We’ve learned how to do things smarter to get the most value out of every budget dollar. We were early leaders in fast-track, team-construct, design/build-GMP and mechanical/ electrical design/build approaches and have established new precedents with Integrated Project Delivery (IPD), a fundamentally different approach to the design and construction process. We leverage smart technologies like Building Information Modeling (BIM) and organize in smart ways to reduce waste, maximize efficiency through all phases of the project and optimize project results. Sustainable Solutions. “Green” strategies are an integral part of every design. We know that even small measures can make a big difference over the lifetime operation of a facility. Over half of our architects and interior designers are LEED Accredited Professionals and our portfolio of work includes two million square feet of LEED rated projects. Technical Capabilities. We are proficient with major Computer Aided Design Systems (CAD) and Building Information Modeling (BIM) programs including the latest versions of Revit, Navisworks, Rhino and AutoCAD, as well as Adobe Creative Cloud and Microsoft Office Suites for the production of contract documents and schedule tracking. To help our clients visualize their projects, we have in-house expertise in SketchUp, Rhino, Autodesk 3D Max Design, Lumion, ReCap, Point Cloud Data and Apple QuickTime VR, tools used to generate three-dimensional CAD modeling, photo realistic renderings, animations and interactive simulations of sites, exterior and interior spaces. Many of our clients rely on our sophisticated in-house computer capabilities to support their marketing and fundraising campaigns.

NEUMANN/SMITH REVIEWS ALL PROJECTS FOR ACCESSIBILITY Accessibility Consulting Services. Even before the Americans with Disabilities Act was established in 1994, Neumann/Smith has protected its clients from claims regarding accessibility issues. For dozens of our on-going clients we performed detailed site audits of existing public and semi-private facilities utilizing a comprehensive site survey form developed by Neumann/Smith. An ADA compliance plan with estimated cost and design considerations gave our clients the action plan needed to respond to new legislation. All new projects are reviewed for accessibility from the parking lots to the most remote areas within the facility. Our architects are continually educated on updates received from State and Federal departments. Code Compliance and ADA Regulations. Thorough code review and compliance will insure the health, safety and welfare of building occupants, while safeguarding the facility and its infrastructure. Our teams conduct detailed code analysis to identify major fire protection life safety and construction requirements that impact our projects. This analysis helps us understand and describe the systems that will be provided, meet the code requirements, and document and support those areas where clarification of the requirements or methods of protection are being considered for approval. Utilizing a customized International Code Council check-list for each project, we hold preliminary meetings with governing agencies and work closely with them to assure compliance with all relevant codes and ordinances.

A Principal of our firm, Steve Gedert, AIA, a member of the International Code Council and National Fire Protection Association, is an expert in building code compliance and understands mechanical/electrical systems interface and energy code requirements. He routinely educates Neumann/ Smith staff on updates, changes, and provides oversight to for our work. We are equally versed in State requirements enforcing the current NFPA 101, Life Safety Code. We utilize ADA architectural guidelines to achieve compliance with the 2010 Americans with Disabilities Act, and utilize the ICC A117.1-2009 to achieve compliance with the Michigan Building Code’s Barrier-Free requirements. As part of our normal services we provide a comprehensive code compliance plan indicating graphically the conformance to the applicable codes of jurisdiction. The Taubman Company

The Gardens on El Paseo Palm Desert, California’s 240,000 sf premier outdoor shopping and dining center now has a more open look where visitors can now fully experience the variety of extraordinary retailers within this beautifully enhanced gardens setting. Located near some of the region’s most affluent communities, the center lacked a cohesive look. The Taubman Company wanted to attract a higher caliber of retailers, bring customer orientation to the forefront and elevate visual appeal. Neumann/Smith provided architectural services for the exterior renovation program, improving customer circulation, amenities and usability. The blending together of high-end boutiques and a mix of art galleries and smaller scale retail and restaurants helped to further strengthen the upscale experience. The program included significant landscape and irrigation removal and replacement, the addition of a pedestrian connector/walkway and seating area, decorative lighting, fountain repair and reconfiguration, replacement of the awning system over escalators, existing stage reconfiguration and new finishes, and new site furnishings and amenities throughout.

