Location of New Home The location of your new home is an extremely important consideration. Naturally you will have decided in which district you wish to reside but, the exact nature of the location is often ignored. Houses are built in one of three types of location, the estate development, the vacant plot amongst older properties, the solitary position without immediate neighbours. It is essential to be clear about which you prefer because the wrong location can turn that dream home into a nightmare. Some people are gregarious and find the estate development an ideal place to live. There are immediate neighbours who are as new to the area as you. And of course there are other children for the youngsters of the family to communicate with. There are neighbours to help in an emergency and potential friends with which to enrich your life. To some people of course, the above advantages are decided disadvantages. Many people whilst appreciating the proximity of others in the neighbourhood, also appreciate a certain degree of privacy. Moving into an established community allows this slow assimilation and provides the freedom to integrate or not as you wish. There are immediate neighbours on whom, presumably, you could call in an

emergency but, you would have a far better opportunity of remaining in isolation if you so wished. For both the above communities there will be an established infrastructure with public transport, shops and shopping centres, schools, medical and other facilities, all within a reasonable distance. There are folk who eschew the company of others at every opportunity, who value their privacy above all else and who wish to have friends ‘at a distance’ . For such people the house located in magnificent isolation is the ideal home. Of course such homes are to be found only in the country and you have to be prepared for the isolation because it can be profound. There will probably be a bus a week (if you are lucky). Shops will be a good car’s ride away as will medical facilities and schools. Where the latter are concerned, transport will usually be provided by local authorities to enable children to get to school, but mum and dad will be on their own. So a car or cars will be necessary and the fact must be faced, help in an emergency will take that much longer to arrive. On the plus side it will be as peaceful as any rural location can be. You will be able to enjoy the calm of the country, bird song, lovely sunsets and your garden, all without the disturbance of neighbours’ children playing loudly, someone else’s radio and the odd party that swings far beyond midnight when you just want to get to sleep. Each location has its advantages and disadvantages. Each will appeal to specific types of people. If you are house hunting, think very carefully before you buy or you will be condemned to a home life that is far less conducive to happiness than it ought to be.

Priorities When Buying “How should you choose your new home?” It sounds a simple enough question yet you might be surprised at the number of people who don’t consciously choose their home but buy it after being influenced by what may be a relatively unimportant factor. For example one family chose a house because the youngest child was attracted by the colour of the carpet in the show house. Another couple put down a deposit on a home that had one round window over the front door. Still another happily bought a house because the bathroom suite was ‘such a nice colour!’ Now you can’t really say these things are unimportant because the things that seem important to people are as varied as the people themselves. However a house is for living in and there are many factors that have to be considered if the final choice is to suit all those who will dwell there, in as many respects as possible. If for instance, three bedrooms are required for the number of family members, the new home should have three bedrooms plus one extra for visitors, the odd emergency, for study or

carrying on a hobby. It is essential therefore not to overlook the essentials by getting influenced by incidentals. First list what you as a family want in your new home. Include numbers of rooms, room sizes, type and size of kitchen, whether you want a utility room, downstairs cloakroom, extra bathroom, conservatory, cellar and the type of heating you are looking for. Then there is the garden to consider. Don’t buy a house with a huge plot if you won’t have the time to see to it. Don’t buy a pocket handkerchief sized one if you are an avid gardener. What about a garage, will you need one? Will you need space for more than one vehicle? Perhaps you will need to park a caravan in your drive from time to time - if there is a drive! Your furniture should be part of your guide. Will it go in? Will it suit the new house? Will you need it if there is fitted furniture in all the bedrooms? Do you want fitted furniture? Location and neighbours must be considered. The house should be in an area that allows you to pursue your daily

home activities relatively easily. Is there for example, public transport to get you and/or your children to work/school should your car(s) break down? Do you want quiet neighbours or noisy ones full of fun? Do you want neighbours? The state of repair of a property is always worth thinking about in advance. It is all too easy to tell yourself that those repairs and alterations will be easy to tackle, and they may well be - if you are a gifted DIY practitioner with time to spare. If not, think again. Those decorations, repairs and changes may be what you are stuck with until you leave the property simply because you can neither tackle the jobs yourself nor afford a professional tradesman to do the work. Finally do you want a house that will be easy to sell in few year’s time? If so, will yours fit the bill? Find this out by shopping around the area, looking at other similar properties and by asking around to find out
