YOUR REAL ESTATE NEWS: OUR HOT MARKET By Mark Wimmer, Realtor, Keller Williams, AEPG Group . In 2016, Tampa Bay area real estate prices jumped over 14%, with Pinellas County leading the way at 16.1% (source: Florida Realtors database) This January, Tampa Bay was named one of the “Top 20 Hot Markets” by Realtor.com. What’s behind this fantastic news? First, almost all of the foreclosures and short sales from 2007 on have been sold. Second, since demand continues to grow and new building has lagged way behind, there is limited inventory available in almost all price ranges. The result is many of our clients now are seeing contracts in weeks, not months. Even better, often there are multiple offers and some homes have sold for 5% and even 10% higher than the asking price. The forecast for 2017 is not quite as strong because the cost of financing has inched up. But more buyers, both domestic and international, are looking and want to buy. General forecasts

6

range from12% to 14% increases, depending upon the community and the interest rates. For example, we recently closed a home in the $250,000 to $300,000 range that had a contract offer within two weeks after going on the market. It was a straightforward deal and closing. What are they keys to selling for the highest market dollar in the shortest possible time in today’s hot market? First, always deal with a quality agent who is innovative, knows the market, and is a strong negotiator. Our group has sold over $100 million, knows all segments of the market, and does many things that other agents do not do. This is includes state-of-the-art internet both nationally and internationally, ad-agency level copywriting, a yard sign that is actually a full color ad for you home that sells your home (not the agent or brokerage), high-quality E-mail brochure for all inquiries and for other agents with possible buyers, professional photographs with a key sales point in each photo to sell your

home, and much more. Second, always make this statement followed by this question when talking with an agent about marketing your home. “It seems that all agents do pretty much the same thing to sell a home such as putting on the MLS, taking photos, and brochures. Don’t tell me about what you do that other agents do. What do you do that is different and show me some examples?” I would love to talk with you about what we do, why we have been so successful for our clients, what we do that is different, and specifically how we would market your home. At this time, we also would be happy to give you a CMA evaluation of your home and ranges of possible sale prices. We also cover the three most effective pricing strategies in today’s market, and many key points in preparing for negotiations in advance of when we receive one or more contract offers so everyone is well prepared. We also give you up-to-date information about how we handle new problems that consistently emerge in marketing homes. For example, recently bank appraisals of home values

APRIL 2017

supporting the contract price are not keeping pace with the market rise, so we have to be ready to show your home is worth the price under the loan to value requirements of the loan so we can proceed to closing. Our policy is that the best defense is a good offense … so we prepare for multiple contingencies at the beginning of our marketing your home; we don’t play “catch up” with surprises at the end! For more information, please call me, Mark Wimmer, at 727-277-5459. Mark Wimmer is a top real estate agent with Keller Williams Realty, the largest real estate brokerage in the world by far with almost 150,000 agents. Before entering real estate, he was a top mortgage broker with multiple financial organizations, so he brings outstanding expertise and skill in both selling your home and financing. The AEPG group has sold over $100 million in residential real estate. If you would like to talk further with him, call 727-277-5459 or send an E mail at mwimmer@kw.com.

that she is a Cool Body Sculpting Specialist with the expertise to attack those trouble spots! Cool Body Sculpting is a nonsurgical, fat-freezing, fat-reduction treatment that uses controlled cooling to eliminate stubborn fat that persists after efforts of diet and exercise have failed. The results are proven, noticeable, and lasting—so you’ll look great from every angle. Just in Time For Swimsuit Season! Cool Body Sculpting technology safely delivers controlled cooling to gently and effectively target the fat cells underneath the skin while leaving the skin itself unaffected. For many, Cool Body Sculpting is the perfect way to tighten up and slim down