Dolphin Mall Expansion and Continuing Improvements Dolphin Mall is the top outlet shopping and dining destination for international and domestic shoppers in Miami. An enclosed retail, entertainment, and dining destination, the center has more than 200,000 sf of dining and entertainment options and more than 240 specialty stores. With each project being unique, Neumann/Smith closely collaborated with The Taubman Company providing services in all phases of the project including Vision Studies, Programming, Design and Planning, Zoning Approvals, Construction Documents, Bidding, Permitting and Construction Administration. Working handin-hand with the project team, each individual project was creatively integrated into the greater vision for this dynamic retail destination. 2005 MALL ENTRY RECONFIGURATION AND BASS PRO SHOPS PAD PREPARATION Mall Concourse and Entrance Reconfiguration. 100,000 sf pad preparation for Bass Pro Shops. Ring Road relocation and site improvements. 2007 VALET CANOPY Design of a stylish new valet drop-off and valet parking for 101 cars. Design of a new outdoor display area, extensively landscaped parking and entry areas creating a grand entrance. Addition of a second level egress stair. Addition of a four-car display area, a 5,200 sf custom exposed structural steel and fabric canopy. 2008 PF CHANG’S PAD PREPARATION AND VALET RECONFIGURATION 2008 ACCESSIBILITY UPGRADES (SITE AND BUILDING) Many upgrades and improvements to site access, parking, public restrooms and entrances. 2009 NEW GUEST SERVICES KIOSK Design of a new 300 sf Guest Services Kiosk and 700 sf seating area to complement the Mall’s unique brand. With an eye-catching sculptural element in the voluminous space, the kiosk draws people in without obstructing views to shopping and entertainment venues. Creation of an ATM enclosure and seating area. Additional mall concourse renovations. 2012 MALL MANAGEMENT OFFICES AND FACILITIES ADDITIONS 12,000 sf of renovated area. Newly expanded and renovated portions of Dolphin Mall opened to shoppers in September 2015 after 18 months of construction.

The mall’s newest features include a state-of-the-art parking deck, as well as a new valet area that greets those looking to dine at the five new restaurants. Goals included improving access to and efficiency of the existing valet parking on the east side of the Ramblas Plaza that is adjacent to the mall’s main entry, and adding a second convenient valet location to serve the planned restaurant wing expansion. 2015 NEW PARKING DECK A high-tech 1,282 space parking deck (3 levels, 500,000 sf) features a unique parking system that guides customers to the best spaces. Shoppers can locate their vehicle by using convenient onsite kiosks or a smartphone. Ring Road reconfiguration. Site improvements (landscape, lighting, site furnishings, amenities). 2015 RESTAURANT WING EXPANSION The 32,000 sf Building Expansion includes Brio Tuscan Grille, Kona Grill, Burger & Beer Joint, and Cabo Flats. 120,000 sf of Site Reconfiguration and Improvements (new valet drop off and canopy structure; extensive landscape improvements; plaza, patios, and decorative paving; site furnishings and amenities; service dock reconfiguration and improvements). 2015 RAMBLAS GRAND ENTRY AND PLAZA Renovation to the outdoor plaza, including new furniture, planters, ornamental shading, LED lighting. 75,000 sf of Decorative paving and extensive landscape improvements. Modernizations included a completely renovated Grand Court, featuring comfortable new seating, lighting, landscaping and a full-service customer service desk.

The Taubman Company

Sunvalley Shopping Center Renovations Work at Sunvalley Shopping Center included the renovation of approximately 23,670 sf feet of existing mall space. The multi-phased project includes numerous upgrades to the building and grounds along with more customer amenities. In an effort to create a more memorable arrival experience, exterior renovations included the use of processional markers, refreshed graphics, site furnishings, amenities and entry gateway elements. All six vehicular entries have been modernized, with significant upgrades made to landscaping and irrigation, lighting, signage (including a large graphic panel on an existing parking deck along the main entry), and enhanced architectural finishes and features throughout the existing property. A key element of the project, signage and wayfinding throughout has been improved, and now includes illuminated pylon entry signs at all vehicular entries to further strengthen the brand. Bringing the customer “experience,” inside, enlivened entry plazas now create a consistent identity all around, and feature new furnishings, planters, painted accent walls and portals. As part of the multi-year renovation effort, the mall’s area is being expanded for eight (8) new food court tenants with 500+ available seats. A variety of seating configurations includes tables, tech tables, settee seating and lounge seating zones. Additional signage now identifies the food court to the interior of the mall, as well as an exterior sign at the food court entry. Seating area finishes include a mixture of wood, glass, painted gypsum board and vinyl graphics, with new ceramic tile flooring. Men’s, women’s and family toilet rooms were added with stainless steel finishes, and ceramic tile walls and floors.

