SARAH DAVIS, Publisher
After a cold and rainy winter, we are all looking forward to warmer weather and sunshine this season! Spring can be a time for new beginnings and after many years of being a truly valuable asset and leader of the New Homes & Ideas Team, Regional Publisher, Jodi Sauerbier, has moved on to a new opportunity in her career. It has been an absolute pleasure working with Jodi for nearly 20 years and although she will be missed, we wish her much success and happiness in her future endeavors! I feel blessed and honored for this opportunity to take on the role as Publisher of New Homes & Ideas after being a part of the team for many years, and look forward to what the future holds.
We are excited to bring you another issue full of resources and information for shopping for your new home in the Triangle! This issue, our continuing series on “Why the Triangle?” features local arts & entertainment venues for you to explore on pages 18-21. If you are new to the area, you may not have realized that the Raleigh-Durham area is a hub for the cultural arts and has a huge concentration of art museums, galleries and attractions that are within your reach. Next, we have local Interior Designer, Don Ricardo Massenburg, who guides us through “The House That Quarantine Built” and how home design trends are being affected by the Covid-19 pandemic on pages 22-26. Home design is changing to reflect the needs of those who are working, schooling and even exercising from home. Builders are changing their focus to accommodate a greater need for home offices, flex spaces, and outdoor living areas. If you have been hearing all the buzz surrounding Fiber Internet, you must read how to “Future-Proof Your Home” on pages 28-31 which will provide a closer look into the differences between Fiber Internet and traditional cable Internet as well as the benefits of upgrading to Fiber Internet in your home. With many still working from home and utilizing virtual learning at home, fast Internet is more important than ever.

THE PEOPLE’S COLLECTION:
ART IN THE TRIANGLE BY ERICA JEVONS SIZEMORE
Built into the fabric of the Triangle area is a hub for the cultural arts. With a plethora of state-of-the-art performance venues, museums, galleries, symphonic music, recording studios, theatres and NY Times best-selling authors in our midst, the area offers something for everyone to celebrate and enjoy from novice to expert. The Triangle has been able to preserve its own unique artistic and literary culture during a period of robust growth, collectively yielding a wealth of opportunity and strong future potential for the community and its visitors. The cultural arts in the Triangle already have a strong foundation. As Hannah Hayes, writer for Southern Living Magazine, puts it, “Free of the fuss… known more for their major universities and the international companies headquartered in The Research Triangle Park, (these towns) have discreetly transformed into a bucolic-urban oasis where the arts and tech synergize and anything homegrown - from business to vegetables - is enthusiastically exalted,” with the arts being no exception. Led by a class of imaginative artists and innovators, the cultural arts enhance quality of life and stimulate innovation, creating an interdependent enterprise that keeps the area quietly buzzing. Often referred to as the “Smithsonian of the South,” Raleigh 18
is bursting with live performing artists and visual art offerings including numerous nationally acclaimed organizations, mustsee collections and local haunts (small jazz clubs, coffee shops and bookstores), grassroots galleries and many collegiate art program attractions that span the region. Concurrently, Durham has been ranked among the highest concentration for workers in the creative class and is home to the Nasher museum, several hybrid art galleries and performance installation venues and Merge Records. Chapel Hill and Carrboro are host to a plethora of galleries and artisan co-ops; in the 1980s and 1990s, Chapel Hill was well-known as an incubator for the punk/underground music scene, and years later, that spirit remains in places like Local 506 and The Cave. National acts can be found headed to the Durham Performing Arts Center (DPAC), Duke Energy Center for Performing Arts, PNC arena and The Cat’s Cradle in Carrboro. If you are still unsure about the area’s artistic and literary underpinnings, try to find a town which doesn’t have a bookstore or forget to mention the bookBot - robotic delivery system that can retrieve any item from more than 18,000 book bins within five minutes - on the North Carolina State University library campus. Advertised as a “community of writers,” Hillsborough inspires with its natural beauty, and locals find it an optimal space for creating, among

