SITUATED towards the edge of Ilfracombe in a private, elevated location is Marlborough House, a beautifully appointed and very spacious family home with flexible accommodation. The property has been much improved by the present owners and considerably extended in recent years. The versatile accommodation can be arranged in several different ways to suit the needs of the occupants, with ground and first floor bedrooms and bathrooms. In an elevated position, the property enjoys fabulous views over neighbouring fields, the town and towards the coast. Located one mile from the centre of Ilfracombe, the property is close to small independent shops, a health centre, a theatre, a cinema, a swimming pool and various beaches. There are schools for all ages close by, as well as some of the best beaches in the region.

The spacious entrance hallway has attractive panelled doors to the study, dining room and ground floor cloakroom. The dining room is particularly spacious, with a full height window taking full advantage of the excellent views towards the coast. There is ample space for a large family dining table and chairs, while stairs lead to the first floor. At the heart of the home is the fantastic kitchen/family room which also enjoys extensive views. It is fitted with a range of high quality oak units complemented by attractive granite worktops. There is also an electric range-style cooker, an American-style fridge freezer and a dishwasher, a washing machine and a tumble dryer. A breakfast area at the far end of the room has a bay window to make the most of the views. At the opposite end of the home is the study

with a large walk-in storage cupboard, and a good-sized double bedroom which has a range of wardrobes, cupboards, and an en suite shower room. The study, bedroom and en suite could be combined to form an area for a dependant relative if necessary. On the first floor, the spacious galleried landing has a large window to the rear to enjoy the coastal views. The main lounge is located on the first floor to take advantage of the views and has double doors opening onto a Juliet balcony. At the opposite end of the property is a dual aspect master bedroom suite which also enjoys the views and has a range of modern bedroom furniture and an en suite shower room. The second and third bedrooms are both double rooms and both have modern bedroom furniture, while the family bathroom is fitted with a modern white suite.

Outside, the property is well-screened from the front by high conifer trees while a tarmac drive provides off road parking for numerous vehicles. There is also a detached double garage. At the front of the home, a lawned garden has steps leading up to a paved seating area to make the most of the views, while at the right hand side of the property is a paved patio with palm trees. At the rear is a paved patio, accessed from the kitchen/family room, with flower beds, fuchsias and roses. The main part of the rear garden is laid to lawn with a variety of flowers, plants and soft fruit trees. The garden extends to the left hand side where there is a pathway to the front. Marlborough House is an impressive family home with delightful views.

EDITOR’S PICK › Watermeads, Croyde

WATERMEADS is a highly individual, beautifully presented residence close to the centre of Croyde. The detached, chalet-style home presents mainly colour washed elevations beneath a tiled roof. The original core of the home dates from the 1950s, however the property has been remodelled and extended over subsequent years. There is also planning permission being applied to extend further. The secluded ‘oasis’ gardens complement the property and tucked away at one end is a detached guest lodge, ideal as an occasional bedroom or a studio, while the main residence enjoys sea views. Situated within walking distance of the heart of Croyde, the property is close to the worldrenowned surfing beach within a coastal Area of

Outstanding Natural Beauty. Croyde’s amenities include a range of pubs and restaurants, while the rest of the North Devon coastline is within an easy driving distance. The nearby village of Braunton offers a further range of amenities and facilities, while Barnstaple is half an hour’s drive away. The front door leads into the entrance hall which has laminated flooring running through, beneath an open archway, to the superb sitting room/dining room/conservatory. The first sitting area has a fireplace with a cream wood burner on a polished granite hearth. The triple aspect diner/conservatory has a vaulted ceiling and doors leading out to the garden. An inner hallway has an airing cupboard and cloaks storage, while the kitchen/breakfast/ family room is another superb open plan room

arranged in three distinct sections. The kitchen has a cream and black polished granite theme with tiled floor, an induction hob, an integrated dishwasher, an oven and a central island, as well as views over the garden. The conservatory/ breakfast area has double doors to the garden. There is also a separate utility area. Also on the ground floor is a guest suite annexe comprising a snug, a bedroom with two fitted wardrobes and an en suite shower room. There is also a third bedroom and a family bathroom on the ground floor. On the first floor is the master bedroom suite, comprising a bright triple aspect room with French doors leading to the Juliet balcony where views over the garden, the valley and towards the sea can be enjoyed. There is a range of fitted wardrobes and on the opposite side of

