12th July promises to be an exciting and busy day at Southwell Racecourse with not just jumps racing to enjoy, but a host of fantastic entertainment for all the family. Britain's Got Talent 2014 winners Collabro will be performing live after the day’s racing. The group, who went straight to number one with their debut single “Stars”, were recently seen on our television screens performing during the VE Day celebrations in London and release their second album, Act Two, on 1st June. The team at Southwell Racecourse are very much looking forward to welcoming them to the course, and are keeping everything crossed so the weather on the day will hit the right note as well. For the youngsters, Peppa Pig will be making regular appearances throughout the afternoon all around the racecourse. The day is in partnership with, and in aid of the Lincolnshire and Nottinghamshire Air Ambulance, who celebrated their 21st anniversary just last week. A percentage from ticket sales will go to the charity. There will also be a special “Air Ambulance Package” available, containing admission, plus a goody bag full of Air Ambulance merchandise and a return admission ticket for the price of only £21. Deputy CEO of Lincs & Notts Air Ambulance, Sally Crawford says: “We’re over the moon to have such a fantastic group to perform in this, our 21st year. Finding flaws to rectify before selling Buying and selling property is a very complex business not least because a viewer’s opinion of a house is so very subjective and personal. It’s very hard, when you are trying to sell a much loved home, to see the property with the eyes of a potential buyer. You don’t see the flaws, only the good points. It can come as something of a nasty surprise to learn that a viewer thought it was in bad repair, tatty, badly decorated or poky. To counter such opinions therefore, it is necessary to look at your property with the eyes of a stranger, to see it as it is, not as years of comfortable living and happy family life make it seem. If you can pick out the more obvious flaws in advance, you may be able to do something about them and enhance your chances of achieving a quick, trouble-free sale. In short, conduct your own, personal survey of your property. Be realistic and honest about what you see. Talk to your estate agent about your findings and ask for advice on remedial action. You will find not everything needs to be perfect. Some flaws are more acceptable than others. First plan your survey. It doesn’t really matter where you start, inside or out, upstairs or down, as long as you follow a logical sequence. You will need a notebook to enter each area surveyed and the points you wish to record. Inside the house, work room by room treating stairway, hall and passageways as rooms in their own right. Follow the same method of observation in each room - ceiling first, then each wall with its window and door, and study the floor last. Observe the structure, first noting stains, cracks, bulges and creaks where applicable, then observe and record state of decor and be
as objective as you can. Do not forget that the roof space must also be considered along with any equipment, such as tanks, that it contains. When surveying the kitchen and bathroom(s) note the condition and apparent age of the installations. Outside follow a similar plan of observation. Work around the house as far as possible noting each elevation as an entity. Look for stains denoting leaks in guttering or down pipes. Examine storm drains for signs of blockage. A good sniff will tell you a great deal about their condition. Stand back and look at the roof. Look at each face in turn noting unevenness of line, slipped, broken or missing tiles/slates. Look at the chimneystacks, does the pointing look intact? Unless you have the right ladders and a good head for heights, it is unwise to climb up to examine the roof more closely. Observation from outside and inside the roof space should tell you all you need to know. Finally look at the garden. Examine the boundaries, gates, outhouses, sheds, garage, etc. Again be objective. You may well like a ‘back to nature’ look. Will potential buyers? Armed with your notes, sit down and analyse the result. Does your home need a light cosmetic touch-up, a complete makeover or is it fine as it stands? If you are really in doubt, ask your estate agent for help and advice. As we said before, not all faults need to be rectified. Some are not worth the trouble. Some however may need urgent action simply in order not to put viewers off. Whatever you do however, don’t panic. Few homes are completely perfect. In fact they probably wouldn’t be ‘homes’ in the strict sense of the word, if they were!

YOURSELF WHEN BUYING THE secret to safely and successfully buying that allimportant first home is not to be over-ambitious, not to over-stretch yourself, and to be prepared for all possible eventualities. This means you should look for a property you can afford and reasonably deal with. You have to be practical. It may seem a good idea to go for a huge ruin with the intention of refurbishing it and ending up with a luxury home you only paid a song for but, there are snags. To begin with refurbishment can cost a tremendous amount of money, money that has to be paid out as you go along, or you will have no materials with which to refurbish. Then there is the time involved. Although you may have bought the property at a bargain price, it still has to be paid for and you still have to earn a living. Will you feel like the physical effort that will be needed after a long, hard day out at work? You could also come up against building regulations that insist certain jobs are carried out in a certain way, which again could prove expensive. So to be sure of success, be content with a property that is within the scope of your capabilities and you won’t get into deep water. Be honest about what you earn when you are seeking a mortgage. Building societies and other lenders operate
according to well-tested formulae. They know from experience just how big a mortgage a given salary will support. By ‘blowing-up’ your earnings you are setting a trap for yourself you may not be able to get out of. Remember all the other expenses connected with every-day living, in addition to the added burden of the house. Always be prepared. Look at the potential risks in your life and seek suitable insurance cover against such possibilities. There are policies these days that give protection for mortgages in the event of short and long-term sickness (two quite different things in the insurance world) redundancy, job loss through other reasons, and accident-incurred disabilities that may prevent you maintaining your present earning level. Of course you will also have to insure the fabric of the building and cover the contents against a number of eventualities. If you are sensible, you will also have life cover to protect your dependants in case you happen to die. It all costs money, it’s true, but not nearly as much as losing your home, your security, and possibly even your family life. Such comprehensive insurance cover should be looked upon as just another of those expenses of every-day living you pay for as a matter of course. Thus the first time buyer can proceed with that search for a first home, with confidence, security and every expectation of success.
