Dear Lynn, We’re in the process of buying a home. We hired a home inspector and had a few other inspections done. The inspector gave us a very detailed report and the sewer inspector told us the sewer line needs to be replaced. We really like the house so much but these reports are just pushing us over the edge! We can’t afford to do the repairs or replace a sewer line. What does the seller have to do and what do we have to do? Signed, Sue Err

Hi Sue, The purpose of the home inspection is for you, the buyer, to be made aware of any issues with the home. The seller doesn’t always know EVERYTHING about their home. Many of the findings are meant to be helpful information for you so when you own the home, you’re aware of what items need your attention. With that said, you can also request that the seller correct some of or even all of the issues that your inspector reports to you. The seller then can decide if they’ll agree to repair/correct those issues. Sellers are not obligated in any way to do anything other that what is legally required such as smoke and carbon monoxide certificate and Title V. You could also try to negotiate a price reduction if you know how much it would cost to make repairs. Getting estimates is always helpful in this case but realize that the seller can obtain estimates as well. Regarding the sewer line, if the seller is not able to replace it you could ask your home owner’s insurance agent about sewer line insurance. Every home inspection will identify issues in a home, that’s a given, however it is VERY, VERY common that the buyer and the seller work out these issues and there is a happy ending for all!

Dear Lynn, OK, so finally we’re going to sell our home and we know you know so much about real estate and that you won’t sugar coat the answers. How do we know what deficiencies we have in our house? We know there is a home inspection. Do we do that first? Do we have to fix everything? What about updates? We see pictures in magazines and watch the home makeover shows and it’s so overwhelming. We have money for retirement and don’t want to use that to update and repair. Oh, please help! I’m getting stressed but my husband is calm as could be. Beth

Dear Beth, Breathe! It’s a process that can be almost stress less if you plan well. It may seem counterintuitive, but asking a real estate agent to evaluate the flaws of your home is a great way to help avoid some issues down the road and quite possibly it will help your home look its best in photos and for showings. Your home is going to be represented to the buying public in photos that will be on the internet, you want them to look the very best they can! You’d be surprised how simple repairs, simple decorating, and decluttering can affect the marketing and ultimately sale of your home. DON’T be insulted if your agent suggests repairs, changes etc. You hired her because you trusted her experience and knowledge. She is trying to help you get the most out of your sale. As far as if you have to “fix everything”, fix the things you know are broken, damaged etc. If you have an older roof you may not be in a position to replace it but if it’s leaking don’t put buckets in the attic, fix it! Clean EVERYTHING, and I mean EVERYTHING!

You asked about doing a home inspection before you put it on the market. Here’s how it typically works. After you’ve accepted an offer, the buyer will hire a home inspector to come and inspect the home. The buyer pays for this. Now, I have had a few sellers that have hired their own home inspector to find out what they can do prior to listing as to avoid issues. For some people this is very helpful but remember that the buyer may more than likely still have their own inspection and it may uncover more deficiencies that you may not have found. Don’t panic! Hi Al, It depends. If they have an animal that was born in the home it would stay because it would be considered a fixture. If the dog or cat has a friend that lives next door it would stay also unless the next door neighbor adopts the pet and then of course you would have visitation. Homes with vaulted ceilings can accommodate tall animals like giraffes and because of that fact a giraffe would stay as the sellers may not have ceilings that can accommodate in their new home. Sea creatures like gold fish don’t have to remain as their home is contained in a tank that can be moved, however, any aquatic mammal that fits in a standard bath tub remains if there is a stand up shower for people. One last note, if you buy a home and it’s close to a major holiday like Christmas or Thanksgiving you may keep a turkey, the seller provides the stuffing.