Beverly Center

Neumann/Smith has been working on the transformation of Beverly Center, one of the West Coast’s premier shopping destination, since 2007 when we redefined this landmark site with a dramatic escalator enclosure, providing transparent space that captured the synergy of the urban streetscape. Our team is currently working alongside Italian Design Architect, Studio Fuksas, serving as Architect of Record for a $500 million renovation to create a dramatic new shopping and dining concept, adding new restaurants and creating a brighter and more contemporary interior and exterior. To be completed Fall 2018, renovations include the addition of a continuous line of skylights, a new exterior with a steel façade, a row of street-level restaurants, an additional valet, a smart parking system, a gourmet food hall, and new retailers. Beverly Center is anchored by Bloomingdale’s and Macy’s, and will offer retailers such as Burberry, Tiffany & Co., Prada, and Louis Vuitton, among others. The new food hall (24,173 sf) named The Street LA, a concept created by Michael Mina, is a multi-level multi-concept gourmet social house. Located on the eighth level of the shopping center, the renovated food hall has 14 food and beverage areas, as well as a restaurant and rooftop bar (in association with Bishop Pass). Expansive windows bring views of Los Angeles, while an outdoor dining area extending out of the food hall gives diners the option to eat in the open air. There is no barrier between inside and outside. The mall has stayed open throughout the remodel.

COLLABORATION WITH MULTIPLE STAKEHOLDERS + BRAND DESIGN SOLUTIONS.

Zeal Credit Union

Headquarters Due to the extensive growth experienced by Zeal Credit Union, the company decided to add an additional 54,000 sf its headquarters in Livonia, Michigan. The exterior received a completely new design with a skin made of a metal panel curtainwall, which uses an Exterior Insulation and Finish System (EIFS) in order to provide the exterior walls with an insulated, water resistant, finished surface while integrating multiple composite materials. The interior was inclusive of a complete fit-out; all finishes, lighting fixtures and FF+E selections were included in the space planning process. Neumann/Smith worked closely with the Executive Board, Edge Creative Group (a strategic advertising team), a Program Manager and Departmental Heads to design the new corporate headquarters. To gain a complete understanding of the corporate values of the organization and goals for the project, Neumann/Smith conducted interviews with all departmental directors to gain an understanding of the daily tasks required from each department as well as, the vision goals for the future workplace. Neumann/Smith lead tours with the project team to other offices/furniture showrooms that deemed to be the most outstanding examples of comparably programmed buildings opened within the last few years. The team then reviewed and discussed the pros and cons of items seen and discovered at the facility tours, having open discussion on what to and not to incorporate into the project, as well as review of the cost implications of options with the Program Manager and construction manager.

Fair Oaks Mall Renovations Originally constructed in the early 1980s, Fair Oaks Mall is two-story shopping center with five major anchor stores and numerous retail tenant spaces connected to a covered mall. Neumann/Smith began work on the renovation of five (5) major exterior entries in March 2013, including new building area, hardscape, landscaping, lighting, furniture, accessories, mall identity signage, HVAC and security. The addition of a vehicular drop-off lane and sliding doors for large item entry was also included. At the north entry, renovation of parking lot islands and accessible parking are directly in front of the entry renovation scope area and a new drop-off lane with zero curb access. Addressing exterior signage, four custom-lighted entrance monument signs were added with new landscaping, as well as light pole identification signs, new outer ring-road vehicular roadway and tenant signs. Interior work included renovations to four (4) anchor courts. Areas received new flooring, furniture, custom tables with power supplies for personal technology devices (technology tables), custom millwork and faux landscaping. Upgrades also included wider escalators and enclosures with custom patterned glass, a new customer service desk, gift wrap area, custom stroller and wheel chair enclosure, and new sponsor play area design with padded seating and surrounding shoe storage. Entry corridor ceiling renovations included complete new drywall with custom recesses, new lighting, sprinkler heads, holiday dĂŠcor supports with electrical receptacles, speakers and security. Interior lighting work included new skylight lighting fixtures and lamping throughout mall ceiling, new custom upper-level ceiling LED light coves, and re-lamping of the upper-level tenant storefront light coves. Interior signage work included new free-standing, lighted pedestrian directional signs and new over-head, lighted pedestrian directional signs.