those problem areas just in time for swimsuit season! Cool Body Sculpting is for those individuals who have stubborn areas of fat that do not go away with diet or exercise. It’s typically recommended for people who are within 20-30 pounds of their ideal weight. It is not a weight loss solution and it’s not for the clinically obese. Once your ideal goal is achieved, a healthy regimen of diet and exercise is encouraged to maintain lasting results. Each session typically lasts 1-2 hours, depending on the area of the body being treated and the type of applicator used. After the treatment is complete and the device is removed, the area will be massaged to maximize results. This will feel similar to a deep tissue massage. Recovery time is minimal, and you should be able to return to your normal, daily routine immediately after your session. Most patients begin to notice results 4-6 weeks after the initial treatment, with full results after 12 weeks. More than one treatment may be necessary to achieve your desired results. Laser Me Beautiful! Dr. Frangos specializes in laser

care for anti-aging, resurfacing, vein treatments, tattoo removal and hair removal. By using leading edge laser equipment, she is able to get remarkable results in a short amount of time. Anti-Aging: Lasers have come to the forefront in anti-aging beauty treatments. Technology has made it possible to get fresh, younger-looking skin easily and with little discomfort. Laser care can undeniably correct many issues that we face with our aging skin. Laser works for dark spots, fine lines and wrinkles, scarring, spider veins, uneven skin tone and texture, and facial redness. The type of laser treatment you receive will depend on what needs you are addressing. Tattoo Removal: Getting a tattoo is meaningful, and sometimes proves to be a great decision. At the time, you are inspired to have art become a permanent image on your skin. For some this is a happy decision that they will cherish forever. For others, it’s a reminder of a time they’ve moved beyond. Maybe it’s that tribal armband that peeks out of every t-shirt you own, or the name of your previous lover emblazoned on your skin (no you didn’t!); whatever

the case may be, tattoo regret is all too common for many people. What if there was a way to make that mistake disappear from your skin altogether? LaserSpa of Tampa Bay can help erase unwanted tattoos and pigment with PicoSure, the most advanced laser treatment available for safe and effective tattoo removal. PicoSure targets unwanted ink more effectively than ever before, successfully removing difficult ink colors such as blue and green, as well as previously treated tattoos. Fewer treatments, improved recovery time, and faster results are achievable with PicoSure’s groundbreaking picosecond technology. The number of treatments you’ll need will depend on the age, size, and color(s) of your tattoo. The color of your skin, as well as how deep the tattoo pigment goes, will also affect the removal technique. Smaller tattoos will require fewer pulses while larger ones will need more to remove them. In either case, to completely get rid of a tattoo, it will take several treatments. After each visit, your tattoo should become progressively lighter.

