners to create a high quality

of accommodation with charming character features. The quality of accommodation extends to the seven four-star holiday cottages, converted in 1985 – some of which are also grade two listed. Outside, there are formal gardens and mature woodland areas extending to five acres with an outdoor heating swimming pool, a tennis court, a children’s play area and a range of outbduilings. The properties are situated half a mile from the village of Bridgerule, halfway between Holsworthy and Bude. Bridgerule and Marhamchurch, two miles away, both have a useful range of amenities including places of workshop, schools, a village store, and popular pubs.

Bude is six miles distant and has an extensive range of shopping, schooling and recreational facilities as well as beautiful beaches. Glebe House opens into an entrance hall where a staircase rises to the galleried first floor landing. To the left are a spectacular dual aspect dining room with an open fireplace and a drawing room with a fireplace and a wood burning stove. Double doors lead from the sitting room to the garden where there are French windows and doors to a paved terrace and gardens. A cloakroom is adjacent. The kitchen has been fully fitted with a range of base and wall units with polished granite work surfaces over. There is

a former fireplace with a slate surround and integrated appliances. Also on the ground floor is a study with many character features, a boot room and a snug. Stairs lead down to the lower ground floor where there is a function room with a fireplace, a cellar bar, a games room and a fitted and equipped kitchen and prep room. On the first floor is a cloakroom and the galleried landing which gives access to five of the property’s bedrooms, three of which have en suite bath or shower rooms. There is also a family bathroom and a laundry room. On the second floor is a playroom, office or sixth bedroom with built-in shelving and access to the roof space.

The seven holiday cottages are all four-star rated and set in an attractive courtyard. They have been beautifully renovated with modern facilities yet retain many character features. They range in size from sleeping two to six guests. Glebe House and Cottages are approached over a private entrance driveway where there is a car park for the cottages and a private driveway to the main house. The mature woodland areas comprise fine trees laid out with walkways through, while paved terraces adjoin the front of the house. The formal gardens are principally laid to lawn with beds and borders, while a classically shaped lily pool lies on the south side with views across the open countryside and fields

beyond. An octagonal summerhouse is an unusual feature of the gardens. Other formal garden areas include a herb garden, a rose walk, a beech circle and a vegetable garden. A brick wall on the north side gives shelter to the heating swimming pool, while at the far end of the recreational area is an all-weather tennis court, an adventure play area and further mature woodland. Also within the grounds are outbuildings including double and single garages, a guests’ laundry room and former stables. Glebe House and Cottages present a lucrative home/income opportunity, with fabulous owner accommodation and beautiful grounds.

MALLARDS VIEW Bideford › £500,000 Phillips Smith & Dunn: 01271 327878

ENJOYING a stunning, south facing location overlooking the Kenwith Valley is this architect designed, contemporary home in Bideford. Designed and supervised by a well-known firm of local architects, Mallards View benefits from energy saving features including underfloor heating on all levels, double glazed hardwood windows, high performance doors, solar heated hot water, and a photovoltaic system. The accommodation is luxurious and contemporary, with purpose built balconies to enjoy the impressive views. The home is in a semi-elevated position at the end of a secure cul-de-sac in Bideford, facing full south to enjoy the benefits of the local microclimate. The Kenwith Valley itself

is the ideal location for walking, while Bideford’s amenities, park and quayside are all within an easy level walk. Barnstaple is 10 miles distant. The accommodation opens into the entrance hall where there is a high security entrance door and oak flooring. On the ground floor are two bedrooms, one of which could alternatively be used as an office, both benefiting from en suite shower rooms. On the first floor are two further bedrooms. One has a picture window to make the most of the views over the Kenwith Valley below. The master bedroom also enjoys a picture window and has a balcony, built-in wardrobes and an en suite bathroom. An oak staircase rises to the

second floor where there is an open plan living/kitchen area, again with large windows to enjoy the views. The space benefits from solid oak flooring throughout, while the kitchen area is fitted with an island unit and work surfaces. Appliances include a dishwasher, a gas hob and a double oven. Sliding patio doors lead to a side balcony. There is also a utility room/ cloakroom on the second floor. At the front of the property is an extensive brick paved car standing and parking area in front of the double garage. A galvanised iron staircase leads to the second floor where there is a patio adjoining the external balcony. From there, a further galvanised staircase leads to the rear garden which also enjoys stunning views.