“WE NEED THE ARTS AS MUCH AS OTHER CORE NEEDS BECAUSE THEY FEED OUR SOULS AND CULTIVATE A DESIRE TO LEARN AND EXPLORE.” them writers Alan Gurganus, Annie Dillard and Jill McCorkle. And while North Carolina averages 19 non-profit arts and cultural organizations per county, Durham boasts more than 150 non-profit arts organizations with more than 900 artists of record. There is opportunity and outlets for investment in and across the spectrum of the arts locally. With a personal passion for the arts, Lori O’Keefe has dedicated herself to the nonprofit sector serving as president and CEO of the Triangle Community Foundation whose focus is working to build a strong, diverse Triangle community. O’Keefe believes the arts are an integral component to their strategic mission. Together with dedicated donors and nonprofits, they help to ensure the cultural arts are accessible across neighborhoods and communities with unrestricted grants going to smaller nonprofits and grassroots organizations, allowing them to continue to fund the work they are doing. She explains, “We try to focus on smaller arts organizations and those that have been overlooked from traditional art donor audiences. We need to identify and curate the next generation of talents.” O’Keefe contends that sometimes the arts are taken for granted but we should remember that we need the arts as much as other core needs because they feed our souls and cultivate a desire to learn and explore. “A couple years ago at a lunch for a youth nonprofit, I was talking with a high school senior planning to study mechanical engineering, who said he had taught himself how to play the piano on YouTube. I was floored by the names of the classical artists he was familiar with and enjoyed, some of which I myself didn’t know,” she recalls. When asked whether he had ever been to the symphony, he hadn’t. “His family didn’t have the means to do so and although he never was going to be an

artist, he had found his way to music all on his own.”

Each year, the Triangle area generates about $377M in spending by non-profit and cultural arts audiences. Local artist and gallery owner, Linda Dallas, says “Creativity doesn’t just live in the arts. Creativity lives in business. Creativity lives in science. This is what makes for a Smart City.” The Triangle is definitely plumb with smarts as the governmental and educational center of North Carolina. With an investment in the arts, our own critical thinking and innovation benefits. National studies have proven that arts programs decrease youth delinquency, enhance childhood development, encourage conflict resolution, build tolerance and self-respect, improve overall academic and behavioral performance. The arts are essential to innovative workforce development, provide economic benefits, increase tourism and are a principal determinant in quality of life and health. In a recent survey, 92 percent of community respondents across a diverse demographic sample agreed that “learning art skills is an important way to master other basic skills” and is a focus of K-12 education in the Triangle area. As area proponents look at the programs bringing arts and music education to younger audiences, our state museum comes to mind. The North Carolina Museum of Art (NCMA) stewards programs and experiences for the entire Triangle community and beyond. In 1947, an initial $1 million appropriation was approved by the state legislature to purchase a collection of European and American paintings and sculptures for the people of North Carolina. These funds were matched by the Kress Foundation to procure another 70 works of art, a

historic investment unheard of at the time which drew national attention. Now gearing up for the 75th anniversary of this initial collection which established the NCMA as a premier art museum, the museum which once was located on Morgan Street in downtown Raleigh can be found on an expansive campus along Blue Ridge Road. Valerie Hillings, NCMA director and a Duke University graduate, has always been struck by the memories of every person she meets who had visited the original Morgan Street collection. She recalls, “For many North Carolinians, it was a first and very important part of their cultural life memories.” In 1988, while under the leadership of Larry Wheeler, the NCMA created a master plan to expand the museum with an outdoor theatre, walking trails and contemporary gardens. What was envisioned would add community gathering spaces and unify the museum campus. Among the largest of its kind in the world, the complete 164-acre NCMA park established shared spaces integrating art, music and nature with the traditional museum experience. As Hillings notes, with the addition of the Museum Park to the already respected permanent and rotating collections in the East and West Buildings, the museum “distinguishes itself, setting it apart from others across the country. It’s the people’s (art) collection - open and free.” Already largely appreciated, the importance and value of the Museum Park is now undisputed, having welcomed over 900,000 people from all over during the 2020 pandemic. Not all parks remained open but this well-loved site encouraged people to visit to enjoy the outdoors and the art. Future plans include developing the lawn space behind the East building into an arts and entertainment zone, a social space where people can enjoy community, concerts, art, film and wellness together. As the NCMA evolves, Hillings intends to “consider the varied interests of the community to create what is balanced and resonates, aiming to bring attention to the fact that all art is

contemporary when made and all art will become part of history.”

