MEADE Glen is a unique and contemporary home in a prestigious coastal location with stunning views over the sea at Welcombe. The origins of the property date back to the 1920s as a holiday lodge that had previously been in the same family for more than 60 years. The current owners employed the expertise of a local firm of architects and a building company who used materials and designs that sympathetically blend in with the magnificent coastal surroundings. What stands today is a delightful property combining traditional refinements with state of the art environmental technologies, including the installation of an air source heat exchange system, solar thermal for hot water and double glazed low emissivity glass to reflect heat back into the building.
Meade Glen also benefits from being in an elevated, south westerly position, enjoying the sun for most of the day as well as uninterrupted views through the valley towards Welcombe Beach. The rugged coastline around the property is in an Area of Outstanding Natural Beauty and there are excellent walks nearby. Welcombe has a good range of amenities including an inn, a general store and post office, and a village hall. More extensive facilities are available at Hartland, five miles away, and the large town of Bude which is 13 miles away. The spacious and generous accommodation is arranged over two floors, with an entrance hall opening into the open plan living/dining area with a charming vaulted ceiling. Floor to ceiling windows and sliding bi-folding doors allow the wonderful views to be enjoyed, and the terrace is
the perfect place for alfresco dining. The room also benefits from a cosy wood burning stove and oak flooring. Fitted with bespoke, handmade units, the kitchen also has granite work surfaces and a range of appliances including an oven, hob, a fridge freezer and a dishwasher. The breakfast bar is conveniently situated to enjoy the view. A door from the kitchen leads to a sheltered, paved area to the side of the property, where the current owners have obtained planning permission to extend the kitchen or create an additional reception room. The ground floor is completed by a cloakroom and a double bedroom with an en suite bathroom and access to the terrace. An oak staircase leads to the lower ground floor, comprising three further double bedrooms
– two with built-in wardrobes and en suite facilities – as well as an additional shower room and a utility area. From the road, a five bar gate leads into a level area of parking, and in turn, a private driveway leading through to the property. There is a glorious front sun terrace with a chrome, selfcleaning glass balustrade to enjoy the stunning views through the picturesque valley. Pathways lead down to each side of the property with an area of lawn to the side. There are two detached cabins and a decked, covered veranda. The land extends to slightly less than three acres, mainly sloping with gorses, wild shrubs and woodland flowers with a stream that runs to the bottom of the valley and out to the sea at Welcombe Mouth.

On the ground floor are two double bedrooms and a beautifully appointed family bathroom with contemporary fittings. The master bedroom has its own en suite facilities with high quality fittings and a wall mounted television. There is also a utility room and a separate cloakroom on the ground floor. YOULDON HOUSE Goodleigh › £715,000 Jackson-Stops & Staff: 01271 325153 YOULDON House is a substantial, private farmhouse with a tennis court, a swimming pool and a barn set in four-and-a-half acres in Goodleigh. The grade two listed, south facing farmhouse is on the market for the first time in more than 20 years. A wealth of character is found throughout, including exposed ceiling beams, inglenook fireplaces, latched doors and original panelling. The large stone and cob barn offers potential for conversion subject to planning permission. Situated at the end of its own long, sweeping driveway in a highly private position, the property is located on the outskirts of the village of Goodleigh, and within ten minutes’ drive of Barnstaple. The home is surrounded by tranquil countryside, and many sandy beaches, the spectacular North Devon coastline and Exmoor National Park are all within an easy drive. The front door of the property leads into the entrance hall with a walk-in storage cupboard and an adjacent cloakroom. To the left of the hallway is the dual aspect drawing room which overlooks the gardens. Exposed beams and an inglenook fireplace housing a wood burning stove give the room much character. On the opposite side of the hall is the characterful sitting room, which also has an inglenook fireplace with a wood burning stove. A door leads through to the dining room which also has an inglenook fireplace. The kitchen is a superb, family orientated room with a travertine floor, and is divided into two sections. The kitchen area has a two oven Aga with an extra Aga Com-

