MARKET FACTS* – THIRD quarter 2010 After a sales surge in the second quarter of the year, which many have attributed to tax credits that expired June 30th, third-quarter sales activity has decreased slightly in the three zip codes we track. Sales were down 19% in Baldwin Park, 21% in College Park, and just 7% in Winter Park. Average prices also fell 5% in both Baldwin Park and Winter Park, and 9% in College Park. Distressed properties are still part of the picture, ranging from about one-third of Baldwin Park properties to 50% of College Park homes selling as either bank-owned or short sales, far better numbers than in Orange and Seminole counties overall where 70% of all sales recorded in the third quarter were distress sales.