In March, the NCMA opened a featured exhibit, Golden Mummies of Egypt, and anticipates welcoming a million visitors over an extended showing period, despite reduced capacity Covid-19 requirements. The NCMA will also be offering digital tours and educational programming with over 7,000 students expected to see the collection. “To the degree we can offer things for free and for the people, that is our goal,” Hillings continues, “providing educational components and exposure to audiences in schools, across the state, nationally and internationally in turns gains more interest.” Looking back, most would not have predicted that the internet would now be an arena for cultural performance like in the manner it’s been during Covid-19 and that which it will be used during the Golden Mummies of Egypt exhibition. Similarly, there has been an effort to develop outdoor art experiences for the Triangle community during the pandemic. Working to find new ways to feature the cultural arts, Raleigh has established its first ever public art plan which will provide new direction to how art is created and placed throughout the city, looking to maximize the use of resources to support the future arts ecosystem. Public support and public and private partnership will ensure the cultural arts continue to reflect the Triangle, our rich diversity and allow them to be accessible to our area residents and visitors. Visual and performing arts, literary arts, sciences and humanities and cultural expression celebrate the foundation of the diverse population who reside here. O’Keefe reminds, “Art is a reflection of our humanity and where we are in the evolution of our lives, a cultural legacy for each generation, and the arts make it a sustainable part of our story,” and our story in the Triangle is still being crafted by many very talented and dedicated community members for all of us to enjoy.

THE HOUSE THAT QUARANTINE BUILT:
POST-PANDEMIC HOME DESIGN TRENDS BY DON RICARDO MASSENBURG, DESiGN iNKREDiBLE LLC
Millions love The Property Brothers and HGTV, but it seems that COVID-19 has now become the largest influencer of home design trends. While stay-at-home orders took place around the world, a house became way more than just a home. The home is now an office, school, gym, and much more. The pandemic has left a substantial mark on home design and has changed the way homeowners want to live. This has come as no surprise because many design features in homes today, such as the powder room or half bath near the front door, originated or became popular because of efforts to prevent or slow the spread of illness during the early 20th Century flu pandemic. Now, many are reexamining the function of the home as once popular design elements have become less workable. As homes are playing greater roles in daily living, they will need to adapt in order to accommodate more activities and services. The hustle and bustle outside of the home has commenced as we have started to emerge; however, the new reliance on the home will surely persist after the pandemic subsides and this experience will absolutely have implications for how homes will be designed going forward. Let’s talk about the must-haves of a postpandemic dream house!

WELCOME HOME Entryways and mudrooms go from a nice option to a necessity. Entryways will become clearly defined transitional spaces that will allow for the removal and storage of shoes and outerwear immediately upon entrance and the ability to wash or sanitize hands. Some homeowners are even requesting a laundry room near the high traffic entrance that will allow clothing and masks to be placed directly into the washing machine before entering the house.
MANY NEW HOMES WILL BE BUILT WITH PRIVATE HOME OFFICES THAT ALLOW FOR PROPER SEATING, WORK SURFACES, LIGHTING, NOISE REDUCTION, AND TEMPERATURE CONTROL.

THE GREAT DIVISION Walls and doors are back! The open floor plan will be reimagined as the demand for personal space has grown significantly. Homeowners want more rooms, walls, doors, and more privacy. Well celebrated for its entertainment value, the ever popular openconcept floor plan will be done in a method that will give dwellers the best of both worlds, an allowance for privacy, while still offering openness. Homes now need to be separated into more defined quiet and noisy zones for entertainment, learning, and relaxation.
GETTING DOWN TO BUSINESS Home offices have become coveted real estate. Families cramped together around a kitchen table or sharing a desk for work and online learning isn’t sustainable for productivity. Now, more than ever home builders and interior designers are being asked to carve out designated workspaces. Many new homes will be built with private home offices that allow for proper seating, work surfaces, lighting, noise reduction, and temperature control. In homes undergoing renovations, we will see built-in desks, sectioned off alcoves, and other areas converted into workstations. Some homeowners are trans-
24

