That average, about 20% higher than the same period last year, is attributable to strong buyer interest in the high end of the market. Five properties sold for more than $1 million, including the pre-construction sale of a new custom home and lot. Though distressed properties continue to be part of the mix, the good news is that Baldwin Park is faring far better than the rest of the market. In the first quarter, 33% of Baldwin Park transactions were either short sales or bank-owned properties; in the Orlando metro market, distressed properties accounted for 67% of closings.