ADA upgrades were made to toilet rooms throughout with new tile floors and walls, ceiling, lighting, plumbing fixtures, toilet partitions, door with custom frosted glass, seating areas, custom millwork counters with custom back-lit mirrors, electrical, HVAC and signage.

Two blocks of Downtown West Dearborn on Michigan Avenue will transform from a once deteriorated and vacant area to a vibrant place for consumers, residents and employees.

Ford Land

Wagner Place As a sign of commitment to the city and residents, Ford Motor Co. has decided to redevelop unused buildings and land across two blocks on the city’s West Dearborn District into a viable and vibrant downtown with new office and retail space. Known as Wagner Place, this mixed-use development is located only two miles west of the Ford World Headquarters, and is part of Ford’s 10-year plan to redevelop its outdated properties and provide convenience for future employees who want to live in a walkable, aesthetically pleasing community close to where they work. The project includes two new structures totaling 150,000 square feet with retail/ restaurant uses on the first floor and 600 Ford employees on the upper two floors. Also, the project includes rehabilitating the historic 120 year-old facade of the Wagner Hotel to be preserved and re-purposed as the front of a new three-story mixed-use building. West Village Drive will be designed in a way to allow for festivals and open public gathering spaces. The project includes a 373-space parking deck at the southwest corner of West Village Drive and Monroe Street to support the project and the district. A green space between the parking garage and the new buildings facing Michigan Avenue will be created for public usage and event space.

Midland East End

Across from the Dow Diamond Baseball Stadium, downtown Midland’s newest development brings a contemporary feel to the East End District. The 5.5 acre site has been planned to be developed in multiple phases, starting with a mixed-use building at the southern end of the site. The ground level of the building is designed as a flexible floor plan that can include a wide variety of retail shops, cafés, restaurants, private banking offices, an ambulatory medical clinic and a wellness center. A central core leads to three upper levels of flexible office space. The site has been laid out to reduce the scale and impact of surface parking by creating an internal drive system that provides vehicular and pedestrian circulation in a more urban context. The D-O Overlay regulations require that the building massing be placed adjacent to public roads, and not set back from the street. This creates an urban pedestrian experience with diagonal street parking as an extension of downtown. Future mixed-use phases may extend the western edge of the building or include a separate mixed-use building overlooking the river. The north quadrant of the site may include additional mixed uses, or a parking structure.

The Taubman Company

Twelve Oaks Mall Expansion and Renovation Twelve Oaks is a dominant fashion destination for the prospering suburban communities in affluent Oakland County. Neumann/Smith provided design services for the transformation of the 1970s mall into an elegant surrounding for upscale retailers. The scope of work included the addition of 97,000 sf of lease space to the existing mall on two levels, a new 167,000 sf Nordstrom anchor building, and the addition of 60,000 sf to Macy’s. The project included re-work of the loading docks and food court plaza area adjacent to the new Nordstrom on the west side, reconfiguration and expansion of parking areas (approximately 659 new parking spaces), reconfiguration of ring roads adjacent to the expansions, new exterior wayfinding signage and site monument signs, relocation of existing utilities, the re-work of existing landscaping throughout the property, and addition of new landscaping around the Nordstrom and Macy’s stores. Neumann/Smith also designed four new major mall entries and extensive interior renovations within the existing mall concourse including new seating areas, a play area, a custom passenger elevator, lighting, and wayfinding signage.

