To Buy or Not to Buy? That is the Question. Although it seems

the real estate market is finally showing some moxie, it's the rental market that has been grabbing headlines. The demand for rentals hasn't been this hot since 2002 thanks to skittish banks with fickle lending requirements forcing would-be buyers to rent. In Greater Boston, rental prices have skyrocketed between 7% and 11% depending upon the location. In fact, according to Harvard University's Joint Center for Housing Studies, Boston's median rent is $1171 and the median mortgage payment is $1269 based on 20% down. So, does this mean that renting a home is more expensive than owning one? In order to make a good decision, you need a comprehensive tool. I found The New York Times has one of the best. You can create possible scenarios by adjusting a host of financial, time and even market variables. Even more important, you'll receive a complete summary that highlights the better path. 18

It's like buying a home interest free.” While lower priced homes are one form of purchase opportunity, waterfront properties are quite another. Between 2009 through 2011, the average sales prices of waterfront homes, and/or homes that have waterfront features have increased from $1.33mm to $1.52mm which is 14%. Through the recession, the only price dip was between 2008 and 2009 were the average sales price fell just 1.4%. The drop was a function of six sales that were 3-bedroom/1-bath single-family waterfront homes priced between $500K-$700K.* We can deduce that since these properties have maintained their value, the owners have maintained their equity too. Brad Sprogis has been practicing real estate for

However, he received a nice surprise while refinancing his home back in 2009. “In 2009, I was refinancing and I thought I would get crushed by not having enough [home] equity,” said Sprogis. “The appraiser told me that the homes in walking distance to the beach have held their value.” So, owning a SouthCoast waterfront property seems to be an awesome future investment to build and preserve equity. Organize every closet in your home. Everybody wants great closet space and if your closets are cluttered, buyers won’t get a clear picture of how the space can be utilized. Now is a great time to take everything out of your closets and go through them. This will also help you with your packing process. 2. Organize your kitchen. We all want a big kitchen to entertain and prepare meals. If

your kitchen, food closet and cabinets are cluttered the buyer won’t feel comfortable in your kitchen. 3. Get rid of anything that is a dust collector. Pack away your collectibles, chatzkies, and anything else that is cluttering up your home. Buyers want to imagine themselves living there and it will be hard to vision if they don’t have a clear picture of the space. 4. Bedrooms are for sleeping and relaxing. Make this room the most peaceful, serene room in your home. No clutter! 5. Less is more. Be a minimalist.

Al Levesque has been a licensed arborist since 1991. When he was just out of high school he had worked for 2 other tree companies, and that’s when he knew what he wanted to do. His brother Scott started Levesque’s Tree Service in 1991, two weeks before Hurricane Bob, and Al joined him shortly after. Al does all the estimates, and because they have 3 crews running every day with 5 licensed arborists, any work that is needed will be done within a week. I sat down with Al and asked him a few questions that every homeowner should know the answers to. Q. Why is it critical that you have your trees checked each year by an arborist? A. All trees have the potential to have defects, so it’s really important to evaluate the defect and the likelihood of failure. That will give us the opportunity to take action if necessary. All mature trees have some degree of decay. The extent and location of the decay will determine the risk factor. You don’t want to take the chance of having people or your property hit if a tree fails!

Q. How important is pruning trees for their overall health? A. Pruning a tree is very important and the most common tree maintenance procedure. If done incorrectly it can cause damage that will last for the life of the tree, or worse, shorten the trees lifespan. Routine thinning does not necessarily improve the health of a tree. In fact heavy pruning can be a significant health stress for the tree. Having a professional arborist do the trimming for you is important because he can determine the type of pruning necessary to improve the health, appearance, and safety of your trees. Proper pruning, with the understanding of the


tree biology, can maintain good tree health and structure while enhancing the aesthetic and economic values of your landscape. Q. So many trees do great damage in a hurricane or high windstorm. How can this be prevented? A. High winds and heavy rain can wreak havoc on weak and stressed trees, causing branches to snap, or trees to uproot. As evidenced by the recent storm we had in July, my days ahead were extremely busy cleaning up the debris. Just a little maintenance beforehand could have prevented a lot of extra work. Regular pruning done by a professional arborist over the course of the trees life can create a sturdy, well spaced framework of healthy branches with an open canopy that allows wind to flow freely through. Q. What is the rule of thumb for thinning out trees on your property?

Thinning out is the cutting down and removal of a portion of trees. This is done to provide more growing space for the remaining trees. This will lead to an increase in size of individual trees, providing you with a much healthier, stronger, mature tree. Q. What does an average maintenance visit cost for a homeowner that would include pruning? Of course the cost of the job depends on how many trees there are, how large they are and if any work has been previously done on them. It also depends on the location of the trees on the property. Access is key. It will all depend on if we need to use the bucket truck, or if the tree has to be climbed, or if the crane is necessary, all those factors have to be taken into consideration when determining the cost.
