Preparing your fireplace or stove for the season Fireplaces and wood-burning stoves not only can be beautiful focal points within a home, but they also provide an additional source of heat and can be used to keep rooms or entire homes comfortable without the need for additional and potentially costly heating sources.

Just like more modern home heating systems, stoves and fireplaces need to be maintained, and that maintenance includes readying them before winter when they are used more heavily. Ensuring a fireplace or stove is in good working order helps to guarantee efficiency of use and safety during the winter months.

Open-flame heating sources carry with them certain risks. The National Fire Protection Association states that, between 2009-2013, American fire departments responded to 56,000 home structure fires that involved heating equipment. The NFPA notes that the leading factor contributing to home-heating fires is a failure to keep things clean, principally from solid-fueled heating equipment. The following are a handful of ways to stay safe as you get ready for another cozy season around the fire. • Start with the chimney. Begin by having your chimney thoroughly cleaned and inspected. Creosote can build up inside of the chimney. Creosote is highly flammable and becomes more difficult and expensive to clean the longer it builds up inside your flue lining. In addition, animals may have created nest inside of the chimney since the last time the fireplace was used. A professional chimney sweep should be hired in this situation. He or she will be able to effectively clean the chimney in a manner that is the least messy and disruptive to residents. • Install or check smoke and carbon monoxide detectors.
Operational alarms are essential to preventing injury or death resulting from smoke or carbon monoxide inhalation. Such detectors are inexpensive safeguards that should be installed on every floor of the house. Batteries should be replaced every six months, and the alarms themselves should be changed every five to 10 years. • Inspect the chimney from outdoors as well. Inspect the mortar around any bricks in the chimney and surrounding areas for cracks. If left unaddressed, these can cause dangerous fires. If there are serious cracks, a professional may need to make repairs or the chimney may need to be replaced. You also can have the chimney capped with a screen to keep animals and debris from entering. • Inspect the damper. A damper is a valve or plate that stops or regulates the flow of air inside a chimney. It should be checked prior to the first use of a stove or fireplace so homeowners can be certain it opens and closes smoothly. • Clear out flammable items. Move flammable items away from the front of a fireplace or stove. Be sure curtains or other home furnishings are far enough away that they will not catch fire from any errant sparks or flames. • Order wood now. Be sure there is plenty of wood for the season. Ask a wood supplier to estimate just how much will be needed, and double-check that the wood will arrive in time for the start of the season. By preparing for fireplace and wood stove use now, homeowners can ensure their winters are comfortable and safe.

Christmas trees are symbols of the holiday season and the spirit of giving that the season champions. Choosing and decorating a Christmas tree is a tradition for many families, and depending on the trees they choose, families may have some work to do to keep their trees glowing all season long.

If it doesn’t, wrap it tightly in a blanket or another form of cover, making sure the cover won’t blow off in the wind when you hit the open road.
Artificial Christmas trees require little, if any, maintenance. But live Christmas trees, which some people feel are more authentic and welcoming than their artificial counterparts, require daily maintenance. In addition to supplying the tree with water at least once per day, live Christmas tree owners can take these steps to prolong the life of their trees.
• Have the tree cut before you take it off the lot. If you typically purchase your tree from a florist or tree lot instead of a tree farm, then remember to ask the seller to recut the stem of the tree before you take it home. Tree farm trees are freshly cut, but trees sold away from the farm might have been chopped down weeks before they are ultimately sold. During the interval between being cut down and sold, trees’ vascular systems can clog and prevent the tree from getting the water it needs to survive the season. A fresh cut of the stem unclogs the system and ensures the tree will be able to consume water.
• Protect the tree on the way home. Your tree might be vulnerable to damage as you transport it from the farm to your living room. Unwrapped trees placed atop vehicles can be dried out by the wind. Prevent wind damage by wrapping the tree if you plan to place it atop your vehicle. If possible, lay the tree in the bed of a pickup
• Avoid placing the tree near heaters or drafty windows. Many people know that
placing a live tree near a potentially hot heating vent poses a fire hazard. But doing so also can dry out the tree, decreasing the chances it will make it through the season. Christmas trees need lots of water to make it through the season. You may notice the water in the tree stand disappears quickly when you first bring the tree home. That’s because freshly cut trees will consume more water than trees that were cut several weeks ago. As the season goes on and the tree’s vascular system begins to clog, you might not need to water the tree as much as you did when you first brought it home. But check the tree’s water stand twice per day when you first bring it home, refilling the stand with water whenever necessary. A few tricks of the trade can help holiday celebrants maintain lush, aweinspiring Christmas trees throughout the holiday season.