forming the rarely used formal areas such as a formal dining room or an occasional sitting area into a functional home office. The home as a workspace has become the new norm. Whether reconfiguring existing spaces or adding new square footage, a designated work from home area will surely be in the plans.
MIXING IT UP One room, multiple purposes! Home buyers are seeking adaptable spaces that can be easily converted. Mixed-use or multipurpose areas are a must. Homes will need designated spaces for a greater number of specific activities, such as reading, napping, physical activity and entertainment. Garages for instance, are being planned and built for easy conversion to recreation rooms. Builders are adding windows, easier connection or flow to other parts of the home and installing fixtures that will allow future plumbing and HVAC capabilities. What 3-4 functions can this room serve? That is the burning question!
BE WELL COVID-19 influenced a deeper emphasis on health and wellness at home. The design build industry has incorporated home elements that help to focus on improving health, the mind and well-being. Do home building, renovations, and wellness have anything in common? Absolutely! The house has a major impact on your health and well-being. From the materials chosen to
build with, to the layout and flow of the spaces, to the placement of windows, and even the lighting plays a factor in health, happiness, and longevity. This focus on well-being has also increased the awareness of a needed space within the home to disconnect. Introducing the wellness room! Homeowners are looking for a simple place where they can destress. These are spaces designed with mental health in mind. The wellness room is often intended to provide a break from technology, and invite everything from yoga, sound therapy, meditation to massage. The goal is to create a welcoming, comfortable retreat that allows you to escape and unwind while at home.
OUT AND ABOUT It’s a fact that outdoor living and recreation spaces can help calm cabin fever so it’s no surprise that dwellers are expanding the use of their outdoor areas at home. Creating an outdoor entertaining space has become much more than simply growing a pretty garden, but more of a health necessity. It seems as if the backyard has become the new family room, especially after a pandemic. Builders are adding outdoor amenities to homes as the owners seek to host small gatherings, movie nights, and even family camping. They want to create an actual living space outdoors that truly brings the cozy feeling of the indoors onto the deck or patio. With this, we are seeing a demand for outdoor kitchens, the installation of heaters, outdoor fireplaces, heated

floors on porches, and other features such as firepits. Need additional living space? It could be right there in the backyard. After a full year of staying at home, it comes as no surprise that home design trends are leaning toward an emphasis on function, health, and adaptability like never before. It may be that things will not return to the way they were and that’s certainly not a bad thing. The pandemic has forced us to reconsider the way we live and build in the future. The need for well-designed, healthy homes that work well for the entire family has and always will be essential.

FUTURE-PROOF YOUR HOME WITH FIBER INTERNET Contributed by Shannon McSwiney, Ting Internet – NC Markets
WHAT IS FIBER? Fiber is the first infrastructure created specifically for the Internet. It leaves old copper networks in the dust. Fiber is fast, really reliable and has huge capacity for future growth. Fiber changes everything. It doesn’t change the way you, the user, accesses the Internet though. All your connected devices work the same as they ever did, just faster and with way more bandwidth available to everyone in your home or business. As technology evolves, we’ll need a stronger and better Internet. Fiber factors this growth in from the start. In the US, Internet infrastructure lags far behind other parts of the world. Fiber is the great equalizer. The benefits it brings can be transformative for a community.
OLD, UNRELIABLE COPPER Historically, copper was used to wire homes to telecommunications networks, mostly for the use of telephones and then cable TV. However, with the advent of the Internet, copper’s time had come. Most Internet today runs off of copper. Why? Well, because it’s there. But just because it’s there doesn’t mean it’s the right infrastructure for the job.
HOW FIBER OPTICS WORK With fiber, communications are delivered along optical glass strands in light pulses. These fiber strands are almost perfectly transparent and each one is only about the width of a human hair. A coating on each strand ensures “total internal reflection” so the light has nowhere to escape. Light is an extremely efficient method of sending data from point A to point B. Compared to copper, where electrical signals are carried on bulky copper wiring, fiber makes for faster, clearer transmission. On a fiber connection, video chats are crystal clear, uploading files to the cloud is a breeze and there’s no risk of anyone hogging the bandwidth. It’s a system made for the Internet.

