It is not unusual, as householders grow older, for them to begin thinking about a smaller home. Many retired folk simply cannot afford to appoint professionals to see to their homes and they seldom have the energy to do it themselves. For these reasons, a smaller, more compact and modern home is a highly practical proposition. Frequently the first thought that comes to mind is a bungalow by the sea. And naturally some resort where the couple spent happy holidays is pinpointed as ideal. And on the face of it, what better proposition? Unfortunately reality is seldom as ideal as it may seem. For a start that wonderful holiday destination in summer may not be so wonderful in the depths of winter. And being a holidaymaker is one thing, being bombarded by them every day in summer may be quite another. Many holiday resorts are dead-end places in winter and holidaymakers can be something of a pest in summer. Then there is the matter of loneliness. During a lifetime of living in a particular area you put down roots, make friends and acquaintances, develop relationships with tradesmen and get used to services and facilities. And although the children have left the nest they may well live within a reasonable travelling distance so the elderly couple has access to them and their grandchildren. Miles away in that distant resort new friends and relationships have to be developed, new shops and services have to be got used to, a new way of life has to be developed, and all this a long, long way away from the family. And what of the partner left behind should the other one unexpectedly die? Fortunately there is an answer to this
problem and it doesn’t involve uprooting oneself and moving away. There are a great many homes being built around the country that are in essence homes, usually bungalows, though occasionally flats, that have been designed with the special needs of the elderly retired in mind. For a start, all the living accommodation is on the one floor so there are no awkward steps to contend with. Hand rails are provided along passageways to help the infirm move about and those same passageways and doorways are built wider than usual to accommodate a wheelchair should one become necessary. Bathrooms, often areas of especial danger, are provided with plenty of hand holds, with high level toilets, and showers with non-slip floors and again, space for a wheelchair. The kitchen is another area of problem to the elderly. Great care is taken to ensure all cupboards are accessible without the need to use steps. Sinks and cookers can be used even when there is a frame or wheelchair in the way. Sharp corners are eliminated. Electric points and light switches are conveniently placed to banish the need for bending. The plugs themselves will probably be easy to grasp, as will the taps. And throughout the accommodation, the windows will open and close easily and safely with the minimum need to stretch. Finally an entry phone will usually be provided so only acceptable visitors will be able to come in. The exteriors of these homes are just as convenient. The use of special materials in the building will cut down the need for regular maintenance, such as uPVC window frames that never need repainting. And while a great many people like to potter about their gardens, there is usually the option to have the garden landscaped and maintained as part of the development’s general maintenance agreement. Homes are also being built in special, retirement estates where a large group of retired people can live amongst their peers. They are however built as part of normal developments so the retired have no need to feel isolated or ‘ghettoised‘. There is no need for anyone to leave their familiar haunts to find such convenient homes. However for those who still long for the sea or the country, similar developments can be found in most popular holiday resorts and rural areas. For anyone on the brink of retirement, a comfortable, convenient home without the everyday worries and work of the average family house could be the perfect solution.

Buying A Run-Down Property Buying a brand new property is an option for those who wish to move into a new home and have nothing whatever to do other than arrange the furniture. Buying a previously lived-in home is for those who like older properties and don’t mind re-decorating and carrying out a variety of improvements. For those who welcome a real challenge however, there is a third option, that of buying a run-down or almost derelict property and returning it to human habitation. This last type of property buyer is usually skilled in DIY, stacked full of enthusiasm, resourcefulness and energy, and equipped with a total disregard for personal comfort. These people laugh at the work, glory in the mess, shrug off the inconvenience and look forward only to the day their project is finished. Then, far from being ready to sit back and enjoy the fruits of their labours, they will put the home on the market and set off to seek another battered challenge. It’s hard for most of us to understand this but it’s a good thing there are such folk about. Without them a great deal of our historical heritage would simply vanish under the demolition hammer and become forgotten. Estate agents often have details of suitable properties for such work and if you are of a mind to embrace such a challenge, having found a suitable property your first step should be to have it surveyed. You will at least know then what serious structural problems you might have to face. Your surveyor should also be able to tell you if the property has been condemned as unfit for human habitation. Your local Planning Office will tell you if you will be allowed to place a caravan on the site to live in while the work is being carried out. A good local builder should be your next contact. He will be able to give you some idea of the costs involved. At this stage, if you are of a mind to do the greater part of the work yourself, try to get the builder to agree to carry out the highly skilled work you are incapable of and to supervise the work
you decide do. He will make a charge for such supervision but it’s well worth the outlay. It will also allay any fears the local building inspector might have regarding the integrity and quality of the work being carried out. It may not be as hard as you might imagine to get a builder to co-operate in this way. Most of them these days have more work than they can undertake with their own workforce. If you find a co-operative builder, get together with him and your surveyor and discuss methods and materials. A time scale should also be worked out. Finally you must have a schedule of costings. Only when you are armed with all this information will you be ready to approach a mortgage lender. This of course may not be easy. Some institutions fight shy of self-build or large renovation projects. Some however will consider it as long as you can show you have done all the right research, approached the relevant authorities, have contingency plans ready and possess the time and energy to carry out your part of the project. Always remember, enthusiasm is seldom enough to impress a hard financial mind. If you have problems finding suitable finance, your estate agent may be able to help. Most agencies have a mortgage broker attached to their operation and such people are highly skilled in locating finance for difficult properties and projects. If you are persistent and single-minded, you will eventually succeed in getting the finance and then you will be ready to start. While all this is going on and once you feel safe to buy, your solicitor will be making the necessary searches to ensure there is no problem attached to the property that would affect you living in it or selling it when you have done. Finally when the property has been fully restored and if you really are a total glutton for punishment, your estate agent will be able to sell it for you, hopefully at a profit and then find another derelict for you to work your magic on.
