2009 real estate sales end on a high note. December set a monthly sales record for 2009 with 20 closings representing $10,624,173 in volume recorded in the regional MLS. The strength was at the high end of the market, with two sales over $1 million. The average sales price for the month was $531,209, representing an average of 94% of asking price. The data compares very favorably over a year ago when only 12 properties sold in December at an average price of $374,979. An additional 49 sales were pending at year end, including 3 bankowned properties and 31 short sales, 13 of which had languished in pending status for more than 90 days. As of January 5, 2010, only 90 homes were listed for sale in Baldwin Park, down 10% from early October levels. Based on average monthly absorption, there is a 5.7-month supply of homes available in the neighborhood. In certain property types and price ranges, demand is finally exceeding supply.
