It is equally easy to be taken in by the apparent ease with which an estate agent achieves a sale. Many home owners complain that the agent didn’t do anything to earn the fees charged. From the very start, the amateur house seller can actually put a potential buyer off by pure overenthusiasm. Knowing exactly what to say and how to put the facts is s skill gathered after training and over years of experience. It certainly doesn’t happen overnight and it’s a skill few people are born with. The experienced negotiator will know which features to highlight and which to ignore. He or she will instinctively understand when to be quiet, which is a valuable asset in itself. Not that the amateur should just sit back and let the professional get on with it. Whilst it’s not necessary to actually redecorate the place, there are several things to be done that will enhance the all-important first impression that helps to clinch a sale. The house should be uncluttered, dust free and tidy. It’s a good idea to pack away all the bits and pieces that fill every available surface in order to leave everything looking understated and tidy. A bonus is it will be far easier to keep clean so there will be less last minute panic tidying and cleaning before a potential buyer comes to view. Keep carpets vacuumed daily. Use a little lavender polish from time to time

- the smell is usually very inviting. Keep children’s rooms as tidy as possible. If necessary put some of their toys away temporarily just to relieve the clutter. Make sure pets’ areas are clean and tidy and use an air freshener if the dog is a touch on the ‘fragrant’ side. Make the beds as soon as they are vacated. Never leave dishes to be washed up ‘later’. You never know when someone will want to come and view. Don’t leave wet washing draped around the bathroom - or anywhere else come to that. Fresh air is a big help so keep windows open just a little. Even in winter with the heating on, a little fresh air won’t go too far amiss. It will certainly cut down on condensation which can put a lot of people off a property. Make sure the outside is as tidy and inviting as the inside. The front door and its furniture are especially important. Be as flexible as possible about viewing. If you can’t be there, let the estate agency staff conduct viewers around. Remember unless people see round your property, they won’t be interested in buying it. There may of course be some more radical measures that will help the sale such as the odd paint job, replacement of a cracked window pane, renewal of the attic insulation, a dripping tap repaired or that latch on the front gate fixed. Your estate agent negotiator will advise if anything more needs to be done.

Setting the price may need some thought. Again the estate agent will advise. If your home sells fast and satisfactorily you can pat yourself on the back by all means. You probably contributed a great deal towards the sale. Your estate agent found the buyer though because of all the resources they have at their fingertips. Without their help, your home could still be on the market!
