I’ve been a Realtor for 34 years. People frequently ask for my advice and opinions, and by sharing those questions and answers with you, I hope to offer some helpful information. Hi Lynn, I always read your questions and answers in the Berkshire Eagle “Book of Homes.” My husband and I were wondering if having vermiculite as insulation in our attic is a problem if we want to sell our house. Can we sell in Massachusetts with it? Thank you for your time. Mary

Hi Mary, Thanks for reading my column, I hope you glean information that’s helpful. I’d like to answer your question and then add information from the EPA regarding vermiculite. Yes, a home can be sold even if it has vermiculite insulation. However, the buyer might want it removed before the sale and if so, that would be a negotiated issue. This might occur if the home inspector discovers the vermiculite during the home inspection and a subsequent test indicates it is “asbestos-contaminated vermiculite insulation.” It’s important that the seller, buyer, and home inspector understand the difference between vermiculite and asbestos-contaminated vermiculite insulation. Here is some important information from EPA.gov regarding vermiculite insulation:

What is Vermiculite Vermiculite is a naturally-occurring mineral composed of shiny flakes, resembling mica. When heated to a high temperature, flakes of vermiculite expand as much as 8-30 times their original size. The expanded vermiculite is a light-weight, fireresistant, and odorless material and has been used in numerous products, including insulation for attics and walls. Sizes of vermiculite products range from very fine particles to large (coarse) pieces nearly an inch long.
Concerns about Asbestos-contaminated Vermiculite Insulation A mine near Libby, Montana, was the source of over 70 percent of all vermiculite sold in the United States from 1919 to 1990. There was also a deposit of asbestos at that mine, so the vermiculite from Libby was contaminated with asbestos. Vermiculite from Libby was used in the majority of vermiculite insulation in the United States and was often sold under the brand name Zonolite. If you have vermiculite insulation in your home, you should assume this material may be contaminated with asbestos and be aware of steps you can take to protect yourself and your family from exposure to asbestos. https://www.epa.gov/asbestos/protect-your-familyasbestos-contaminated-vermiculite-insulation#what Dear Lynn, We have this house and we’re getting a little older. We want to put the washer and dryer on the main floor but we’d be giving up a closet. Another thing we’d like is a walk-in shower but that would eliminate the tub. dryer could be a concern if it means eliminating valuable closet space. If you have plenty of closet space, this may not be an issue. However, losing a closet in a bedroom…it may be a negative. If you have the choice, choose to renovate an existing closet that isn’t “essential.” With all that said, here’s my personal opinion, Realtor® hat off. There are times when we all have to make decisions that are best for our health, comfort, mental stability, safety, and enjoyment. These changes, when related to our homes, may decrease or increase the value or salability of our homes. Sometimes it’s just not about the future value; It’s about the quality of life. Dear Lynn, I found a house that I really liked and put in an offer. As you can guess, someone beat me out. That “highest and best” thing worked for them! I know they have an inspection coming up and if something goes wrong and they don’t buy the house, I want to be sure I can get it. Can I put in a back up offer? How does that work? Tired of Losing

Dear Tired, Your name makes me want to give you a virtual hug! Quick answer, yes! How? Have your buyer’s agent submit your “back up” offer to the listing agent. The sellers may verbally agree to consider your offer first, should their first contract be terminated. It may be possible for the seller to sign your back up offer with the agreement that if and when they are no longer legally bound to the first buyer, your offer would be accepted. This can be very risky for the seller if the documents are not written properly. With that being said, I would advise both parties have their attorneys take a look before signing.
