RETAIL / We have worked with most of the large real estate investment trusts (REIT) and regional mall developers around the country, and have completed large-scale AOR projects such as the Beverly Center renovation in Los Angeles through our long-tstanding realtionship with The Taubman Company. The agile size of our firm allows us to take on retail projects ranging in size and scale. We don’t do ground-up retail projects, so we understand the importance of due diligence in these types of projects.

HIGHER EDUCATION / We have worked on some of the state of Michigan’s state’s most prominent colleges + universities. Our diverse portfolio lends itself to higher education projects, as they often blur the lines between market sectors - we often pull residential retail, hospitality and workplace experience into these types of projects. Higher education clients often prioritize placemaking and collaboration, which are some of our favorite concepts to consider in our designs.

WORKPLACE / Neumann/Smith has a dedicated workplace team that understands the trends of today’s office spaces. We have done 10M+ square feet of space in this market, with some of our notable clients being Google, Microsoft, Campbell Ewald, and Rocket Companies. We take a data-driven approach, leading targeted efforts to source data, analyze findings, and build prototypes that help executives make informed decisions about the future of their workplace. We also leverage our community engagement skills for our office projects, starting a dialogue to define the project parameters and utilizing virtual and in-person visioning processes to inform the design.


COMMUNITY + RECREATION / Neumann/Smith is an expert in this space, and our firm puts our heart and soul into each of these projects. We are skilled at - and truly enjoy - leading community engagement efforts, which are integral to the success of these types of projects. We understand that each community is different, and the recreation center needs to be a reflection of the community it supports.

RESIDENTIAL / We understand the nuances of residential projects that reduce cost, streamline the process, enhance efficiency and decrease timeline. Residential projects have intensive code and life safety requirements, which is something we know inside and out. These types of projects can utilize a wide range of construction types, such as wood, the Eisen system, cold form, concrete, and post-tensioned concrete. We are not only experienced in these areas, but we can advise on what is the best solution for the project.

PARKING / Our philosophy with parking structures is to think about the space between. No matter what type of project our team designs, we take every opportunity for placemaking - asking the question, “What else can we do with this space?” We glorify places that are often overlooked by others; parking decks are a great example of this. SOMA, The Z Deck, and the BCBSM Green Deck are great examples of transforming a parking deck into a placemaking opportunity and, ideally, a cornerstone of the community.

THE SPACE BETWEEN

At Neumann/Smith, we see negative space as an opportunity. No matter what type of project our team takes on, we take every opportunity to maximize the space between. We glorify spaces that are often overlooked by others. Environments like alleys, hallways, and green spaces are seen as placemaking opportunities. An example of this type of thinking is our transformation of parking decks. We have a track record of activating parking decks, turning them into cornerstones of their community. •

THE Z + THE BELT / This parking deck and adjacent alley have become a vibrant hub for public art, culture, and nightlife in downtown Detroit.

SOMA / This mixed-use parking deck features a park that brings the community together in a previously unused space

BCBSM DECK / For Blue Cross Blue Shield of Michigan, we added a vegetated roof to their 9-story parking structure, the first in the City of Detroit and the second largest contiguous green roof in Michigan. / ACTIVATED OUTDOOR AMENITIES Neumann/Smith is currently working with Benoy/GH+A to redesign Brea Mall, CA. This redevelopment includes four retail/food and beverage buildings, a reconfigured entry, plaza, parking, pocket park and public art program. The reconfigured entry creates a new volume with a monumental stair and open sight lines from the plaza into the existing mall concourse. Transparency and a distinctive canopy were major design elements. The retail buildings’ locations provide ample opportunities for engagement from the outdoor community plaza and pocket park, as well as highvisibility frontage for retailers to thrive. Serving as the major outdoor activation zone for mall-programmed events, respite from the California sun, and a central hub for the community to gather, the community plaza anchors all retail and F&B tenants. The outdoor space provides a focal point for each building to engage.

