Rates, Great for Homebuyers & Refinancing
Homebuyers Advantages
According to Freddie Mac's weekly mortgage rate survey, 30-year mortgage rates dropped 9 basis points (0.09%) last week, falling to 3.84 percent, on average, nationwide. Last week's drop marks the largest oneweek mortgage rate drop since January of this year, and puts 30-year mortgage rates below four percent for the fifth straight week. As September winds down, conventional rates are near 3.875% for home buyers paying points at closing; and rates for FHA and VA loans are as much as three-eighths of a percentage point lower. This is the lowest mortgage rates have averaged since May 2015. Because mortgage rates have dropped, today's home buyers can afford close to 10% "more home" as compared to the start of last year. If you could afford a $300,000 home last year, this year, you can afford a home at $330,000.
Refinancing Advantages
But, it's not only home buyers who are benefitting from today's low rates. With mortgage rates down, millions of U.S. homeowners are back in the money to refinance. To be "in the money", your mortgage rate must be more than 150 basis points (1.5%) above today's rates; and, your loan must more than 10 years remaining with a balance larger than $50,000. With mortgage rates below the psychologically-important 4 percent figure. Loans now cost just $476 monthly for every $100,000 borrowed, not

Pay Off the Mortgage Faster One of the biggest benefits of a 15-year mortgage term is the ability to quickly pay off your home loan. This option is perfect if you plan to stay put and don’t want to pay your mortgage for a lengthy period of time. Mortgage payments are huge expenses, but with your payment out of the picture, you can focus on other things like preparing for retirement, working less hours, and enjoying the freedom of not having

a mortgage payment. Save Money on Interest If you’ve ever taken out a loan, you’re familiar with interest and how quickly it can add up. Factors such as your credit score and down payments can affect the interest rate on a mortgage. However, the shorter your finance term, the less you pay in interest; therefore, choosing a 15-year mortgage over a 30-year mortgage saves you a ton of money in the long run. For example, if you finance a property for $200,000 at 4% interest over 15 years, you’ll pay $66,288 in interest. However, if you finance a home for the same amount with the same interest rate for 30 years, you’ll pay a whopping $143,739. Build Equity Faster Equity is the difference between your house’s value and what you owe your home loan lender. Home equity builds as your property value increases and your mortgage balance decreases. Unfortunately, equity builds slowly with a 30-year mortgage because it takes longer to pay down the principal balance. However, since you pay less interest on a 15-year mortgage, you can build equity at a faster rate. Before making a final decision to apply for a reduced term mortgage, it’s important to note that shorter mortgage terms aren’t right for every buyer. Over the last few years, drastic turnarounds have occurred in the Condo Living lead by a boom in the metro Boston market. This trend is now showing up in markets in Eastern, MA and Rhode Island. Traditionally a single family home has appreciated at a better rate then a condo but in 2016 that trend has changed. For the first time ever in the state of Massachusetts the median sale price of condos in the state was $320,000 last month, compared to $289,900 a year earlier. The m e d i a n for singlefamilies was $315,000, a slight decrease from $318,000 a year earlier. Inventories are low, foreclosures are rapidly declining and we are seeing trends that could very soon lead to sharp increases in planning and development of condo projects. The condo market has been stimulated by a number of factors which have slowly evolved over a number of years. A condo

is a common first step for first time home buyers and a natural progression for Baby Boomers who are downsizing in their later years and less enthusiastic about home maintenance. Condo prices are climbing faster than the region’s overall housing stock, driven by empty-nesters trading suburban singlefamily houses for a perch in the city and wealthy international buyers shopping for a home in Boston. Developers are gradually shifting to meet that market, planning more condos after a several-year run of building apartments all over town. In the first nine months of 2015, according to city figures, 28 percent of new housing permitted in Boston was for condos, up from 26 percent in 2014 and 17 percent in 2013. In the last three months, more than 40 percent of permitted units were condos.

In August of this year, The Massachusetts Association of Realtors® (MAR) reported that there was no slowing down in the number of accepted offers being made in July as pending home sales rose again over eight percent from last year, while condominium pending sales were also up. Prices for both property types continue to go up. The strong market was reflected in a high Realtor® Market Confidence Index. For the first time in 65-months inventory on condos for sale has increased, a sign that sellers sitting on the sidelines are now listing their properties.

Metro Boston In greater Boston, condos are strongly outpricing single-family homes, a sign of strong demand to live in Boston and its immediate environs. A bit of that year-over-year surge reflects a rebound from the 2015 winter, when snow and cold kept buyers home. But mostly, real estate observers say, it reflects a market that is very strong this summer. The median price for condos in nine downtown neighborhoods, South Boston, and Charlestown jumped nearly 10 percent from 2015 levels, to $680,000. Prices for luxury condos — buildings with concierge service and parking — climbed at double that rate, to a me-

The new Four Seasons tower (One Dalton) has its opened sales office, with its 180 “ultra high-end” condos. In the Seaport District, three new super luxury condo high-rises are underway. 22 Liberty, a 120-unit condo tower at Fan Pier is sold out. On Pier 4, New York developer Tishman Speyer is hoping to break ground soon on a curved, glass 9-story super luxury condo building with 100 units. Over in the Fenway, work is well underway on the Pierce, a 30-story tower with a mix of condos and apartments.

Rhode Island In Rhode Island A new study is bringing good news to Providence –RI’s capital city has been named the top real estate market to watch in 2016. Economists at Realtor. com looked at past trends, housing and economic data for the 100 largest markets in the country to determine which cities would be considered “hot spots” by predicting future home sales and prices.
