How much of a down payment do I need to buy a home? The asking price on the one I’m looking at is $285,000. I don’t have cash available and I own a home now. I have a 401K and an IRA. What can I do?
You have a few different options but this would require questions answered first. If you qualify without selling your home, you may be able to purchase with a low-down payment. Many people believe if you have already owned a home, that you need a larger down payment. Check with your lender but you may get away with 3-5% down even though you’ve owned a home in the past or currently. Certainly, 401k and IRA Funds can be used but it’s always wise to speak with your financial advisor regarding tax ramifications.

I was in the process of buying a home and the financing was going along fine. All of a sudden, the bank denied my loan because I bought a new car. What happened and what can I do now? Help!
Don’t restructure your debts while in the home buying process. You are Pre-Qualified based on your current income and debt. Changing either may modify your qualification level and interrupt your home buying process. Always check with your lender before you change your debt structure or job situation or it may inhibit you to be approved and close on your home purchase.

My wife and I filed for bankruptcy 6 years ago. We’re doing very well now and want to buy a home. Is this possible with the bankruptcy in our past?

There are many options for financing with derogatory credit history. Some of the Government Loans like VA, USDA and FHA are very flexible with Bk’s.
Conventional Financing is only 4 years for Chapter 7. Consult with your lender but the lending world has more
flexibility than many people think. You should have quite a few options if this is the case and if you’ve re-established credit.

Some people get their mortgage from a mortgage company and some from a bank. What’s the difference?
Lending requirements for loans that are Fannie Mae/Freddie Mac should have similar underwriting requirements. Most financing packages allow the servicing rights to be sold, some get sold…some don’t. Consult with your bank or mortgage lender and have them explain their mortgage products. Make your own decision on who you’re more comfortable dealing with. Knowledge is power, go off referrals from people you trust on previous experiences so you make a good decision based on those experiences. Attorneys and Realtors are excellent sources for referrals as well.

I’m 36 years old with a family and have enough money saved to pay cash for a home. In your opinion should I use the cash or get a mortgage?
That’s a question for your financial advisor. Some people have little risk thresholds so they don’t like to invest and want to be completely debt free. If you have saved enough to retire, sure pay cash. Take advantage of your HR person who handles your retirement/401k and perhaps consider a licensed investor/ benefit professional to give you a free consultation. Again, knowledge is power. Be diversified with your information from CPAs, Mortgage Professionals and Retirement Professionals to make sure decisions are based on information and not emotion.