Art Van Furniture

Canton Flagship Store Art Van Furniture’s new 70,000 sf, two-story flagship store is the first one the retailer has built from the ground up in the state of Michigan in two decades. The next-generation store’s glass exterior allows natural light to stream into the spacious showroom during daytime hours. At night, the store is lit up and can’t be missed along busy Ford Road. A bold structure, built with decorative concrete masonry units, glass and composite rainscreen metal panels, the design is the first of its kind in Michigan. With a dramatic, two-story steel entry arch and glass facade, the building features tremendous natural light, giving way to unique lifestyle environments which enhance merchandise and help guests envision and create their own unique style. As an answer to the area’s heavy traffic congestion, the entrance was aligned to create a new traffic signal at Ford Road, as well as to provide easements to adjacent properties for convenient cross traffic access. A contemporary, open and spacious (with twenty feet, floor-to-floor) floor plan and comfortable ambiance fosters a relaxed, visually inspiring shopping experience. The first level showcases several of Art Van Furniture’s popular departments, including Magnolia Home by Joanna Gaines, Detroit Sofa Co. and Urban, as well as lifestyle galleries. The second level features Art Van PureSleep, NB2 Collection by Nigel Barker, Outlet, and dining room and bedroom galleries. A dynamic, custom 20-foot by 13-foot sculpture is suspended above the escalator at the center of the showroom. Exterior design site plan studies, zoning approvals, construction documents, construction administration and coordination of interior millwork and finishes were among the services provided by Neumann/Smith.

The Forbes Company

Somerset Collection North Renovations Neumann/Smith redesigned the concierge desk and restrooms of the North Mall of Somerset Collection to make the spaces more inviting. The existing concierge desk was completely demolished and the nondescript “bunker� transformed into a lighter, more accessible and engaging destination visible from multiple levels of the concourse. Partitions were removed from the outdated restrooms to open the space. Contemporary fixtures, warm finishes and lighting were selected to create a brighter, more luxurious environment.

The addition of 90 feet of floor-to-ceiling NanaWall glass walls will enable the restaurant to fully open to create open-air dining and unobstructed views of Campus Martius.

800 Parc LLC

Parc Restaurant Located in the heart of the city, Parc was developed as an ambitious effort to set the standard of fine dining in Detroit. An additional 1,400 sf was added to the front facade of the former site of the Fountain Bistro, in the heart of Campus Martius. The addition also included 90 feet of floor-to-ceiling NanaWall glass walls which enables the restaurant to fully open to create open-air dining and unobstructed views of Campus Martius Park and the Woodward Fountain. The restaurant is spacious, yet intimate. It seats 134, along with outdoor seating for 48. The bar adds room for 12 more guests. Neumann/Smith provided architecture and design services, and Knauer Incorporated the was interior designer.

NoJo Kicks

Retail Showroom A new retailer in Detroit’s “Z” development, NoJo Kicks specializes in ultra high-end sneakers and apparel. NoJo offers overs a unique shopping experience. NoJo is not designed to be a typical shoe store. A 40-foot stainless steel wall right across from the checkout counter displays the extensive shoe collection, while several top-notch sneakers are presented in glass cases throughout the store. Suspended steel tubing overhangs the upstairs loft that features several leather couches and chairs that customers can try shoes on or sit and watch TV. About 30 rare jerseys, hats and plaques provide vintage decor for the store. “We really wanted to provided a type of museum for shoes,” NoJo Kicks co-owner CEO Matt Caputo said. “We want you to be able to experience the culture. NoJo’s is the first of several new retail spots to open in “The Z” parking garage and retail development building, also designed by Neumann/Smith and developed by Bedrock Real Estate Services.

The goal with this renovation was to activate the lobby by showcasing its beauty. To do this, the dropped ceiling was removed to expose the ornate, original décor.

Bedrock Detroit

First National Building Lobby Renovations As part of a dramatic renovation of the historic First National Building, Neumann/Smith was selected to modernize the landmark building’s main lobbies and a central concourse between the two, which runs through 15,000 sf of new retail space. The design was inspired by the rich architectural heritage of Detroit and the ornate décor of the original ceiling which was exposed and incorporated as an important design element. This helped us respect the existing building even while we used new materials and exposed the space to vibrant and collaborative trends, which are essentially modern. Revitalization of the lobbies included the addition of a barrier-free entrance off of Woodward, a new video display wall, custom-designed LED lighting features, and eye-catching wrap-around LED lighting panels encompassing two elevator lobbies. New marble wall features not only enhance existing marble elements, but act as a backdrop for decorative metal wall panels. On the exterior, four new canopies add decorative elements reminiscent of the building’s original era. Underneath a more ornate design, and more reflective of a “new” Detroit, LED lights with metal screening complement lobby finishes and detail.