Dear Water Logged, There are rights pertaining to owning property on a river/steam or sea shore. They are called riparian and littoral rights. Riparian rights refer to ownership of land abutting a stream, pond or river. The landowner does not own the water but instead has a right to use and enjoy the water. The water is regarded as property of the state. So, you would not be able to keep others from enjoying it either. Rights relating to the ownership of property that abuts an ocean, sea, or lake. Littoral rights are similar but involve the sea, ocean or lake. Littoral rights are generally concerned with the use and enjoyment of the shore. Dear Anita, Nope, the plot plan won’t do it for you. The plot plan is used to determine that all the structures including the house, shed, garage, deck, fences are within the boundaries of the property. If the plot plan shows the is an “encroachment” then there could be a problem. What you’ll most likely need is a survey. That’s the safest route as opposed to taking a chance and building your Ponderosa while trying to guess where the property lines are. I’ve seen situations where people have had to move fences, sheds and even a barn!

Set up a buffet on your table, ironing board, bedside stand, book shelves (take the books off). Put the chairs in your living room, throw some pillows on the floor and you’ll be amazed how people will find a spot to do some plate balancing! Then turn off the TV and the cell phones (you can have fun by collecting phones etc. in a decorated box and returning them later), look at old pictures that are in PHOTO ALBUMS, share stories, play charades, tell jokes. OH OH…you could even run Hallmark Christmas movies ALL day! Even better…watch “It’s A Wonderful Life”! Believe it or not, it may be the best holiday you and your family and friends have ever had! Holiday Fire Safety Tips
The holiday season is one of the most dangerous times of the year for household fires, so take note of these tips to reduce your risk. The U.S. Fire Administration (USFA) reports more than double the number of open-flame fires on Christmas Day than on an average day, and about twice as many on New Year's Day. And when those fires occur, they do more damage: Property loss during a holiday fire is 34% greater than in an average fire, and the number of fatalities per thousand fires is nearly 70% higher. When the source of the fire is a highly flammable Christmas tree, the toll in property and lives is even greater. To keep your household from becoming a holiday fire statistic, here are some safety tips to follow. Cooking
Cooking is the top cause of holiday fires, according to the USFA. The most common culprit is food that's left unattended. It's easy to get distracted; take a pot holder with you when you leave the kitchen as a reminder that you have something on the stove. Make sure to keep a kitchen fire extinguisher that's rated for all types of fires, and check that smoke detectors are working. Candles
The incidence of candle fires is four times higher during December than during other months. According to the National Fire Protection Association, four of the five most dangerous days of the year for residential candle fires are Christmas/Christmas Eve and New Year's/New Year's Eve. (The fifth is Halloween.)
To reduce the danger, maintain about a foot of space between the candle and anything that can burn. Set candles on sturdy bases or cover with hurricane globes. Never leave flames unattended. Before bed, walk through each room to make sure candles are blown out. For atmosphere without worry, consider flameless LED candles.

Soot can harden on chimney walls as flammable creosote, so before the fireplace season begins, have your chimney inspected to see if it needs cleaning. Screen the fireplace to prevent embers from popping out onto the floor or carpet, and never use flammable liquids to start a fire in the fireplace. Only burn seasoned wood -- no wrapping paper.
When cleaning out the fireplace, put embers in a metal container and set them outside to cool for 24 hours before disposal.
Christmas Trees
It takes less than 30 seconds for a dry tree to engulf a room in flames, according to the Building and Fire Research Laboratory of the National Institute for Standards and Technology. "They make turpentine out of pine trees," notes Tom Olshanski, spokesman for the USFA. "A Christmas tree is almost explosive when it goes."
To minimize risk, buy a fresh tree with intact needles, get a fresh cut on the trunk, and water it every day. Keep the tree away from heat sources, such as a fireplace or radiator, and out of traffic patterns. If you're using live garlands and other greenery, keep them at least three feet away from heating sources.
Decorative Lights
Inspect light strings, and throw out any with frayed or cracked wires or broken sockets. When decorating, don't run more than three strings of lights end to end. "Stacking the plugs is much safer when you're using a large quantity of lights," explains Brian L. Vogt, director of education for holiday lighting firm Christmas DĂŠcor. Extension cords should be in good condition and UL-rated for indoor or outdoor use. Check outdoor receptacles to make sure the ground fault interrupters don't trip. When hanging lights outside, avoid using nails or staples, which can damage the wiring and increase the risk of a fire. Instead, use ULrated clips or hangers. And take lights down within 90 days, says John Drengenberg, director of consumer safety for Underwriters Laboratories. "If you leave them up all year round, squirrels chew on them and they get damaged by weather."
