Surveys One of the things everyone contemplating the purchase of a property is recommended to do is to have the building surveyed. Unfortunately at a time when money is being stretched to almost impossible lengths, the survey is often the first thing to go. Most homes for which a mortgage is being sought have to be surveyed. It is a matter of looking after the interests of the lender. However, the temptation is very strong, not to personally consult that surveyor, but there is no other way of ensuring the fabric of the property will last for the duration of the mortgage. And of course, if it doesn’t, the buyers will find themselves facing horrendously large repair bills at a time when they could normally expect to be looking forward to no mortgage at all. If the lender follows tradition of course and has the valuation survey done, the temptation is for the buyers to rely solely on its contents to influence their decision whether to buy or not. If they go ahead they could still find themselves facing problems later on because the valuation survey is not a full structural survey, which looks far deeper and into a great deal more detail, than the former. In fact buyers could have that full structural survey and save some of the cost by appointing the same surveyor who is doing the valuation, to carry on for the fuller survey. There are other points worth noting about house surveys. A full structural survey does not cover the electrical system nor does it look at the drains. For the relatively small extra amount it is well worth getting the surveyor to arrange
for these two aspects to be examined. Old or dilapidated electrics can cause fire, bad drains can affect the foundations and are bad for your health. Yet it all costs money, several hundreds of pounds at that. But, in the long run, it is far cheaper than having to have the house re-built, putting up with sewage flooding all over the garden and into the house or losing everything in a fire. Insurance may cover the intrinsic losses. It will never bring back the precious items that have gone for good. It won’t remedy the heartache and shock either. Most people will at least consider having a survey done if they are buying an older property. Most however, will consider it to be quite unnecessary where a newly built property is concerned. They would be very wrong. Although great strides have been made in building over recent years, and although builders are better informed and more technologically aware, things can still go wrong. The house may be built in an area noted for subsidence or flooding. It may be the builders made a very serious structural mistake or neglected to provide some facility. A surveyor will detect these shortcomings and in so doing, save the buyer if not from the costs of the mistake or potential disasters, at least the possibilities of having to cope with them. So, forget the idea that a survey is a wasteful luxury, it certainly isn’t. It is essential whether the property is old or new, as anyone who has had to foot the bill for unexpected and expensive repairs on their home will tell you.
