Things to do before completion As soon as contracts have been exchanged on the house you are buying, and you have arranged for the building to be insured, you will have to arrange the move itself. Your solicitor and that of the seller will arrange a ‘completion day‘, which is when the purchase price is paid to the seller and after which you will be entitled to the keys. Make sure your ‘contents’ are insured ‘in transit‘, irrespective of whether the removal firm offers this. The extra premium you pay on your own contents insurance is minimal provided the insurance company is aware of the move. Get a couple of quotes for the removal. Some people prefer to appoint a removal firm in the area to which they are moving, because if anything does unfortunately go wrong, at least they will be local, which makes for easier negotiation. The appointed removal company will be able to supply packing boxes, portable wardrobes and pet carriers. Begin to organise the packing, clearing unwanted items as you go. Naturally items not in constant daily use, like ornaments, pictures, books etc., should be packed first leaving items like food, bedding and clothing to the end. Mark each box with its contents and into which room it is to go in the new house. It is also a good idea on the removal day itself to have a ‘handy box’ kept away from the rest of the removables and which should contain a kettle, tea/coffee, milk, biscuits/cake, scissors, sticky tape, first aid supplies and anything else you feel you may need to lay your hands on quickly. Organise with the electricity, gas, water and telephone companies to take final readings at your old property and also ensure that the sellers have arranged final readings their end. This of course, will be your first reading there. Cancel newspapers, milk and any other doorto-door deliveries and make a list of all the other businesses that need to know your new address, including DVLA, banks, insurers, council, etc. You will probably also wish to have your mail redirected. These days if you wish to take your phone number with you, it may be possible. Ask the service supplier.

These are but just a few of the essentials that will make for a smooth move. Each family will have a hundred-and-one matters individual to them. The main point though, is, be aware of just what has to be done, and start planning for the day you exchange contracts.