EDITOR’S PICK › Blindwell, Ashford

BLINDWELL is a 1960s architectural gem in secluded grounds enjoying breathtaking estuary and sea views at Ashford. Entering the market for the first time since being built, the home was designed and constructed in the late 1960s by Reginald Gale for his own occupation. Mr Gale’s other work includes the Commodore Hotel in Instow. Blindwell gets its name from the Artesian Well, which is the source to an internal water feature which also passes outside, feeding external ponds. Historically the property has been the subject of television programmes and also featured in books on the area. Eric Knowles from the Antiques Roadshow, referred to the property as being “a temple of textiles” which it remains today. The home is specifically lined up to look over Ashford Church spire and presents elevations of painted render, partly relieved in stone and timber, beneath a cedar shingle roof. Since its construction, the property has been extended in more recent years with the formation of a new

master bedroom suite and a refitted kitchen. There is planning permission to extend further. Surrounded by its own grounds at the end of a private drive, Blindwell is nestled into the hillside and enjoys far reaching views across the Taw Estuary and down the valley towards Hartland Point in the distance. The village of Ashford lies between Barnstaple and the coast and is well situated to enjoy all that North Devon has to offer. The property opens into the entrance lobby, into a hall and then the general reception area which has a beamed vaulted ceiling and a Sicilian marble floor with underfloor heating. At the far end is an exposed stone wall, while the whole room is overlooked by a galleried landing. Marble steps lead down to the sitting area where there is a central stone chimney with a fireplace topped in copper, and an internal water feature which runs outside. Adjacent to the fireplace is a fish tank and a marble plinth.

A lower study area has a further coloured glass screen specifically designed to accommodation a Christmas tree. There are also exposed stone walls, a beamed vaulted ceiling and triple sliding doors allowing access to the garden. Steps lead up to the upper dining level where there is a picture window, and the study which is of an irregular shape with cork covered walls. The kitchen/dining room is fitted with an extensive range of modern units finished in white, with bamboo work surfaces over. Appliances include a double oven, a dishwasher, a ceramic hob, a fridge and a freezer. There is also a peninsular section separating the breakfast area, a wall mural depicting a French village scene and an impressive hexagonal tiled floor. A separate utility room has plumbing for a washing machine, while also on the ground floor is a cloakroom, a studio/family room, and two further rooms with provisions for a kitchen and a bathroom. On the first floor, the galleried lading has a

wonderful view back down over the reception area, and gives access to the property’s five bedrooms. The master suite comprises a bedroom with a part vaulted ceiling and fitted wardrobes, a sun balcony where the wonderful views can be enjoyed, and has access to an adjacent bathroom. The second bedroom also has a double wardrobe and an L-shaped balcony, while a partition can be removed from between the fourth and fifth rooms to create one larger room. A further bathroom completes the accommodation. Access to the property is via a long tarmac driveway which gives access to an initial parking and turning area. There is also a double garage and an office/workshop. To the right of the property is a kitchen garden with a greenhouse and an orchard, while the rear garden features cherry trees and a sun terrace. On the opposite side of the property is the water garden, crossed by an oriental-style bridge. The gardens and grounds extend to more than an acre.

First impressions count Hallways often get ignored but give them the attention they deserve as the first room of the house visitors will see

T

he hallway is often an area of the home that gets overlooked, despite the important role it plays in creating a positive first impression. We can’t help but form an opinion within just a few short seconds of entering a household, so it is important that your hallway says exactly what you want it to. Be sure to give your hallway the same care and attention to detail as the rest of your home. Many of us are guilty of treating it merely as a place to dump our shoes and coats as we enter the door, but space allowing and if styled correctly, it can actually become an additional, fully functional room of the home. It is often easy to neglect the décor of the hallway if it is of a compact size, yet no matter how big or small the space is that you have to work with, there are still plenty of ways to make a bold entrance. Let’s start with the décor as you will need to get this right if your hallway is going to be one to remember. Where only a minimal amount of space is available, apply a neutral backdrop that will leave the hallway feeling light and fresh. The last thing you want to do is create a dark and dingy entrance that will encourage people to think that your home is small and cramped.

