Here are some basics that I’ve suggested before. Clean, clean, clean! . No one wants to buy a dirty house. In reality, bargain hunters are going to be interested in a poorly maintained house because they assume they can get a great deal from an “asis” seller. If you want attractive offers, you should remove clutter and clean thoroughly.

There’s a difference between pricing to leave negotiating room and over pricing. Leaving some room for negotiating is one of the biggest myths in real estate. There are risks when a home is priced too high. While you may think that you are giving yourself room to negotiate, too high a price just may discourage potential buyers from looking at the home.

Honesty is the best policy. When you disclose defects about your home, you are showing the buyer that you are not trying to hide anything. That builds trust with the buyer. Repair, repair, repair! Broken door knobs, broken or missing floor tiles, old or stained floors and carpets— there are probably lots of jobs that need to be done inside and outside of your house. These small, inexpensive repairs you make, will make your home more desirable to buyers. Especially if the others they’ve seen don’t look maintained. Buyers can see that you care for your home. If there are more expensive jobs, like a roof that needs replacement, talk to your agent before you invest in a major repair. You want to be sure that updates or repairs will benefit you. Remember, too, that the home inspector will be coming, and by doing repairs in advance you will avoid some of the “red flags” that the home inspector will report. Pictures, pictures, pictures! What to Expect During a Home Inspection

From finding an inspector to dealing with surprises – this is your guide to getting a house checked out. The most important thing to know about a home inspection: It’s just too important for you, as a buyer, to skip. Here’s why. A Home Inspector is Your Protector An inspector helps you make sure a house isn’t hiding anything before you commit for the long haul. (Think about it this way: You wouldn’t even get a coffee with a stranger without checking out their history.) An inspector identifies any reasonably discoverable problems with the house (a leaking roof, faulty plumbing, etc.) Hiring an inspector is you doing your due diligence. An Inspector Won’t Check Everything Generally, inspectors only examine houses for problems that can be seen with the naked eye. They won’t be tearing down walls or using magical x-ray vision, to find hidden defaults. They also won’t put themselves in danger. If a roof is too high or steep, for example, they won’t climb up to check for missing or damaged shingles. They’ll use binoculars to examine it. They can’t predict the future, either. While an inspector can give you a rough idea of how many years that roof will hold up, he or she can’t tell you exactly when it will need to be replaced. It’s Your Job to Check the Inspector Now you’re ready to connect with someone who’s a pro at doing an inspection. Here’s where your REALTOR® has your back. He or she can recommend reputable home inspectors to you. In addition to getting recommendations, you can rely on online resources such as the American Society of Home Inspectors’, which lets you search by address, metro area or neighborhood. You’ll want to interview at least three inspectors before deciding on whom to hire. Ask questions, such as: Are you license or certified? How long have you been in the business? How much do you charge? What do you check, exactly? What won’t you check, specifically? How soon after the inspection will I get my report?

Show up for the Inspection On inspection day, your presence, or that of your agent’s, is not required but it is highly recommended. Even though you’ll receive a written report, being there gives you a chance to ask questions and to learn the inner workings of your home.

Get Ready to Negotiate Most home repairs are negotiable. Be prepared to pick your battles, however. Minor issues, like a cracked switch plate or loose kitchen faucet are easy and cheap to fix on your own. You don’t want to nickle-and-dime the seller. If there are major issues, your REALTOR® can submit a formal request for repairs. Repair requests should be as specific as possible. At the end of the day, remember to check in with yourself about how you feel about the report and your requests. The most important things to remember during the home inspection? Trust your inspector, trust your gut, and lean on your REALTOR® they likely have a lot of experience to support your decision making. And that’s something to feel good about.
