hey say that March “comes in like a lion and goes out like a lamb.“ I am not sure if that is so true this year, but as I write this, I truly hope we do not get a winter storm at time of press next week. The “Ides of March” on the 15th of the month has always been one to watch out for. Since the inception of the Roman calendar this was a date that signified beware of bad things to come, there was a lot of drama in Rome back in the day I guess. We are at a time when we make the turn from winter to spring. This year winter has not been winter so I dearly hope we have a spring. It is a time when we assess and plan for much more light and being outdoors. We turn the clocks ahead now at an earlier date, which I for one think was the best idea ever. At our Homelife Magazine we too are planning for things ahead. In April on the 14th and the 15th we will launch our first ever Home Show. The New England Homelife Home & Lifestyle Show at the Swansea Mall. It promises to be a showcase of real estate, mortgage solutions, insurance, taxes, and lifestyle and home improvements. We are looking forward to seeing you all there. In this issue you will find great tips on home organization, mortgage advice and views on property assessment. Like every month, lots of great homes both here and with our new client, one of Florida’s most respected builders Lennar Homes in the Sunshine State as well. Should I use a realtor? by Peter DeFusco

I am often asked this question by clients who either have a current home to sell or are looking to purchase a home. I always give them the same answer, a resounding YES! People think that they can market their homes as well as a Realtor can and that is a huge misconception. Realtors are trained professionals whose job it is to understand the local market and price homes accordingly. There is more that goes into selling a home than just setting a price and putting a for sale sign in the yard. Especially in the current market we find ourselves in. The property needs to be priced correctly, which usually means the homeowner needs to put their sentimental feelings aside and really understand the market, which is where a non-biased realtor comes in. More often than not, homes that are for sale by owner are not priced correctly. That can make all the difference in the world when it comes to selling your home. A Realtor will do a market analysis to come up with a price that the market

will support. A Realtor has more avenues to advertise your home than a homeowner, from newspapers, local magazines and the internet as well as open houses. Also Realtors can place the property on MLS, Multiple Listing Service, which gives all Realtors access to the property information that they in turn can pass along to their buyers Aside from marketing the properties, Realtors also have other responsibilities that comes with selling a home. If the property is located in Massachusetts and has a septic system, than the system needs to be tested and pass what is called Title V. This can be a daunting task if you don’t know where to turn. A Realtor is also responsible for getting the smoke detectors certified by the local fire department as well as any final water bills that need to be paid. They schedule an average of 10 showings on each property before it is sold. Which is time consuming and can be frustrating for a consumer to tackle this on their own. Appraising

Appraisals

During real estate transactions, home appraisals can be a source of celebration or consternation. When an appraiser determines a home’s value is equal to the selling price or higher, buyers, sellers, real estate brokers and mortgage lenders frolic to the closing table. However, should the appraisal come in lower, the same people start a witch hunt. Ultimately, if the appraiser maintains his position, the buyer and seller must bridge the financial gap for the bank to fund the buyer’s loan. If they don’t, the deal dies. Appraisers and agents use different methods to determine a home’s value which can make for contentious conversations. Brokers and agents use comparable properties to price the residence ahead of the market and then negotiate the selling price. Appraisers compare the subject property’s features against those of the comparables and make financial adjustments for any differences. The idea is to have each comp as similar to the subject as possible so the appraised value can be reached. During the boom years, appraisal processes were inconsequential. High estimates were common so banks made loans, deals were closed, brokers were paid and people moved. Nevertheless, Gina Wood, a REALTOR® from Osterville’s Kinlin Grover Real Estate, speaks to how agents, lenders and appraisers worked deals in those days. “Back in the day, the appraiser wouldn’t come to the property, not even a drive by,” says Wood. “They relied on agents to come up with the comps. Buyers, sellers, lenders and even appraisers on a quota system had an interest [in seeing deals

close].” Today, mortgage and real estate professionals can no longer communicate with appraisers. Federal laws mandate a third party assign the jobs instead. Federal legislation won’t help resolve disputes that arise when agents feel the appraiser is unqualified because they aren’t familiar with the market’s nuances. John Corcoran, Broker and Agent with Boston’s Otis & Ahearn Real Estate, knows what to expect when an appraiser is market savvy. “I currently have a 1,000 square foot, one bedroom [condominium] on the market,” says Corcoran. “Appraisers are going to only use one bedrooms, which there are not many. If an appraiser is familiar with downtown [Boston] condos he or she will focus on price per square foot and not necessarily on the number of bedrooms.” While a transaction’s participants have their point-of-view about the appraisal process, it’s industry professionals do too. Gregory J. Accetta, MAI, is the President of the Rhode Island Chapter of the Appraisal Institute and a former Chair of the Appraisal Standards Board. Accetta’s believes consumers and agents don’t fully understand the appraiser’s role in the context of the overall U.S. economy. “Recent history has shown what can happen when the quality of appraisals are low,” says Accetta. “Attempts by lenders, brokers and property owners to coerce or pressure the appraiser undermines the safety and soundness of our financial system. At day’s end, people may not like the end result, however, that doesn’t make the appraisal wrong.”

There is only one place in this country where it is warm through the fall and winter months and South Florida is the place.
