We Used A Bu yer ’s A gent

Dear Lynn,

We had been looking for houses for a short time, without a buyer agent. We thought we could do this on our own. Visiting open houses and making appointments with the seller’s agent is how we handled it. We’ve learned many things. The most important is that seller’s agents TOTALLY represent the seller. We had an offer on a house. The seller’s agent filled out the offer forms and asked us lots of questions. Our answers, as we realized later, put us in a ver y unfortunate position. We mentioned things like, “ we love the house and we’d pay more if we had to as we can afford more. ” We wanted to make our offer strong and the seller’s agent suggested we waive the home inspection because she thought it was a ver y solid house will no major issues. So, we waived the home inspection. We ended up agreeing on a higher price for the house (exactly what we said we could go up to), and we lost our deposit because we found out the house was in a f lood zone and the white stuff in the basement was asbestos. We withdrew from the

offer but we lost our $2000.00 deposit because we waived the home inspection contingency and our deposit was not protected.

We chose a buyer’s agent! OH, MY GOODNESS! To have someone experienced and working for us has made a huge difference. He guides us, explains ever ything, negotiates on our behalf. He tells the sellers’ agent nothing about us or our strateg y. He w rote the contract so our deposit was protected. He was with us at the home inspection and then reviewed the report with us. He explained our options regarding the findings, suggested we get a licensed electrician to look at the issues and helped us renegotiate with the sellers saving us a lot of money. He reminded us of deadlines, communicated with our attorney and lender and so much more.

We’re w riting this because we hope that others like us will see the value of using a buyer’s agent when making the largest purchase in their lives. We are so grateful!