Laser Hair Removal: LaserSpa of Tampa Bay uses only the finest lasers available to get the most safe, efficient and effective results for all of its treatments including hair removal. I can personally attest to the success of laser hair removal with Dr. Frangos. So far, I have had three treatments of laser hair removal from LaserSpa, and the results are definitely evident. Facial hair is something that I have hidden for years. It got to the point where I had to shave every day. Dr. Frangos made me feel at ease during each of my visits. After only three sessions, I see an amazing difference! LaserSpa of Tampa Bay uses toprated lasers for hair removal including the Lumenis® Lightsheer Diode Laser, Cutera™ XEO Yag Laser, and an option of Palomar’s Starlux™ 500 IPL for combination of hair removal and anti aging in one (for face only). The ability to select between three lasers for hair removal allows treatment all skin types, including dark and tanned skin. (Laser treatments may be ineffective on hair that is blond, red, white or grey. In these cases, electrolysis may be recommended.) Get yourself ready to rule the beach! LaserSpa of Tampa Bay has so many great options for beauty, and the woodsy backdrop and beautiful spa furnishings let you forget your busy life, so make that appointment and treat yourself to something you deserve. Pete made an excellent recommendation for replacing a large tree that was giving us problems (which he pointed out would only get worse) with something entirely different that will be much more attractive and much easier to maintain. His crew arrived on time and they were very professional throughout. They even took extra time to show me a few tricks for maintaining the new trees. Frankly, for the price we paid, I was surprised at the size of the crew and the amount of equipment they brought, but the made short work of the entire project. Plus, they had to remove some curbing and plants to access the tree. When they were done, they replaced everything and you cannot tell they even disturbed those items. This is our third time using this company and we will definitely use them again. Suncoast Women’s Care Celebrates its 15-Year Anniversary By Kim Thomas It was fifteen years ago this April, that Dr. Wanda Torres opened the doors to her practice Suncoast Women’s Care. Dr. Torres laughs and even tears up a little recalling those early years. Like anyone who has built a business from the ground up, Dr. Torres had to make personal sacrifices and work insane hours to make her vision a reality. “I started from zero. I had this idea for Gentle OB/GYN Care for Women by Women. But I opened the doors and there were no patients at first.” Dr. Torres would keep her doors open during office hours, then she would head to the hospital to meet other doctors. She volunteered. She put herself out there in the medical community so that the primary care physicians in the area could get to know her and the referrals started coming in. Suncoast Women’s Care has seen tremendous growth, and though there are two men working in the office (one is Dr. Torres’ husband Javier), Dr. Torres has stayed true to her mission to have an all-female medical staff so that her patients know their care providers understand what it’s like to be a female patient. Suncoast Women’s Care is no longer located in a tiny office; now Dr. Torres has a spacious office on the second floor of the BayCare Medical Arts Building on Trinity Oaks Boulevard in Trinity, and now there are two OB/GYN doctors. Suncoast Women’s Care welcomed Malieri Colon-Rivera, MD in 2015, and they also have two nurse practitioner midwives. Nowadays, Dr. Torres can’t go out for a local shopping trip without running into mothers and the many babies that she helped bring into this bright

14

world. She and her husband Javier have a sweet and joyous relationship and it was enjoyable to see their way with each other. “Oh yes, remember the other day at the restaurant when two mamas came up to us with their strollers,” she says and Javier laughs, saying, “and forget about it if she says she is going to the store for half an hour, she is gone for hours…” with Dr. Torres returning his laugh and the banter, “but I can’t help it – I always see so many mamas who want me to see their babies and how they are growing!” She loves it! “We are members of a local congregation and have been able to go to baptisms, communions and even the confirmations of some of the babies I delivered. It’s exciting to see how they’ve grown.” It is clear that Dr. Wanda Torres is doing what she was meant to do. Her office walls are filled with photos of mothers and their babies, even her logo represents what she loves and features a mother’s face looking down at her newborn. Suncoast Women’s Care offers the full scope of OB/GYN medical care, including laparoscopic and robotic assisted surgeries. “I was the first doctor in the area to perform single site robotic assisted hysterectomies,” says Dr. Torres, who does these types of surgeries at Mease Countryside Hospital. Suncoast Women’s Care also offers in-office ultrasound, and can perform many procedures in-office such as leep cone biopsy, endometrial ablation, and hysteroscopy to check for polyps. If you are looking for an OB/GYN practice that will embrace you and care about you and your personal choices as an individual, call Suncoast Women’s Care. By Kim Thomas Known for its beautiful awardwinning course and open-to-thepublic, award-winning restaurant and bar, ¡CUATRO, TPC Tampa Bay also is one of the home courses for the USF Bulls Women’s Golf Team. Head coach Tiffany Prats says, “The relationship we have built with TPC is allowing our team to train at one of the top facilities in the area. Their staff and everyone at the club have been so welcoming to our girls. It is a place that we truly enjoy being.” TPC and the USF Women’s Golf Team have some exciting events planned. We are really excited to have a home course advantage, as well as showcasing some of the top collegiate women golfers.” TPC Tampa Bay’s General Manager Craig Cliver, PGA, said, “Our relationship with USF is great and the Women’s Golf Team even better. the game of golf will always be an integral part of the experience.” On the beautiful windy day when I visited, the coaches were very pleased with the team’s recent performance at Florida State University, and though they didn’t win, they had some shining moments. Coach Prats shared, “Our senior Nicole Autrique shot the low round of the day with a score of 67, which was 5 under par.” Coach Tiffany Prats has been leading the team since July 2016. The Gainesville native played college golf at the University of Miami. “This first year has been about rebuilding the team and the USF Women’s Golf brand. At one time, USF Women’s Golf was one of the top teams in the country and I look forward to getting us back to that place.” Assistant Coach Kelli Pry was a USF Bull, playing golf on the USF Women’s Team. “During my senior year in 2012, we were in the Big East Conference and beat Notre Dame by one shot to win the tournament.”

