It could be the property has been on the market for a long time, that extensive repairs or alterations would be necessary to make it habitable, or it was so unusual or situated in such a remote spot that normal, ‘run-of-themill’ house hunters were not attracted to it. Putting a house up for auction requires very careful thought and discussions with the agents/ auctioneers. For a start, a reserve price has to be agreed between auctioneer and seller. If a reserve is set that the auctioneer disagrees with, he (or she) is entitled to claim the full sales commission in the event of the property being unsold or withdrawn. However, from the seller’s point of view, a reserve should be set with the cost of the auction firmly in mind. Auctioneers will charge a percentage rate of commission or a pre-agreed price for conducting the sale. From the buyer’s point of view, commission will usually be at a percentage of the successful bid and charged in addition. There is an element of risk attached to all auctions if the property only reaches the reserve when the seller really hoped for more. However, a really good auctioneer can usually ‘persuade’ bidders to go to a reasonable figure. It is after all, a well known fact that once bidders get into the rhythm of the sale they will often go beyond their original buying limit. A good point, in favour of an auction is, once the final bid has been accepted, the buyer is committed to buy - unless in exceptional
