the number of homes for sale across the nation increases every April. The logic is simple: the flowers are in full bloom, the weather is warmer and sellers want their homes to be on the market in the spring selling season. Yet, The Wall Street Journal recently reported that the supply of homes for sale in the United States is down 3.6% in April from one month prior. The positive headlines don’t stop there. The New York Times commented that both sales of existing homes and construction spending were up in April, for the second consecutive month, suggesting “moderation in the long housing slump.” The Wall Street Journal noted that “bidding wars are emerging on foreclosures” as ready buyers work to take advantage of current market conditions. And the Orlando Business Journal noted that, locally, April home sales were up a staggering 42% from the same time last year. We’re beginning to see the trickle-down effects in our local market in very real ways. When our office opened its location in downtown Baldwin Park last June, more than 170 homes were listed for sale in the neighborhood. Today, there are only 100. As sellers have adjusted prices to be competitive in today’s market, many buyers have identified the “once in a lifetime” buying opportunity currently available. Prices are attractive one again. Mortgage rates are at an all-time low. Buyers who have not owned a home in three years may be entitled to a tax credit of up to $8,000 if they buy by November 30, 2009. These are the market conditions that smart buyers have been waiting for.