OLD PASTURES Northam › £999,950 Stags: 01237 425030

OLD Pastures is a delightful 1920s residence with an annexe in a private residential road in Northam, surrounded by more than two acres of its own land. The property was built in 1927 in an Arts & Crafts style for Sir Arthur Watson to use as a country retreat. Constructed to the highest standard, the home presents stone elevations beneath a tiled roof which was originally thatched before it was replaced in 1945. This is the first time the property has been on the market in more than 40 years. Situated in one of the most sought

after, private residential roads in the area, the property is close to the amenities of both Northam and Bideford. Northam has a good range of village amenities and is close to the sandy beach at Westward Ho!, as well as the South West Coast Path, while Bideford has a greater range of facilities as well as the working quay. Barnstaple is 10 miles distant. Old Pastures is approached through an open fronted, stone vestibule entrance where a solid oak door gives access to the superb reception hallway. A door leads off to most of the principal reception rooms and a stair-

case rises to the first floor. The dual aspect sitting room is light and airy with views over the gardens, while the dining room also overlooks the grounds and has a serving hatch to the kitchen/breakfast room. The family orientated room has a range of matching units and space for a table and chairs, as well as a useful pantry area. Beyond the kitchen is a utility room and the study. From the first floor landing, doors lead to three of the bedrooms, an airing cupboard and a shower room. Another bedroom is accessed via bedroom two and could alternatively be

used as a dressing room. It benefits from an adjoining bathroom. Within the grounds of the property is The Cottage, a stone built and completely self-contained property with its own front door. The accommodation comprises a bedroom, a sitting room and a bathroom, all with views over the gardens which are a particular feature of the property. Extending to more than two acres, the gardens include an extensive terrace, an ornamental water fountain, a range of flower beds and borders, a stone pergola, a greenhouse and a shed.

The property is accessed via stone pillars with double wooden gates leading onto a private driveway which sweeps down the property, passing a detached garage on the right and leading to an extensive area of parking. A stone archway leads to an enclosed courtyard where there is additional garaging, parking and storage rooms. There is also a paddock extending to an eighth of an acre that is available by separate negotiation. Old Pastures is a charming period home with extensive grounds in an easily accessible yet private location.

Autumn colours

I

t is when the mornings and the evenings get darker that I realise that autumn is finally upon us and that this wonderful season is about to flourish. I only have to look outside to see the leaves bursting with autumnal colours; from cranberry hues to pumpkin oranges.

These rich colours are just the thing for warming me up on a crisp morning and giving me a spring in my step. It’s these very colours that you can use to take inspiration for your home to create a warm and inviting atmosphere. Whether it’s the burnt oranges you spot on the trees or the emerald greens from a crisp lawn, you can add a little colour to your space to give it a seasonal lift. With a few easy ideas, I will show you how to get autumn-ready and bring that much needed warmth through rich colours, furnishings and accessories.

Take inspiration from nature and add leaf motifs to your interiors. This wallpaper from Osborne and Little has lovely leaf design in reds and oranges; www.osborneandlittle.com, 020 8812 3000

Living rooms are a great space to be inspired by autumn. I always think that living rooms should be warm and inviting, and the colours that you see in autumn can provide the perfect fit. It’s a look that can work all year round too as these natural and warm colours have a timeless and elegant feel. If you’re looking to indulge in the wonders of autumn, you could simply revamp your walls with new wallpaper or a splash of paint. Opting for taupe, cream, golden tones and burnt oranges or – even if used in moderation – a rosy red or crisp green, will bring inspiration from the

outdoors straight back inside your house. Lighting is always important in interiors but it becomes even more so this season with the darker evenings. The effect that good lighting can have on a room should not be underestimated. It adds warmth, it can highlight the architecture of the space and it can also be useful providing task lighting, say at a desk. It’s ideal to bring together a number of different lighting options so for instance consider a central decorative ceiling light, coupled with wall lights and a couple of attractive floor standing and table lamps to add further definition. These pieces are not only a feature in themselves, but they can help to illuminate others areas such as your new paint or wallpaper. They’re also

easy to add if you’re looking for a few simple update ideas. For instance, you can use these lamps to bring colour into a neutral room by looking for a shade with a beautiful, warm and autumnal print. If you prefer a classic look, fireplaces can add a timeless addition to any home and provide the perfect setting for an autumnal evening. For those that are lucky enough to have a wood-burning fireplace, it is not only the light which is perfect for autumn, but your senses will be invigorated by the gorgeous scents of burning timbers. If your fireplace is only decorative, you could add some scented candles to bring autumn smells to your home. Your walls and lighting aren’t the only way you can get your house ready for autumn. Use a variety of different materials and textures to create an inviting and comfy atmosphere. Think about what is underfoot and consider adding a rug or runner in areas of the home that could be colder during the winter. Knits are also a great way to bring comfort to a homely setting and the chunkier the better. Knitted blankets, cushions and even foot-stalls can add a soft and cosy touch. If you have a plain sofa, why not choose a new set of cushions with a chunky knit in lovely autumn shades to really delve into the autumn trend.