When working with a contemporary scheme use large format tiles in a neutral shade to allow the space to feel more open. Pictured is a Taylor’s Etc renovation project; for more information contact us on 02920 358 400 or visit www.taylorsetc.co.uk

Try to choose colours from the neutral colour palette, avoiding the use of stark white if you can. While it can look great as part of a modern interior, the hallway is not the most practical part of the home for it to be used. With so much passing traffic and muddy boats and coats lying around, it is likely to show dirt marks after only a short period of time. My advice would be to stick to off-white or use a neutral shade that has a hint of colour to it

such as duck-egg blue or taupe. If you are applying a neutral decor, you will need to think carefully about the accessories in place as these will make more of an impact against a light scheme. It is still possible to incorporate a feature wall in your hallway if it is in need of a point of interest and this is a simple way to make a big impression. If you are working with a compact space, why not apply a decorative wallpaper pattern or bolder shade of paint on the wall running along the staircase. This way, it will still grab the attention of your visitors, but will not be too overpowering as they walk through the front door. With your décor in place, it is time to think about your flooring. Remember that your hallway is going to have plenty of people passing through, so opt for durable flooring that will withstand heavy traffic. If you have children and pets to contend with, then carpet may not be the most practical

solution and you may prefer to opt for hard flooring such as laminate, wood or tiles that will be easy to clean. Porcelain tiles are a fantastic solution for hallways because they’re hard-wearing and easy to clean. Look to the likes of The Baked Tile Company for inspiration. When it comes to furnishing your hallway, think of clever storage solutions in order to keep the space clutter-free. Also, remember to accessorise your hallway just as you would with any other room of the home, so include plenty of family photos to personalise the space and use mirrors as a decorative tool that will also make your hallway feel more open. Think of finishing touches which will really help to complete the look such as a coat or umbrella stand that is in keeping with the décor. First impressions count, so make yours one to remember! Lesley Taylor is an interior designer, author and full member of the BIID. www.lesleytaylor.co.uk.

If your hallway is of a generous size you can afford to be a little more daring in your design choices. Opt for bold wallpaper such as this Foxglove design by Osborne and Little. Available at Taylor’s Etc, 02920 358 400, www.taylorsetc.co.uk

The Penthouse, Woolacombe IT has been a highly successful year for holiday lettings agency, Ocean Cottages, which specialises in luxury holiday homes in North Devon. The agency, set up by Jane Taylor in 2009, has at least 75 properties on its books, all located within the area of Croyde, Saunton, Woolacombe and Georgeham, many of them just metres from the beach or with stunning sea views. “This has been our best year to date,” said Jane. “The company is expanding fast and we have taken on several new staff this year. We have some superb holiday homes on our books, with more coming on stream for 2016, including Rhu House on the Saunton Ridge with its fabulous views over Braunton Burrows and out to sea. “Bookings for next season are already strong,” she added, “with the number of bookings we have taken for 2016 up 69% on the same time last year.” “We have quite a few large properties which always let

Saunton Beach

well, including the beautiful Vention House on Putsborough Beach, the Penthouse in Woolacombe and Luckenborough in Croyde. These are ideal for bigger groups, or family get-togethers and celebrations. “We also have pet friendly accommodation and pretty, cosy cottages – perfect for romantic getaways. North Devon has some of the best beaches in the country, spectacular at all times of the year. The area is always busy in the summer, but we are also seeing short breaks becoming increasingly popular out of season, as people take the chance to escape for a few days and relax in lovely surroundings.” As Ocean Cottages grows, Jane said she will continue to give the highest priority to quality. “‘Quality’ is our buzzword,” she insisted. “I mean the quality of the holiday homes themselves, their location, and also the quality of the service we

offer to holidaymakers and property owners. We have holidaymakers who return year after year and choose a different Ocean Cottages property each time, knowing they can be sure of the quality they are getting.” Ocean Cottages prides itself on offering a flexible service that is tailored to the requirements of home owners. “If they want to let their cottage all year round, that is great, but we are also happy to let out a house for just a few months a year,” Jane said. “Also, the owners can be very involved, and we just take the bookings, or alternatively, we can manage the property completely, look after all enquiries, provide a housekeeper, sort out the maintenance and keep everything else up to date. “In all aspects of our work, we aim to provide what home owners and holidaymakers want, and to exceed expectations wherever possible.”
