Not always an easy task, here are a few things to think about and aid you when picking a contractor to work on your home.

→ Do your homework Homeowners are a lot more likely to make poor choices if they feel pres-sured when picking a contractor. Pick-ing whoever shows up on your doorstep is rarely your best option, so plan to do some homework ahead of time. This isn’t always possible for emergencies, of course, so it is a good idea to have some companies in mind before you actually need their services. When comparing prices, the cheap-est quote is rarely the best. Often this reflects poor workmanship and/or products. Education and experience in the field is directly correlated to skill-set and craftsmanship. Look for qual-ity not lowest price. Skilled labor isn’t cheap, cheap labor isn’t skilled.

→ Licenses, permits and insurance

In choosing your contractor, con-firm the professional possesses licenses necessary to complete the work. This

will validate that the professional has met necessary criteria relevant to their industry, ensuring competency in their trade. General Contractors, for exam-ple, are typically licensed by individual states, with the ability to obtain required permits and perform work on your home only within that state (*Some states have reciprocity). The work done by unlicensed people can be downright dangerous, not to to mention a viola-tion of building codes. Without know-ing the licensing requirements for your state, homeowners could face fines, re-moval of project without compensation, or a dangerous situation regarding the safety of their home. Did you know? If a contractor is not licensed and a permit is pulled, the homeowner becomes liable if anything goes wrong during the project or any-one is injured! Insurance is another important factor when choosing your contractor. Be sure to ask whether your contractor carries their own insurance, and verify that it is in effect when the job is being done on your property. Believe it of not, in most cases your homeowners insur-ance policy will not cover injuries or accidents that occur from work being done on your property. This means you could be personally liable for any inju-ries that happen on the job site - some-thing that leaves you at huge financial risk, given the cost of health care and lawsuits these days. Some things to look for in your research: • Did they complete the job on time and within budget? • Were they professional at all times? • Did they keep the work site tidy and clean up after themselves? • Was the quality of their work up to par? • Are past customers likely to recom-mend the company and use them for work again in the future? After you have done your homework, choosing the right contractor will be simple.

I’ve been a Realtor for 33 years. People frequently ask for my advice and opinions, and by sharing those questions and answers with you, I hope to offer some helpful information.

Hi Readers! To begin this New Year I have dedicated this month’s column to an interview with Kathy Kelly, Mortgage Officer at Lee Bank. Kathy has 30 years of experience in mortgage banking and can help you start off on the right foot in planning to buy a home this year!

What’s the best way for a buyer to prepare financially to buy a house?

I understand there is federal grant money available to assist a buyer and it does not need to be paid back. Seems too good to be true! Can you explain a little bit about it?

The Federal Home Loan Bank has an equity builder grant fund program. Lenders can apply for funds typically in March of every year. A buyer has to be under contract in order to apply for the grant. The program is income based and the funds are distributed on a first come first serve basis. As long as the owners stay in the property for at least 5 years the funds do not need to be repaid. Now is a great time to sit with a mortgage loan officer at Lee Bank to see if you qualify.

and avoid any new credit inquiries. The lender will need to pull your credit and verify your employment again right before closing. If you have new debt it could affect your ability to qualify. We want to help get you into your new home and have a smooth and timely closing.

What’s your favorite cold weather recipe?

Oh, that’s easy... Roasted Chicken with Vegetables... delicious! Ingredients: 1 Whole Organic Chicken, 1/4 Cup Olive Oil, 1/2 Butter - Melted, Sea Salt, Seasonings to Preference (I use garlic and pepper), Gourmet Carrots with Stems and Baby Potatoes. Directions: Smother the chicken with olive oil, melted butter, sea salt and seasonings. Let it sit in the refrigerator overnight uncovered. Place in a large roasting pan. Add carrots and potatoes. Drizzle carrots and potatoes with a little olive oil and sea salt and a few pats of butter. Check and mix carrots and potatoes after 1 hour. Bake at 400 degrees for about 2 hours.

Yes. It’s so important that once you are pre-qualified that you maintain your credit, employment, and financial picture. You will want to keep your monthly debt the same

The three areas potential borrowers should concentrate on are credit, savings and employment. Establish credit, try to keep credit card balances below 30% usage and most importantly pay bills on time. If there are some blips in a credit history a credible explanation will be required. Saving money in the bank or credit union is essential. There are some 100% financing programs out there but it’s always helpful and required to have savings of your own. If there’s money in the mattress it should be deposited because cash on hand is not an acceptable source and most lenders look back two months. Lastly, employment history, generally at least two years or a strong history in the same field of work. Lee Bank offers complimentary pre-qualifications and will counsel the borrower if they are ready to buy and what is affordable. Buyers should speak to a Lee Bank mortgage professional to plan through the pre-qualification and buying process – for instance it’s a myth that credit cards should be paid down before applying. Most lenders would prefer to see a strong savings history and money in the bank than no savings and smaller credit cards.

REALTORS Give $4,053 to United Cerebral Palsy of Berkshire This month, Berkshire County Board of Realtor’s CEO Sandy Carroll and President Cortney Dupont were so proud to present a check for $4,053 to Sal Garozzo, the Executive Director of the United Cerebral Palsy of Berkshire County. This money was raised through the hard work of area Realtors who hosted our annual Chili Cookoff, and to a wonderful, supportive community that enjoyed an amazing chili tasting and participated in raffle ticket sales. The Realtor’s REACT committee, led by Chair Mary Jane Dunlop and staff worked incredibly hard to make this a success.
