This month we take a peek at the historic seaside region from Fairhaven, Massachusetts west to Little Compton, RI. This 30mile stretch along the south facing coast of New England is home to some of the most magnificent coastal communities that offer a quality of life that is truly spectacular by all measures in today’s market. Ocean access, pristine beaches, wonderful parks and recreation are just the beginning. If you’re looking for small town character and seaside living in New England, there are few choices as diverse that offer as much anywhere in the region. Along the Eastern Massachusetts shore from Fairhaven west to Dartmouth, South Dartmouth, Westport and Little Compton, Rhode Island communities have found a way to preserve the past and manage growth while maintaining the pure natu-

Padanaram is a wonderful seaside community looking out over the Elizabeth Islands in Buzzards Bay. The historical significance and detail that make these homes distinct from modern real estate can be alluring. Anne Whiting, the Broker/Owner of Anne Whiting Real Estate, says these residences are not for everyone. Whiting has over 20 years of experience in the region. “Many of the homes in the village Padanaram date back to the early 1800’s,” says Whiting. “The architecture in most of them is original which is appealing to some buyers who do not want a cookie cutter kind of house.” From a market perspective, South Dartmouth home values have rocketed by 31% and the average selling price has risen from $396,000 to $472,000 between this year and last. Some of the predominant market drivers are homes priced between $250,000 to $299,000 and those that are $350,000 and $399,000. Both price ranges realized year-overyear sales increase of a 100%+. While there are plenty of places to settle in Dartmouth, Padanaram, which is in South Dartmouth is by far one of the most unique communities in the region and the most sought after by buyers. Whiting says, “On the whole, Padanaram offers a serene setting with the harbor just steps away and the local flavor of village shops and restaurants.” Westport, MA so named because it was the western most port in the original Bay Colonies, is home to one of the most magnificent south facing state beaches in New England, 8

It is also a coastal community that has comprised of small village regions along the Slocum and Westport Rivers where grain mills and farms and fishing industries were prevalent along the shore. Westport is unique in the sense that the village area or Main Road area is the center of
the town with quaint shops, historic homes and small restaurants. The Point region of the village is one of the town’s most historic areas. Just west, a region in town called Acoaxet along the western branch of the Westport River has beautiful seaside homes along the river and ocean front homes on Buzzards Bay at the point. There are great choices for both historic and new homes in town with price points in almost all ranges. From the village of Westport the coastal communities of Little Compton and Tiverton RI sit along the shores of Narragansett Bay on the East Passage of the Sakonnet River. Originally part of the Plymouth Bay Colonies in Massachusetts these towns secured their own decree and were annexed to Newport County, RI in the 1700’s along with Bristol, RI. Little Compton and Tiverton were coastal fishing and farm communities. Little Compton’s South Shore & Goosewing beaches nudge up against
the state line of Massachusetts, one of the few 2 state beaches in New England. Little Compton has often been referred to as “Rhode Island’s Secret Coast”, it is just out of the way and people who live here like that just fine. Little Compton, RI is a place that remains very much the same from a bygone time. It is truly one of the most quaint and beautiful places in all of New England. Decades ago the town was comprised of mostly summer homes of which there are still many residents

Construction Financing
Construction Financing Construction and REHAB loan financing has always been a great way to either build the home of your dreams or upgrade an existing home to the level you as a buyer want. Construction and REHAB financing has seen a regrowth recently for a few reasons. With the number of foreclosed properties on the market these days that need work, buyers are able to get a home that might need a little TLC or a complete rehab at a low price and fix it up at a relatively low cost and have a property worth a lot more than they put into it. New construction homes as well are now priced much closer to existing homes which enables buyers to purchase a brand new home for nearly the same price as an existing property. This has never been the case before. Construction loan financing is harder to qualify for then regular financing. It also requires more patience as well, but the end product is usually 72

exactly what the buyer wanted when they began their search for a home.There are a few different types of construction and rehab loan financing available which I will go into more detail.
Conventional Construction / REHAB Financing This loan requires a 10% down payment.This is the most common type of loan that is used for a new construction home. If a buyer wants to put down 10% as opposed to 20% then the qualifying guidelines are a little tighter.This is very popular with either someone looking to buy a package from a builder, (lot and home included) or buy someone who currently owns the lot. If you own the lot already you are way ahead of the game. The land would be considered the down payment and in this case most borrowers are able to avoid PMI (private mortgage insurance).

FHA 203K There are two types of 203K financing available. The first is the regular 203K loan that can be used to significantly upgrade an existing home.The down side to this is that for this 203k loan you will need to have an FHA inspector involved in the process which adds to the cost as well as to the time frame for completion. FHA also offers the 203K streamline loan which allows up to $35,000 to be used to repair the home. With the streamline loan nothing structural can be included in the work. You do not need the FHA inspector for this loan. Both of the 203K loans require a 3.5% down payment. The streamline option of this loan is very popular with some of the foreclosed properties that need a little TLC to make them habitable.
Mass Housing REHAB Loan A very popular loan for first time buyers. This requires a 3% down payment for single family homes a 5% down payment for 2-4 families. A nice feature of this loan is you only need a minimum of $7500 in work. This is a loan that has become more prevalent in today’s market. As with all Mass Housing loans, qualifying is harder and there are income limits. Most banks do not offer all of these types of financing but here at First Eastern we offer all of these loans as well as some others. It is very important to work with a bank that can give you all of the options. Please feel free to call me with any questions you may have.

You can’t start the organizing process until you declutter. 2. Keep like items together and categorized. Don’t have like items scattered all over your home. When you go to search for an item you will find it in no time. No time will be wasted trying to remember where items are located. You will save money because you won’t be purchasing duplicate items. If you can’t find something, what happens? You buy another just like it only to find it hiding in a drawer months later. 3. Have drawer organizers in every drawer. Your bedroom should be the most serene, calming, and peaceful room in your home. Clutter and disorganization is the last thing you want to see before you go to sleep. Do you want it to be the first thing you see when you awake in the morning? 7. Have a filing system for your bills and important papers. Paper management is the #1 issue people have difficulty with when it comes to getting organized. Handle your mail right away. Toss, shred, file, keep or attach to your to-do list. Keeping a to-do list will keep you on track for the week. You will know where you need to be and what you need to accomplish during the day. Limit your project to 3 hours. I find that any more than 3 hours and people get overwhelmed, tired, hungry, and they lose focus. Focus and limit your distractions while you