Technology With A Human Touch Most of us depend on computers and other IT devices every day. Occasionally these devices act quirky, slow down or completely breakdown. When this happens we need someone to help us solve our problem quickly. We want someone to give us reliable and courteous service, someone who will explain the problem without confusing “technology jargon.” Most of all, we need someone we can trust who will give us an honest assessment of our situation and charge a fair price to fix our problem. “We treat every customer like a friend and every computer as if it were our own,” said Bob Dalles, president of Bob The Computer Guy & Associates, Inc., a full-service computer and IT company dedicated to making every customer happy and completely satisfied. “We understand how stressful it can be when the technology we have come to rely on does not work,” Dalles said. “And then the additional stress of having to disconnect the computer, drag it into a repair shop, then wait days or weeks to get it back.

20

We make the repair process convenient because we come to the customer and perform our computer repairs onsite. It’s a major convenience that our customers love. They schedule a time for us to come to their home or office, and when we leave, their computers are fixed and their problems are solved.” Dalles’s company serves hundreds of customers in the Tampa Bay Area. Many are businesses but the rest are home users. “We especially enjoy working with individuals in their homes,” Dalles said. “They need tech help too, and are not always sure where to find service performed by professionally certified technicians. I feel that everyone needs and deserves access to professional quality computer help.” Associate-technician Christian, is very popular with senior citizens. “There are a lot of tech savvy seniors who rely on their computers every day. Some have commented to me that they really appreciate the way Christian takes his time to explain the repair to them, one customer even said she

Your computer’s hard drive data files can be completely purged to protect your privacy, which helps minimize potential identity theft. Then, once the data has been safely removed, your computer will be disposed of in a secure and environmentally safe manner. “We pride ourselves on customer convenience and creating “I want people to know that we’re here to help personal relationships with everyone, we do sincerely care about our cusour customers. “Dogism” Continued from page 1 the leash, and both have been training dogs for over 10 years. Their Vizslas have earned AKC titles in Conformation, Obedience, Agility and Field Work. Renee also has worked her dogs in tricks training and therapy work. Renee and Jason believe that learning never stops for dogs or people, and for their part, they have attended multiple seminars led by experts in the industry and are constantly working on increasing their knowledge of everything related to the dog-human relationship. A well-disciplined dog takes time and proper training, but the time spent is enjoyable and fulfilling. Classes at Dogism are designed to be fun and easy, and they offer a good variety of group training classes for puppies and adult dogs. There are classes that focus on obedience, manners, tricks, and more. Dogism’s training classes are as beneficial for the dog’s owner as for the dog; plus, learning proper training techniques will help you build an even stronger bond with your dog.

26

Dogism Training Classes Puppy love is a real thing and the bond will grow deeper when your pup learns to follow your cues. Dogism offers several levels of training for puppies: Puppy Intensive, a one time chat with humans who need puppy guidance; Puppy AKC S.T.A.R. (socializing, training, activity, responsibility); and Puppy Too. Good Dog Manners is a class designed for adult dogs and older puppies. This training focuses on teaching your dog good manners, and teaches you how to address issues such as jumping or excessive barking. In addition to manners, your dog will learn to sit, come, stay, drop it, heel, loose leash walking, and more. There is an Advanced Manners CGC obedience class that is offered in preparation of obtaining an AKC Canine Good Citizen title.

