One of the more irritating aspects of selling your home is having to show potential buyers around. Unfortunately, it has to be done. The problem is, you do undeniably get a great many time-wasters. There are those around who, unbelievable as it may seem, actually look on viewing other people’s homes as a sort of perverse hobby. Annoying as such people are, they at least are pretty harmless. Another category of viewer however, is far from harmless. These are the potential thieves and housebreakers who use the opportunity of viewing your home legitimately, as a way of sizing up the value of its contents, finding out your movements during the day, and discovering ways of entering your home in your absence. It is easy of course, to blame the estate agent for both the above menaces. It isn’t really their fault though. They generally take a great many precautions against such people. They register their names and addresses. They make specific appointments to view and accompany viewers in the absence of the sellers. They go as far as they can to assure themselves of the genuineness of each viewer. As none of us are mind-readers however, it is impossible to be certain if any viewer really is a genuine, potential buyer. It is up to householders therefore, to take sensible precautions so at least they don’t make it too easy for potential thieves to strike. First, if your home is on the market, put away any valuable household effects such as antiques, pictures, ornaments, etc. If you have a range of highly saleable video or hi-fi equipment, get it out of sight, even if it means doing without it for the duration. Don’t engage in conversation about your collection of antique jewellery, stamps or whatever else. Such details are of no concern to a genuine buyer. Make sure you don’t have tools or ladders stored in an unlocked garden shed. They may be of use to a housebreaker. Lock them away, out of sight or store them at a friend’s house.
Don’t tell anyone where you leave the spare key. If you have a burglar alarm, don’t give any details about it and don’t demonstrate how it works. If they take it amiss, well tough. They can have all the details when the contracts have been exchanged, the sale completed and they are in possession of the keys, not before. Don’t enter into conversation about your work, life-style, the other people living in the house or your holiday arrangements. If they ask to make a second visit and you have arranged to be away, make an excuse and put off the viewing until your return, but don’t tell them why. Never allow anyone to view who hasn’t first registered with the estate agent, no matter how plausible a reason they give. If you are selling independently, without the help of an agent, take names, addresses and telephone numbers then tell them you will ring to make an appointment to view. If they are reasonably serious potential buyers they will understand. If they are anything else, they will take umbrage and go. If you live alone and are nervous of letting strangers into your home, always arrange to have a friend present when you are showing viewers around. If you are using an estate agent, they will understand your feelings and will always accompany viewers if that is what you want. In an area where there is a high incidence of house-breaking, it may be wise to do without the estate agent’s ‘For Sale’ board. There are many advantages to the extra publicity such a board affords but, if you are selling through an agent, you’ll be getting a great deal of publicity anyway so you won’t be seriously jeopardising the sale by taking such a step. It is a step only you can decide upon in the light of prevailing circumstances in your area and your personal feelings on the subject. Rest assured, whatever you decide, your estate agent will be happy to abide by your decision and it won’t affect in any way, the effort they put into selling your home.

Care When Buying For Renovation Many people set out purposely to buy a property that needs considerable renovation in order to be satisfactorily habitable. Their arguments seem reasonable enough on the face of it. Unless they are buying a brand new home they will have to face some renovations. The more that has to be done, the more personal the home becomes. Considerable savings can be affected buying such a property simply because of the state it is in. When the time comes to sell and move on, a considerable profit can be shown, irrespective of any rise in property values. Unfortunately like all ‘perfect’ theories, this one can go quite disastrously wrong, unless considerable time and care are taken at the outset, to ascertain what the final cost of renovation might actually be. And it has to be faced, not all ‘challenges’ are worth taking up! To this end it is essential a full structural survey be commissioned, a survey moreover that covers such ‘extras’ as the electrical circuitry, the drains and sewers, the presence of any infestation. It is another unfortunate fact that many purchasers of dilapidated property don’t have a survey done because they feel there is no point. However there is every point. There is a vast difference between having to have the roof re-tiled, ceilings and walls re-plastered and woodwork renewed - all of which one might expect, and having the whole house underpinned, the roof timbers replaced and bulging walls pinned in - which one might not expect!
In terms of cost alone, such major structural repairs could swallow up all the money set aside for the renovations, leaving nothing for cosmetic repairs and modernisation. It follows therefore that once the full horror of the surveys has been studied, recourse should be made to a couple of builders and/or an architect to ascertain the feasibility of the project and the possible final cost. If the decision to go ahead is made, it’s wise to get a price for the job rather than an estimate that can change radically along the way. Some jobs however, are not easy to estimate even by the best of builders simply because it won’t become clear what the full extent of the work will be until it has been commenced. Such jobs can be quoted separately from the rest. An architect is no bad idea even if you intend to do most of the work yourself. His or her advice and guidance throughout the project can prevent bad mistakes, expensive alterations and disastrous ‘improvements‘. An architect won’t forget to inform the appropriate authorities, especially the building inspector whose approval is required almost every turn. If after taking advice and studying the survey it looks as though the project will be ruinously expensive, don’t think twice, give in before you get to the point of no return. A challenge is one thing and very satisfying it is to overcome. The impossible will always be so and it could end up overcoming you.