panion which has two further ovens and a four ring hob. There is range of matching wall and base units, granite work surfaces and space for a fridge freezer and dishwasher. The breakfast area enjoys a dual aspect. Also on the ground floor is the boot room, fitted with an excellent range of built-in storage, and a shower room with underfloor heating. From the sitting room, a staircase rises to the first floor landing which has exposed beams and floorboards and gives access to the property’s five bedrooms. The first is a stunning, dual aspect room with a vaulted ceiling and Aframes. It also benefits from built-
in wardrobes and an en suite bathroom with a roll top, claw footed bath. The second bedroom also has exposed beams and built-in wardrobes, and is connected to the third bedroom, which has similar character features and furniture. The fourth and fifth bedrooms also have built-in storage. All the bedrooms are served by a shower room. Youldon House is approached via its own sweeping driveway that leads to the side of the main farmhouse, where there is ample parking and turning for several vehicles, as well as a large double garage. To the right hand side of the driveway is a full sized tennis
court and a summerhouse, while to the left side is a paddock. The main farmhouse has garden areas to the front and rear with a seating area, flowerbeds and borders. The rear garden is stream bordered, with a cobbled courtyard adjacent to the property, and the remaining garden is laid to lawn. The front garden is tiered with a stone and clay tiled outbuilding. A path leads up to the outdoor swimming pool, which is not currently in use and needs to be reinstated. Beyond the farmhouse is a large detached stone and cob barn, which offers the potential for conversion, subject to the necessary consents.

Marsdens’ holiday cottage, Torcliffe in Combe Martin, an excellent two-bedroom detached property with stunning coastal views, has been solidly booked throughout 2015, with 18 weeks already booked for 2016. Its owners clearly recognise the importance of reinvesting in their property and this is shown in the numerous positive comments in the guest book.
■ STUNNING COASTAL VIEWS: from Torcliffe in Combe Martin Recent guests to Torcliffe commented: “We came to Torcliffe the same time last year and came back because we loved the house, the views and the level of comfort whatever the weather. We were even more pleased to see the changes – the new bathroom, the decking and windows – and appreciate the money that has been spent on it. Again, we enjoyed all the little extras – it makes it a far superior rental property to all others we have stayed in over the years.”
■ HOMELY: The sitting room at Torcliffe. If you are interested in letting your property to holiday makers, please give Oliver a call for a noobligation visit. Hallowe’en inspiration
It might not be the most obvious source of ideas for your decor, but it’s a chance be extravagant
H
allowe’en is creeping up on us again. It’s scary to think that it’s just around the corner, and that means that whether you’re a fan or not, its time to carve your pumpkin, drape your house in cobwebs and stock up on sweets for the excited trick or treaters.
Now while it might seem quite preposterous to take inspiration from Hallowe’en for your home, there are things that can be taken away from this celebration that can inject fun and drama into your home all-year round. Let me take you down the rabbit hole and delve into a theatrical world filled with marvellous mirrors, extravagant fireplaces and decadent wallpapers.
CREATE A DRAMA: Deck out a chimney breast in a patterned wallpaper and set it off with an elaborate mirror above a beautiful fireplace. This Osborne and Little wallpaper sets the scene for a dramatic scheme. www.osborneandlittle.com, 020 8812 3000
Mirror, mirror on the wall; who’s the fairest of them all? Now you might not need a mirror for malicious deeds like an evil queen, but a striking mirror can really anchor an otherwise plain wall and can give a room a real sense of personality. When choosing a mirror, it’s important to think about the scale of the wall to choose a design which will adequately fill the space, but be sure to leave a generous border surrounding it. Ornate mirrors are ideal for giving a room character; try a Venetian style with bevelled glass for a pretty look, or for a more gothic twist, search for a Victorian mirror with decorative embellishments encircling the edges. Just think, what fairy tale would be complete without a mirror, so be sure to add it to your interiors. Fireplaces are for so much
