March 14th 2015 sees a daylong celebration of all things vintage in the North and Midlands come to the grand Kelham Hall, brought to us by Britain Does Vintage. This wonderful Victorian venue will be positively stuffed with nostalgic delights from the very best in vintage fashion and beauty, homeware and furniture, entertainment and a shed load of tea and cake! Each room at Kelham Hall will offer something different, making sure that this will be a day that everyone will be able to enjoy. As with all Britain Does Vintage fairs, the stalls are handpicked to ensure traders at this festival are the very best quality and variety. The vintage traders not only bring along treasure chests full of frocks, pearls and tweed jackets but a wealth of knowledge on their wares. Buying that 50s dress will be made all the more special when you hear its story! And if you’re already the owner of a wardrobe bursting in 40s and 50s attire then you must dress your absolute best, will you be crowned The Vintage King or Queen of Kelham Hall? Live music will come from starlet Bexi Owen and others, Russell & Brown’s will be ready to create some pinup worthy hairstyles and there are even FREE dance lessons and demos all day from Major Swing! If you are in the process of looking at house purchase for the first time, you should simultaneously be looking for a mortgage, even before you have selected your dream house. Anyone over the age of 18 may apply and be granted a mortgage, and in the current financial market, you should receive an offer of a mortgage in principle, provided you have proof of an income adequate to support the loan. The amount a mortgage lender grants is based on very strict conditions. Your annual income of course is the main factor, plus a portion of the income of any partner in the purchase. The reason only part of an income is considered, is to ensure you have adequate funds left after making mortgage repayments, to enable you to live, maintain the property and fulfil any other financial obligations without falling behind with your monthly mortgage payments. To try to bump up a salary artificially is foolish to say the least and could result in the house being repossessed if you don’t keep up with the payments. When you finally find the home you are looking for, the mortgage company will want to survey it. The survey does two things. It ascertains the property exists and the likelihood of it lasting for the duration of the mortgage period, and it assesses its value. A subsequent loan will be granted only on that value, not on the actual purchase price, which could be somewhat higher. What comes as a shock to many first time buyers, is the cost of actually carrying out the purchase, over and above the purchase price of the house. This is where the services of a

solicitor can be so helpful. He or she will be able to advise you on the possible costs of your purchase. For a start the cost of raising the loan will include the cost of that survey plus incidental charges involved in the preparation of the legal documentation. Insurance cover for the buildings will be an essential requirement of the transaction and the lenders will need proof it has been covered. And of course your solicitor will charge for his/her services in connection with the conveyance of the property and any other work carried out. In addition to all this there are the costs you should bear for those things that are for your own protection. All house buyers are recommended to have a full structural survey carried out, to include the plumbing, electrics and drains. BOUNDARIES AND OUTSIDE STRUCTURES When you see a house you fancy, you start looking carefully at a large number of aspects with a view to buying. Such things as the size and number of rooms, the number of electrical points, the size of windows, location of essential services, decorative state, structural condition and the size of the garden are all considered. If you are sensible, you’ll appoint a surveyor to look even more critically at the structural condition in case there are problems you hadn’t noticed or even thought of. Where the garden is concerned you will probably consider little more than its size, maturity and the amount of work you’ll need to carry out to keep it looking good. What potential buyers seldom consider is the state of its boundaries, gateways and permanent structures. It is always worth spending time examining these aspects because structural work in the garden is time-consuming, often very heavy and usually surprisingly expensive. Boundaries these days are not always considered important which is why so many are left to rack and ruin. You’ll find fences with lengths missing, perhaps partially filled with bushes. Walls frequently fall as they are undermined by roots and earth movements. So expensive is wall building that damage is often tidied up and the gap filled with some cheaper material such as wire or again, those ubiquitous bushes. What you have to consider when looking at boundaries is, have you a need to keep things in or indeed to keep thing out? In other words, have you young children or a dog that will need to be confined to the garden, or will

you want to keep other people’s children and/or pets, or intruders in general, out? The incursion upon your property by strangers and unwanted animals can be a source of great annoyance, if not immediately, certainly after a period of time. So, if you need the boundaries to be secure and they are not, the sellers of the property may have to be prevailed upon to either make the necessary repairs or to make some allowance in the property’s price to reflect what you will have to spend. Gates are another area you will need to examine carefully. Are they hung correctly and safely? Do they swing open easily or is it a trial of strength to move them? Do they indeed actually open or close? And when closed, do the latches work well enough to keep them closed even in a high wind? There is nothing like a violently swinging gate to weaken or bring down a fence or wall. Permanent structures can cover a multitude of things from sheds, greenhouses and garages, to steps, paths, drives, patios, ponds and trellis structures. Generally speaking, the surveyor will usually only examine outhouses if they are attached to the main building. And if he (or she) decides to comment on steps, paths and drives, it will be because they are an integral part of the property’s entry and are in obviously very bad repair. For safety’s sake, all steps and paths that you walk on must be as level as possible, free from breaks and cracks (with the exception of crazy paving) and plant growth, especially if you will have young children

home or elderly people living in or visiting the house frequently. The last mentioned problem is a maintenance job you can tackle once you are in residence, but broken steps and surfaces usually require quite radical and potentially expensive repairs and again, you should negotiate with the seller to see to these problems or make an allowance on the purchase price. Look carefully at any patio structure to see it isn’t showing signs of subsidence - a sure indication its foundations were not laid correctly. Your surveyor will usually note this problem. Sheds, greenhouses and garages that are not attached to the main building may or may not be included in the survey. If you wish them to be, you must instruct your surveyor accordingly otherwise a cursory examination only will be made with the observation that such and such a structure is there and appears to be in good or poor condition as appropriate. If you are examining the structures yourself, do take care to ensure they are safe and securable. Pointless having a greenhouse with nearly all the lights missing, and no point at all having a shed you can’t lock well enough to keep your garden tools secure. Don’t overlook the garden when you are examining the house you feel you would like to buy. In the euphoria of the moment, problems such as are outlined above may seem unimportant. When you come to live with them however, they can become sources of real discontent.
