Consider needs before buying Knowing what you want when you start looking for a new home is a fairly obvious necessity. It is surprising therefore that a large number of people begin their search without any clear idea of their actual needs. They may know they need something ‘bigger‘. They may have decided the garden should be ‘better’. They may even have come to the conclusion that a ‘more convenient location’ would be desirable but, they have seldom stopped to consider what those needs actually are in real terms. ‘Bigger’ for example may mean an extra bedroom or more, or a larger reception room or just larger rooms. Being specific about what you want will help your estate agent locate a selection of suitable properties, and you will be able to look at properties that are as near your requirements as possible and no-one’s time will have been wasted. So when you decide to move, your first job should be to set down on paper, exactly what it is you will be looking for. The best way to do this is to look at each room in your present accommodation and ask yourself, “is this what I want?” or “can I improve on this?” or “how much more of this would be desirable?” Obvious questions? Well yes and no. For example, if you are looking for a larger master bedroom you could ask why or what for? If it’s storage space that you lack, do you really need a larger bedroom, or would a small adjacent dressing or box room be as good? Would an en suite bathroom or shower give you the extra space you require? You can often use such rooms as extensions to your dressing table after all! Another way to assess your needs is again to list all the rooms and amenities of your home and then list the things about each that you find most irritating. You might be surprised, if you do this ‘en famille‘, just how many changes you will actually need in your new home to make it totally acceptable to every family member. You may of course discover that most of the family are happy with what they have which can be a bit disconcerting. Apart from actual accommodation, the facilities and amenities of the house should be considered. You may feel a really modern kitchen is what you want or you may want to have your own design of kitchen installed. The number of power points in each room and their position can be important as can the location of the telephone point and possible extension points if you need them.
How the house is heated is of supreme importance. It can make or mar your enjoyment of the new home. You may find your way of life does not make living with a solid fuel cooker/boiler at all easy. You may find the fuel your boiler uses is so expensive it makes heating the house totally uneconomical. The number and location of radiators is another consideration. In some homes radiators are only placed to heat the ground floor on the assumption the heat will rise to the bedrooms above - it seldom does. On the other hand you may not want central heating or you might like an open fire or two to supplement the heating system. Nearness of neighbours is something else you might like to consider in advance. You may feel a house in an isolated position would be a good idea or you might like the idea of someone living close to you. All these things require careful consideration before you start looking for that new home because, let’s face it, it will be an expensive purchase and you owe it to yourself to ensure it’s exactly what you and your family want.