The pocket park serves as a secondary activation zone and the major connection point between the community plaza, residential development, retail and major parking field. Landscape and hardscape, as well as an art/park element, engage this area to enforce the connection between the three major elements outside of the immediate activation zone.

/ RENOVATING AN ICONIC RETAIL DESTINATION Neumann/Smith has been working on the transformation of Beverly Center, one of the West Coast’s premier shopping destination, since 2007. We partnered with Taubman, Studio Fuksas, and Benoy/GH+A on the $500 million reimagination of Beverly Center – Los Angeles’ iconic shopping and dining destination. Bill Taubman stated the aim of the project was to “Create a true homage to fashion and food in one of the most vibrant and exciting markets in the world.”

Neumann/Smith has worked on numerous aspects of the Dolphin Mall renovation, including a state-of-the-art parking deck, as well as a new valet area that greets those looking to dine at the five new restaurants. Project goals included improving access to and efficiency of the existing valet parking on the east side of the Ramblas Plaza that is adjacent to the mall’s main entry, and adding a second convenient valet location to serve the planned restaurant wing expansion.

GARDENS OF EL PASEO THE TAUBMAN COMPANY / PALM DESERT, CA

240,000 sf

/ INSPIRED BY THE DESERT Palm Desert, California’s 240,000 sf premier outdoor shopping and dining center now has a more open look where visitors can now fully experience the variety of extraordinary retailers within this beautifully enhanced gardens setting. Located near some of the region’s most affluent communities, the center lacked a cohesive look. The Taubman Company wanted to attract a higher caliber of retailers, bring customer orientation to the forefront and elevate visual appeal. Neumann/Smith provided architectural services for the exterior renovation program, improving customer circulation, amenities and usability. The blending together of high-end boutiques and a mix of art galleries and smaller scale retail and restaurants helped to further strengthen the upscale experience.

The program included significant landscape and irrigation removal and replacement, the addition of a pedestrian connector/walkway and seating area, decorative lighting, fountain repair and reconfiguration, replacement of the awning system over escalators, existing stage reconfiguration and new finishes, and new site furnishings and amenities throughout.

THE GODFREY PERENNIAL DEVELOPMENT / DETROIT, MI

/ FOCUS ON ART + CULTURE IN CORKTOWN As the Executive Architect and Architect of Record, Neumann/ Smith Architecture provided a proposal in conjunction with Elkus Manfredi Architects to provide design, documentation, and construction administration services for the ground up hotel in Corktown. Furthermore, The Gettys Group was Lead Interior Design for the project along with multiple specialized consultants. The Godfrey Hotel provides guests with a full-service large ballroom for corporate events, weddings, and more. A first floor restaurant will provide fine dining for guests and the community. Additionally, a seventh floor indoor/outdoor bar and restaurant will offer spectacular views overlooking the City of Detroit and the Detroit River.

CAL MARE THE TAUBMAN COMPANY / LOS ANGELES, CA 8,500 sf

/ LUXURY DINING AT THE BEVERLY CENTER Included in the next era of the Beverly Center’s rebranding transformation is the upscale modern California-Italian restaurant Cal Mare. Celebrity chef Michael Mina teamed with designers to create the most dramatic restaurant to come to the LA area in some time. Located under the mall’s enclosed escalator system, also designed by Neumann/Smith, the space features barrel vaulted brick-clad ceilings, an expo-kitchen open to dining, a distressed wood feature wall in the private dining room, a unique bar and trellis design, and an exterior patio (complete with fireplace) under cedar clad beams that offers views of the beautiful brick and tiled arches. Interior finishes include tile and wood floors, and textured stucco and tile wainscoting.

PARC DETROIT, MI

1,400 addition / 194 seats

/ A DETROIT DINING STAPLE Located in the heart of the city, Parc was developed as an ambitious effort to set the standard of fine dining in Detroit. The former site of the Fountain Bistro in the heart of Campus Martius added an additional 1,400 square feet onto the front of the old facade and encased the whole thing in NanaWall windows that offers a 270-degree views of downtown Detroit. The restaurant is spacious yet intimate. It seats 134 along with outdoor seating for 48. The bar adds room for 12 more guests.