ACCESS TO A FIBER INTERNET CONNECTION CAN INCREASE A HOME’S VALUE BY UP TO 3.1 % – Fiber Broadband Association 2015 study

NOT ALL FIBER IS CREATED EQUAL With fiber to the home (FTTH) you can get upload and download speeds up to 1000 Mbps. And with Ting fiber, you can upload as fast as you download. With other providers, you might get a decent download speed, but often upload speeds are subpar at best. Why is upload important? It lets you push to the Internet as much as you pull from it. That means contributors and innovators can add files to the cloud and work more efficiently than ever before. Not to freak you out or anything but a wireless router, even when it’s wired to a fiber connection, is limited by its own, well, limitations. You’re going to get lower Internet speeds on Wi-Fi depending on what your device is capable of. From physical barriers to signal degradation, Wi-Fi is an improving, albeit imperfect tech. Wireless is great and the trade-offs can be worth it. However, for the fastest connection (and especially if you want to do a speed test), a direct, wired connection is where it’s at. Why is fiber to the home (FTTH) the best kind of fiber? It gets you a direct connection to the actual Internet. Fiber is brand new tech for most neighborhoods and requires brand new infrastructure. It might interest you to know that the main backbone of America’s Internet infrastructure is fiber. From the larger Internet, most towns, cities and metropolises get connected with old copper wiring, limiting our ability to use the Internet to its full potential. FTTH brings the Internet of
30
the future right to your door and into your home or business. It enables faster communication for a digital age.
REALLY RELIABLE INTERNET Imagine what it would be like if the Internet ceased to be. Well, consider the inverse. Imagine what it would be like if the Internet was pervasive and so reliable you didn’t even have to think about it anymore. That’s what fiber does. We rely on the Internet to do all the average stuff of life. We use the Internet to connect home security systems, work from home, order groceries, research school projects, video chat with grandma and more. Gigabit infrastructure is important to America. The Internet has rapidly become a backbone of society. Education, business and healthcare increasingly rely on the Internet for more than just communication. In the future, we’ll use the Internet in new ways. That’s why Ting builds in huge capacity right from the start, so you’ll never get throttled or have to fight for bandwidth on the network when everyone’s home at night.
FIBER IS FUTURE PROOF True gigabit Internet, of the sort offered by Ting, gives you up to 1000 Mbps upload and download speeds. By any account, that’s an insane level of speed. So, why would the average home or business want fiber? For the future of course. Fiber is purpose-built infrastructure for the Internet. It recognizes our evolving use of the Internet and gives us the freedom,
www. NewHomesAn dIdeas . c o m
flexibility and choice to continue to grow. Fiber helps us keep up on a global scale. It helps small businesses stay competitive and innovate for tomorrow. More Americans are telecommuting and working from home and in need of better Internet. Better Internet isn’t a luxury for home-buyers, it’s a must. More and more, the appliances and services in our homes rely on the Internet. Better Internet makes smart homes run more smoothly.
BETTER FOR BUSINESSES The way businesses use the Internet has changed rapidly in the last 20, 10 and even five years. Today, startups and tech incubators are doing more with the Internet than ever before. Fiber makes the Internet more useful. Video calls are seamless. Designers can share large files to the cloud in seconds. Teams can contribute to the Internet and create game changing products and experiences for customers. The availability of fiber draws new businesses to towns and creates jobs. Entrepreneurs don’t want an Internet connection to slow down their vision. No matter what type of Internet user you are, you can learn more about fiber and get ready for the future at ting.com/internet. *Content adapted from “Ting What is Fiber?” eBook: https://ting.com/ wp-content/uploads/Ting-What-is-Fiber-Ebook_Digital.pdf
