hopes were high for a real estate recovery in 2008 despite record inventories of homes for sale. Then came the mortgage meltdown. Hasta luego Wachovia, WaMu and investment banks. Short sales and foreclosures dominated coffee shop conversation. The Dow began its nauseating roller coaster ride. Unemployment spiked. The effect on real estate values in several overbuilt speculative markets, notably Las Vegas and Miami, was catastrophic. But like politics, all real estate is local. In some pockets of the U.S. housing values and sales volume have held steady. The down market has proven the perennial wisdom that location is everything. In Central Florida, the close-to-downtown traditional neighborhoods – including Baldwin Park, Winter Park, and College Park – continue to show healthy signs including slowly decreasing inventories. According to data reported by the Mid-Florida Regional MLS, 2008 sales in 32814, 32789 and 32804 exceeded $280 million, and 55 homes sold for over $1 million. Sales prices averaged 92.1% of asking price. An additional 80 sales were pending as of December 31. In Baldwin Park, 223 homes were sold in 2008, 78 of which were resales. An additional 74 sales, including new homes under construction, were pending on December 31. The average sales price per square foot was 16.1% lower than in 2007, reflecting fewer sales of homes over $1 million (6 in 2008 vs. 17 in 2007) and 14 transactions involving short sales and bank-owned properties. If you’re in a position to buy a home now, there are many good values to be found and excellent mortgage rates available for qualified borrowers. Though no one can predict where home prices will go over the short term, the neighborhoods that have held value best in the past are the same ones that will prove to not only be a good investment but a great place to call home for years to come.