BESA DETROIT, MI

/ INSPIRED BY CULTURE In Albanian culture, BESA encompasses the meaning of the words welcome, shelter, and loyalty. Inspired by the culture, the design focuses on welcoming passersby from the bustling streets of Detroit’s Financial District. BESA, a modern fine-dining restaurant inside Bedrock’s Vinton building, seats 135 guests throughout the main dining area, bar lounge, and patio, with a private dining area that accommodates up to 36 guests.

The design intent of this flashy, imaginative, dining destination was to seamlessly join the two levels through the use of a monumental staircase. Small pops of rich colors and high saturation were influenced by the Ownership’s culture.

/ LUXURY FINISHES Located at 600 Woodward, the two-level restaurant includes a main level dining room furnished with custom, high-end finishes on marble tabletops, leather upholstered booths, glass pendant lights, a luxury bar area with high-top tables, and a made-to-order raw bar. Creating a link between the restaurant’s levels, a monumental staircase, that also serves as acoustical control within the space, features a unique wood-clad and cove lighting design. The lower-level lounge features the building’s original, restored tile flooring, marble-top tables, soft leather couches, and a 12-seat chef’s table dining room for private parties. An overflowing, private wine cellar is simple, transparent, and welcoming. Designing the bar on the southeast corner of the space to face Woodward Avenue was intentional to showcase a high level of activity within the restaurant and to invite those passing by into the space.

THE WEBSTER THE TAUBMAN COMPANY / LOS ANGELES, CA

/ AN IMMERSIVE RETAIL EXPERIENCE The Webster’s latest flagship store is a new, ground-up retail development adjacent to the historic Beverly Center. Juxtaposed beneath the monolithic eight story structure, The Webster elegantly asserts itself as a sculptural and experiential counterpoint to the retail experience. The cantilevered concrete facade references and reimagines the brutalist shell of the original existing building and is injected with a pink dye, an ode to the luminosity of California. Neumann/Smith served as Architect of Record, working alongside Design Architect, Adjaye Associates on the project. Encompassing square footage originally allocated for interior retail, The Webster establishes a new public space at the intersection of San Vincente and Beverly Boulevards. Featuring a digital art wall and a sculptural water fountain, the new space cultivates an unexpected urban oasis. Visible only from the underside of the cantilever, the wall spans its surface area to form an columnless portico with banquette seating. Both out of deference to and in defiance of Hollywood’s amplified digital culture, the art wall is intentionally low resolution; it is a sculptural canvas that will debut bespoke art pieces commissioned by The Webster.

At the main entry, a panoramic window—comprised of three sheets of curved glass—creates an angular visual portal, dissolving the boundary between the public space and the retail inside.

/ A VISION PAST PARKING The Z isn’t just a place to park. Bedrock teamed up with Library Street Collective and 27 world-renowned street, mural and graffiti artists to create a unique destination where you would least expect it in Detroit. From its three-dimensional facade with LED lighting to its walls showcasing breathtaking murals, the Z will be a place to visit time and time again. The 10-story Z-shaped structure is precast concrete with a bold geometric “picture frame” design. Iconic glass-enclosed stair towers and glass-backed elevator towers at the corners provide wayfinding and safety for users. The deck also features LED lighting inside and out, ticketless/cashless parking and QR code validation, digital signage that can be customized for specific events, charging stations for electric cars, and badge access for monthly parkers. The ground level offers 33,000 sf of retail and restaurant space.

The deck spans a public alley with crossovers above level 3 to allow users to enter and exit onto two major arteries (Grand River and Gratiot Avenues) into and out of the City. The alley provides enhancements and amenities that support the existing tenancy mix, neighboring galleries and restaurants.
