FROM THE OWNER Dear Prospective Home Buyer, We have lived in this condo in the No. 16 building for the past four and a half years, and it has been an amazing experience that has gone by entirely too fast. If it had the square footage to support our growing family (Reis kid #2 is due in mid-September!), we would stay for another forty. This condo served as our home base for a number of “first memories. It was our first home purchase as a young married couple. We have hosted countless holiday and football watch parties here, and this condo has served as a launching point for many nights out in town. We brought home our first child, Lyla, to this condo, and it is where she learned to walk, talk, and dance. This condo is what she recognizes as her home. One of the most important pieces to this home is our community of neighbors. Simply put, this building is a wonderful place for young families or those who plan to start a family. Some of our favorite memories here involve spending time with our neighbors in the courtyard, be it eating ice cream in the summer or making snowmen in the winter. The people that live here have truly become more than neighbors; they are our friends and village. In a city that so often sees transplants hesitant to engage in their immediate community, this building is an exception with kind and genuine individuals willing to lend a helping hand. During periods when Tyler traveled for work, the support of the neighbors at No. 16 proved invaluable for Lauren. Frequently and without prompting, they would offer to babysit, make grocery runs, or pour a tall glass of wine. We may never have a greater group of neighbors. Location is another advantage that makes No. 16 special. Being across the street from Eastern High School, the neighborhood is brought to life in the fall by the excitement of Friday Night Lights, yet remains remarkably safe and quiet during the evening hours. From walking access to Lincoln Park, Rosedale Community Swimming Pool, and The Fields at RFK to dining hot spots on Barracks Row and the H Street Corridor, our building offers access to a variety of entertainment options for all ages and interests. Nationals Park, Yards Park, the Wharf, and Gallery Place are also easily accessible via a six-minute walk to the Stadium-Armory Metro or ride share. The location and community of No. 16 enable you to have the convenience and excitement of city living without sacrificing safety and calm of suburban life. When we think back on our time at No. 16, we will remember it fondly for being the perfect place to transition from young adults who enjoyed living in D.C. for the nightlife into parents with a child whose best friends live mere steps away. We hope you will consider taking advantage of everything that this unit offers. We promise you will not regret it. Sincerely,

The Reis Family
