I’ve been a Realtor for 36 years. People frequently ask for my advice and opinions, and by sharing those questions and answers with you, I hope to offer some helpful information.

Dear Readers, Wow, what a market! I’ve heard from so many of you that have put several offers on several homes only to be beat out from another buyer, frustrating to say the least. Right now, it’s definitely a sellers’ market and with so many buyers “fighting” to get their offers accepted it’s like many of us “seasoned” Realtors haven’t seen before. We’ve ridden the waves but this is a STORM! I can only say, make your offer as attractive as possible and be ready to possibly offer higher, a lot higher. Dear Lynn, I haven’t ever sold a home; I’ve lived in my home for over 50 years. I’m learning lots of things reading your column each month and talking to my children. I would list my home with a realtor but one thing I don’t know about are the boxes that can be attached to the door handle with a key in it so anyone can see it at any time. Who shows my house? That is a concern for me. Do I have to have it? What are my choices? Thanks for what you do! Emily Tocca

your question. No, you do not have to have what is called a “lock box” on your door when you list it with a Realtor. However, if you choose to have the “lock box” a buyer’s agent will call your listing agent and he or she will give the combination for the box to the buyer’s agent so the key can be accessed to open your home. When they are finished the key goes back in the box and the box is locked. The buyer’s agent shows the property. If you do not want a lock box, then most likely your agent will be showing the home themselves. This is called “accompanied showings” He or she will be the only one with your key and will arrive, unlock the door, show your home and then lock it when they leave. Your Realtor will show your home. Just talk to your agent when you list your home, I’m sure they will discuss the best plan for you! Dear Lynn, My husband and I take very good care of our home inside and out. We are getting it ready to list it. Our driveway is blacktop but we have driven off the side onto the grass and parked on the lawn next to it. It’s all dirt there now and looks pretty bad. Today my husband told me a paver is coming to pave the bad areas at a cost of $7000.00! I don’t think that is wise financially at all! He

says it’s an investment as it will allow more parking and is a good thing for a new owner. He wants to ask more for our house because of the repair. I’m all for being nice to the new people BUT $7000.00 worth of nice? Help me! “Paved Off” in Lenox Dear “Paved Off” (that’s clever BTW!) In my opinion, I would not spend $7000.00 to “fix” the driveway. If your husband is thinking, he will get that “investment” back in the sales price he is mistaken. Things like this, driveway repair, roof repair, boiler upgrade, new sewer pipe as a few examples do not add value, they do help with “saleability”. Maintenance is something we all need to do to keep the value of our homes, that’s expected by a buyer, good maintenance. Ok, your driveway, here are some suggestions. The least expensive way to fix this is to get the soil ready and plant grass. Rope it off, give it some water and once the grass is in, voilà! Some labor on your part but it will be well worth it. Another suggestion that would cost more money but look nice and allow for the parking. Dig out the areas a bit and fill them with white stone or gravel. It will look great and you won’t have to water it!