more than just warming a room. I bet at the very mention of it you’ve pictured huddling round a roaring fire, listening to stories tucked under a blanket. That’s the thing with fireplaces; they’re so iconic and provoke nostalgic feelings. They have a real sense of grandeur and history which gives so much to a room. What’s more, interiors wise they can be an excellent focal point in a room. If you’re lucky enough to have an original fireplace, simply spruce it up with a good clean to bring out its original features. Unfortunately in many period homes these lovely pieces have been ripped out, but don’t despair; visit a reclamation yard or check out options on eBay. If that sounds a little risqué, many manufacturers offer great vintage-inspired fireplaces that can easily be added. Don’t just leave it at that; accessorise your fireplace to really accentuate this feature in the room. Add a mirror or painting above and consider candles and other beautiful heirlooms that you can display. I’m a fan of beautiful wallpaper and so it might not come as a surprise for me to say that if you’re looking to create drama in a room, wallpaper should really be high up on your list. A wallpaper with a bold and elaborate design can give a room real impact and there are certain types that you should head to for a little gothic style. Vintage white and black line drawings (or lithographs for the design savvy) have such character and can give a room a
real sense of history. There are some fabulous wallpapers that incorporate this style of drawing that can add intrigue and mystery to your home. Take inspiration from Cole and Son’s Wood wallpaper which features a repeated drawing of a tree, which feels both slightly spooky and calming at the same time. A striped wallpaper is hard to ignore and in monochromatic colours this becomes even more exaggerated. As it’s such a strong look, it really must be paired with neutral colours to give the scheme a sense of balance. You could also consider what type of room to use this in, and save for hallways and dining rooms where you want to impress guests or invigorate the senses. Baroque wallpapers are ideal for giving a room a little va va voom with their repeated and elaborate floral motifs. I love how feminine and glamorous these styles can be and they’re great in a variety of rooms whether it’s used as a feature wall in a lounge or bedroom, or lining an impressive hallway. To keep a baroque wallpaper feeling contemporary, try subtle shades such as pale grey or mauve to lighten the overall look. Whether you simply add a candelabra to your fireplace or deck out a room in a new wallpaper, have fun and decorate your home with beautiful and dramatic elements that will work all year round. ABBOTS HILL Beaford › £799,000 Stags 01271 322833
ABBOTS Hill is a beautifully presented, grade two listed period farmhouse with an annexe in timeless and tranquil rural surroundings in Beaford. The property’s listing document states it dates back to the 17th century and was enlarged in the late 18th or early 19th century. It is understood the home was once part of the Hartland Abbey Estate. Internally, the house has been sympathetically updated with 21st century refinements complementing the many original period features. The accommodation includes a ground floor apartment which can be self-contained or incorporated into the main house. Situated in glorious rural surroundings on the outskirts of Beaford, the home is close to many village amenities including a period inn, a
church, a cricket ground, a tennis court, a primary school and a village hall. The historic market town of Great Torrington is six miles away and offers further amenities including banks, independent shops, a post office, schooling and leisure facilities. From the cobbled entrance area is a feature open porch with a slate roof, which leads into the reception porch with feature gothic timber work and a flagstone floor. A hallway with a vaulted ceiling has a galleried landing above, while a cloakroom is off. The sitting room has a feature inglenook fireplace, a multi fuel stove, exposed floorboards and French doors leading to the grounds. At the opposite side of the house is the spacious dining room with an impressive bay window, exposed
floorboards, feature beams and a recessed fireplace. A study with period features is adjacent. At the heart of the home, the kitchen/breakfast room is beautifully presented with a comprehensive range of bespoke, custom made, floor mounted units with numerous cupboards and doors beneath. There are ample areas of polished granite work surfaces as well as an island unit and a dresser. A recess houses a four oven Aga while sash windows allow lovely views. A walk-in pantry is a useful space, while a separate utility room has large slate floor tiles and plumbing for a washing machine. Also on the ground floor is the annexe which comprises an L-shaped living room/kitchen, a bedroom and a three piece shower room. On the first floor is an attractive galleried
landing with a feature balustrade and oak flooring. The master bedroom has a splayed bay window, a dressing room and an en suite bathroom. There are four further bedrooms, a family bathroom fitted with a three piece suite, and an additional shower room. To the front of the home, gated access leads to an extensive parking area and a double garage. A pathway then leads to a cobbled courtyard, and beyond is a sheltered area of garden with an upper area of lawn and a summerhouse. The remaining grounds are laid to sweeping lawns and are interspersed with specimen trees, shrubs and an orchard area. A terrace seating area is the perfect place to enjoy the tranquil, rural surroundings.
