Setting a selling price If you have decided to sell your home, your first consideration, naturally, will be the price at which it should be placed on the market. This is crucial because too high a price will discourage buyers - especially when there are other similar properties in the area being offered for a much lower figure. Too low a price is just as bad for two reasons: first, it will make potential buyers think there is something wrong with it; second, if you do sell it, you won’t have enough cash in hand to buy a replacement. So how do you go about setting a reasonable price on your home? The first person to talk to is an estate agent. He or she will be able to set the price according to their own experience and local knowledge. You can usually depend on their judgment in this. However, you may feel the price they set is too low, or even too high, and perhaps a second opinion might be a good idea. You could ask another agent to take a look round and give an opinion. You could contact a surveyor and have an official valuation carried out. This will be expensive though accurate. An interesting alternative is to go house-hunting yourself. Take a look at details of similar properties to yours in the area. What you have to remember is the price of a house is not just governed by it’s size and structure. It is quite possible for a detached, six bed-roomed house to cost a great deal less than a three bed-roomed semi in a better position or in better condition. Location is very important, so is its state of repair, and you can add a little more on for the extras that go with it or any attractive and unusual features.

House prices are governed by all the above plus outlook, proximity of neighbours and/or commercial premises, local transport availability, proximity of schools, busyness of the road it stands in or proximity of the nearest flight path. A well laid out and maintained garden is also a plus point, even more so if there is a range of outbuildings and/or a greenhouse. Finally, strong, intact boundary fences and gates, firmly-surfaced paths and driveways and convenient exterior lighting can all add that little bit to the price you are likely to get. It’s worth asking your agent about any improvements you could make to enhance the selling price. Bear in mind, however, that the work must cost at least a third of the extra value it adds or it simply isn’t worth the hassle and inconvenience. Once the price is set, make sure you have worked out how much you are prepared to drop if the potential buyer wants to haggle. It is probably a good idea to add this amount on to your selling price when the property is advertised, as this gives you comfortable leeway for negotiation. Don’t accept the first offer you get unless it’s exactly what you want and your need to move very urgently . Never, never let the buyer know you are in a hurry to move either or they may try to re-negotiate the price at the very last minute. And don’t take any notice of the viewer who tells you he’s seen the identical property for vastly less money. The only way to deal with that is to ask for the address. After all, if it is such a terrific bargain perhaps you would be interested in it yourself?
