PROPERTY AREA SURVEY The wise home-buyer will take every precaution against acquiring a property that is unsuitable in some way. Precautions range from having a full and comprehensive survey, to measuring the height of the units in the kitchen. The prospective purchaser’s solicitor will look at the paperwork, the deeds and any plans of the local authority. Pest control specialists will be called in to ensure there is no trace of wet or dry rot and insect infestations of the woodwork. When the time comes to complete the purchase, the new owner will be able to rest assured that the property was the vendor’s to sell, it was in reasonable condition for habitation, and there were no plans to drive a motorway through the back garden. Unfortunately there is more to a home than bricks and mortar. A house or flat seldom stands alone. It usually rests amongst other buildings which may or may not be inhabited. Even in remote parts of the country, there will still be neighbours not too far away. The obvious thing therefore, is for prospective buyers to allot a reasonable amount of time, throughout the day and week, to wandering round, gathering in the atmosphere, noting what goes on and, if possible, chatting to local residents in a general way. It is important to remember, when viewing a property, especially if a prior arrangement has been made, that the sellers will have steered the appointment to a convenient time. Nothing wrong with that if it is merely to coincide with their own convenience. If it was set to avoid some local nuisance however, it’s not so good. It’s no bad idea to pop back some time later on some pretext and without prior warning. It may seem rude and mean but, properties cost a lot of money and expensive mistakes must be avoided at all costs. Wandering around the neighbourhood is essential.
Only thus can you discover the volume of traffic, the number of people who pass by, the parking problems and what the neighbours do at the weekend. Many a quiet suburban road may seem peaceful during the week but erupts into a riot or resembles the service pits on a race track, at the weekend. This ‘private survey’ is also a good time to check on local amenities. The ‘local school’ may not be suitable for the children of the house. The ‘regular’ bus or train service may only run at rush hours or on market days. All this takes time and energy of course but it carries one big advantage - it’s free and in the long run, it could save you a great deal of money and heartache.
