Business is picking up in Central Florida’s real estate market. The latest report from the Orlando Regional Realtor Association, published in August 2009, noted a year-to-date sales increase of 45% over the same seven-month period in 2008. As sellers have adjusted prices to meet current market expectations, buyers are taking advantage of low interest rates and the most affordable housing inventory that’s been available this decade. Many bank-owned properties are getting multiple offers and selling above asking price. Baldwin Park is showing some of the most positive indicators in the market, particularly in comparison to Winter Park, long considered Central Florida’s most desirable address. Although it has only 15% as many homes and condos as nearby Winter Park, Baldwin Park has 88% the number of 2009 sales. Buyers have purchased 141 Baldwin Park homes year-to-date versus 161 in Winter Park. About 5% of the homes in both areas are currently listed for sale in MLS, but the sales velocity in Baldwin Park translates to just a 5.5-month inventory of homes, compared to 27 months in Winter Park. Excellent values are still available in Baldwin Park. Many resale properties are priced right for a fast sales. Several new custom homes have had major price reductions this summer, and many are now available below replacement cost or appraised value. Mattamy Homes recently began pre-sales of a new line of three-story townhomes with prices starting in the $240s. Both Rey Homes and Centerline Homes are pre-selling their last several buildings of townhomes and condominiums. And the final new single-family homes from K.
