Buying Through An Estate Agent It is common knowledge that the best way to sell a house is through the services of an estate agent. It is to an estate agent’s office after all that most potential buyers go when they enter the property market. What perhaps isn’t so readily acknowledged is what a supreme bargain to a buyer the services of an agent are. The seller will pay a commission once his/her house is sold. The buyer pays nothing at all and just look at the services the agent can provide. To begin with, as a buyer you will be presented with a gratifyingly long list of suitable properties after the negotiator has chatted to you and ascertained the limit of your budget, the desired location of your new property and the facilities and style of the property you will need. You will then be free to arrange viewings. If you are new to the area or have a transport problem, someone from the agency will take you by car to see your chosen properties. You may also be conducted around properties where the owners are still in residence but who are not available to take you round themselves. Most agents will organise a full programme of viewings if that’s what you want. Should you select a property the agent will help you find a surveyor, and a solicitor too if you don’t already have one.

As your transaction proceeds the agent will even be able to help you arrange insurance cover for your new home. Among these many services the estate agent can offer to buyers is the added facility of finding a new home at a distance. Many agencies have branches in other areas and can locate properties out of their immediate area. However even the rare ‘one man band’ estate agents will have developed associations in other areas and will be able to locate properties for you should you wish to move out of the area. They will explain all the intricacies of house purchase and will do their utmost to make this exciting event in their lives, memorable for all the right reasons. And what does all this cost? Nothing at all. It really must represent the biggest bargain of any in life. And although the seller does have to pay commission, the mere fact that buyers are found and helped so intensively can only be good news for that seller. After all, without the buyer the house would remain unsold and anything that prevents a long drawn-out period when the house is on the market with all the stresses and uncertainties that entails, must be worth paying for in the end. So the services of an estate agent are a true bargain whichever side of the transaction you happen to stand.

Removals They say moving house is one of the most traumatic and stressful events in a person’s life, and when you come to consider, it’s easy to understand why. It is such a complex matter. Quite apart from the business of buying and/or selling one home and finding another, there is the packing, the removing, the re-arranging of services and supplies (gas, electricity, telephone, etc.), the people you have to inform, the change in environment, society, and of course the uncertainty of it all. Are you, in the final analysis, doing the right thing? Well of course you are, but that knowledge alone won’t dispel the doubts. What you must do therefore, is remove as many of the uncertainties as possible by careful planning and organization. The main area where this will help is of course in the business of removals. You have two choices - do the job yourself, or retain a firm of professionals. There are arguments, for and against, on both of these alternatives. DIY is on the face of it, cheaper. But is it? True, once you’ve acquired a van, the only expenditure you’ll need to consider is the fuel. But what about the time? What about the wear and tear on you, on whoever is helping you, and on your goods? Lifting, loading and packing a van is a skilled job if you want to end up without a hernia, pulled muscles, a strained back and, just as important, unbroken, unmarked, household goods. And did you know, although your normal household insurance covers goods in transit, it often does not provide full cover for a DIY removal? A firm of professional removers could prevent a lot of the above potential problems. They will start by sending an estimator to appraise the job. This is important as it will establish, not only the final cost of the exercise, but the size of vehicle required, the number of personnel to do the job, and what, if any, packing materials are required. This last point is one of a removal company’s most useful services. For an almost inconsiderable

sum, they will supply book boxes, pet carriers, packing cases and portable wardrobes. The last two can in fact usually be had free if they are to be unpacked and returned to the removal firm immediately. The uses to which you put boxes and chests are obvious. Portable wardrobes may need a little explanation. They are in fact, huge cartons inside each of which is a strong rail. Clothes from wardrobes and cupboards are simply transferred over on their hangers and carried secure and enclosed. At the destination, they are transferred back to the wardrobes. This saves a lot of packing, a tremendous amount of ironing and pressing, and of course you know where everything is. Packing materials are available from removal firms, whether they do the packing or not. Many people prefer to do their own packing but again, it’s a matter of time. The expertise of the firm’s employees will ensure your precious articles will get to their destination unbroken. Naturally, the firm’s insurance will cover breakages that are their fault. Pack yourself, and you alone will have to carry the can. Time constantly comes up in these arguments, and really it is worth considering. Saving time during the packing and van packing stage, is valuable enough. It leaves you free to attend to all the other little details. It is worth considering however, where the actual removal is concerned. Experts can shift furniture and heavy boxes in a fraction of the time it takes the strongest amateur to do the job, which can be an advantage. It gives you the opportunity to get the new home straight sooner, and the sooner you are straight, the sooner you will feel comfortable and relaxed about your move. Finally, although it might not seem an important consideration, if you have a professional firm to do your removals, you won’t have to return the van at the end of the day, when you are tired, irritable and ready for a nice sit down.