Our dog was not very social at first and tentative about being around other dogs. He is so much more social and much better with other dogs now. It is great to see him excited to go to ‘school’! Added benefits, he is getting lots of exercise so he has lost a few pounds and he is so worn out after daycare he falls asleep on the way home (5 minute drive), and sleeps like a rock after his active day at Dogism. They also have a great retail store with premium foods. Love this place and my little pup, Marshal, loves it too!”

SAT AND ACT IMPROVEMENT: LAST EXAMS OF THIS YEAR By Dr. Wayne Adams NEXT EXAM DATES … SAT: May 6th, and June 3rd. ACT: June 10th. About this time of year, many parents ask about scheduling around the AP Exam Weeks and whether it is better to aim for the last SAT and ACT Exam of the spring or tutor during the summer and take the first exams in the fall. Beginning with the AP Exam Weeks, this is a very “high pressure” time for students in AP classes. Normally, I do not tutor this type of student during the week or weeks when one of my students has one or more AP Exams. On occasions I do, if the student is comfortable. Taking the last exam(s) of the spring or the first in the fall is really a matter of preference. Those taking the last ones in the spring are usually juniors wanting to see how well they can do and, by implication, if they can do well enough so they do not have to take one or both exams in the fall. Sophomores like to take them as part of their preparation to score their best on the PSAT each October, which is the only qualifying exam for National Merit Scholarships. Again, which is better for a student is a matter of personal preference. Many students want or need to have their summer free for work, travel, or other activities. Others like to be able to focus on the prep class without the pressures of the regular school year. I have a great deal of flexibility to schedule around vacations, work, and occasional “surprises” over the summer as needed, and schedule the Dress Rehearsal Exam and following Review shortly before the exam in the fall. This helps to prevent what I call “brain leak-

28

age” if we have some time between the end of the class and the exam. On a different note, recently I have had many parents ask about what is required for their student to get into the Ivies. Here are several “myths” believed by most high school students, parents, and counselors that I know from personal experience are wrong … along with one surprising fact that gives highly qualified students from Florida an edge for admissions to top schools. Myth 1: Ivies are looking for strong, well-rounded students. Fact 1: Ivies want strong students that are “super strong” in an area because they want students who can make “world class” contributions later in life. Well-rounded is a synonym for “average or above average in everything”, not “super outstanding in something.” Myth 2: Taking all AP classes or being in an IB Program is mandatory for consideration. Fact 2: Taking all AP classes or being in an IB Program takes so much time that is becomes almost impossible for a student to become “super outstanding in something”, and therefore can be a real hindrance. Myth 3: Volunteering is helpful for admission. Fact 3: Volunteering does not help with admission to top schools because it takes time away from becoming “super outstanding in something”. The exception is if the volunteering directly supports and helps develop a “super strength”. Myth 4: Writing ability is not as important as scoring highly in other areas of standardized exams. Fact 4: Writing ability is critical for top level admissions, as is having and using an outstanding vocabulary. Surprising Fact: If a student from Florida is even close to qualified, often

For Ad Info 727-943-2946 • info@NNLFlorida.com

Ivies will admit that student rather than another one from Connecticut or a “smarter” state. If you have looked recently at an ACT Exam report, you will see two composite scores. The first is compared with other students in Florida. The second is compared with the national average. Always, the Florida comparison is higher … sometimes by 5 – 7 points. This is the exam’s way of saying that education in Florida is viewed as “dumbed down”, which, unfortunately, it is. The good news is that Ivies, and others, want geographical distribution in their student bodies. So qualified, or close to qualified, Florida applicants often get a break. If you would like to talk with me further about your student and my classes, please contact me at 727-2530639 or at wwa0811@mykolab.com. Dr. Wayne Adams is one of the leading SAT and ACT tutors in the country. His students normally improve 200 – 350 points on the Writing, Reading, and Math, and 4 – 7 points on the ACT composite. They have been admitted to eight of the top ten univer-
