THE DISTANCE TRAVELED: A LOOK AT REAL ESTATE DESTINATIONS With more than 320 miles of coastline, dozens of lakes and the breathtaking peaks of the beautiful Blue Ridge Mountains, North Carolina is a natural masterpiece and might be one of the best states to invest in a second home especially for those area residents looking to get away. In fact, a recent Vacasa.com survey of the top 10 places to buy a waterfront home uncovered two popular North Carolina destinations - Carolla, which ranked second, and Hatteras Island, at number seven. Travel to North Carolina vacation destinations such as these are hitting calendars as summer kicks into

full gear. Whether you are interested in laying on the beach all day or hiking up mountains or something else entirely, there is no shortage of options across the region whether that be to a vacation rental or second home. Since the onset of the pandemic, many home buyers with the ability to work remotely have toyed with the idea of moving to vacation home markets. Senior economist at Zillow, Jeff Tucker, notes, “As millions of ofﬁce workers transitioned to working from home during the pandemic, many of them reconsidered where they might like to

live now that the commute no longer mattered. Vacation towns beckoned many buyers, offering natural amenities like proximity to the ocean and mountains, along with robust retail and restaurant industries to serve traditional seasonal visitors.” As interests and priorities have shifted, it has changed where and how people want to live - the Triangle area and greater state of North Carolina has certainly felt the impact of this shift and continues to benefit. At the start of Covid, listing views of properties in markets typically considered vacation destinations were up nearly 50% from a year prior, compared with only a 37% increase in home sale views in nonvacation destinations. One market in particular, located within just a few hours of the Triangle, was identified among the metro areas nationally having increased interest by home buyers. Myrtle Beach, SC was not only named but is said to still be an affordable choice for a second home according to Realtor.com despite having appreciated more than 34% over the last two years. Like the Triangle, the area has benefited from job growth, second home investors and a slew of work at home buyers and retirees choosing to relocate to more desirable locations near family, better weather or lower overall cost of living, transferring their equity into new markets.

With more than 100 miles of shoreline, the Outer Banks or OBX, as locals call it, is a true beach lover’s paradise. Character-rich small towns with plenty of campgrounds, museums, scenic lighthouses and state parks have made the area popular. Vacation home properties are especially attractive with few area hotels and make for a strong rental investment market. The average home in Duck increased by almost 40% from 2019 to 2021, but despite the increase, OBX might still be a bargain when compared with many other Eastern coastal towns. Continuing south along the federally protected shores of Cape Hatteras, you will find a wealth of wildlife and opportunities for outdoor recreation. The historic Hatteras lighthouse marks its location and invites visitors to experience nature, sightseeing, picnicking and water activities. You will find charming oak-tree lined streets and Civil War-era homes in the Crystal Coast town of Beaufort which offers visitors endless history to explore. Head to the river or the wetlands during the day and retire in the evening to dinner along the water at one of its fine restaurants. Emerald Isle features a small town atmosphere and 12 miles of coastline for leisure family getaways. Offering a variety of options for travelers to spend time on and off the sand, the area is a popular location among those considering a beach getaway or vacation home. Comprised of small towns with expansive coastal views, the Brunswick barrier islands are often thought to be more affordable than other coastal areas of North Carolina and boast delicious seafood and world-class golf facilities which have become a draw for many. And located along the Cape Fear River, Wilmington is wildly popular among area residents for a quick escape and considered the gateway to nearby beaches. Beloved for its dining, arts, museums and the downtown historic district, Wilmington has been the site of hundreds of TV shows and movies and connects visitors to the Carolina and Wrightsville beaches, boardwalks and saltwater fun in the sun. North Carolina’s largest and oldest oak tree can also be found in Wilmington which dates back to the 1500s.

Close proximity to a beach, lake or ski area have been common themes among the top vacation areas during the pandemic and accumulated more views and favorites by home buyers nationally, according to Zillow.com reports. Many towns across North Carolina popular for travel and recreation are within just a short drive of the Triangle; it’s no surprise the area has a lot to offer to residents and those considering investing in second homes or relocating to make it their new home. The Blue Ridge Mountains Nestled in the Blue Ridge Mountains and set amongst two worldclass ski resorts, Banner Elk and Blowing Rock are year-round destinations that draw visitors looking for a plethora of outdoor activities, vibrant music and arts scene and excellent restaurants. With mild summers and snowy winters, the region is especially attractive to outdoor enthusiasts, and there’s something for every budget from sprawling multi-million dollar residences to empty lots to build your future dream home. Known as the Land of Waterfalls, Brevard is another popular destination set among the mountains for outdoor enthusiasts with numerous hiking and biking trails and forests and rivers. And adjacent to the Great Smoky Mountains National Park, Bryson City, considered to be one of the best small towns in North Carolina, affords vacationers all the outdoor adventures they might be looking for. “While a bit lesser known, these areas West of Asheville are sure not to disappoint! With amazing views, hiking, biking and the infamous Santa Land and Harrah’s Cherokee Casino, there is something for everyone!” asserts Bill DeVore, local area real estate broker with Keller Williams Professionals Realty. Only a short drive from Asheville and Atlanta, the Highlands-

Cashiers Plateau is a charming area popular for its cooler temperatures, laid-back lifestyle and stunning mountain vistas. The pandemic has made this high-elevation area even more popular among second–home buyers, which has long served as an escape to those looking for a break in the intense heat and humidity of summer. Before heading due East, don’t forget to stop in Asheville which ranks second in the nation for the most breweries per capita (only second to Portland, OR) and is home to America’s largest residence built by George Vanderbuilt II in the late 19th century, the Biltmore Estate. A must see among architecture aﬁcionados, the estate sits just minutes from downtown Asheville, which has earned acclaim for its vibrant arts and dining scene. DeVore notes, “Real estate in the Asheville market has seen tremendous growth over the last several years. With folks moving in from major cities across the country, Asheville has become a great place for many to call home. Inventory is still at record lows, driving up home prices - we are currently seeing less than 1 month of inventory in most price categories. It’s still a great time to sell and now is the time to buy before interest rates creep up further.”

The Piedmont Region With close to 40 golf courses within a 15-mile radius, Pinehurst, Southern Pines and Aberdeen areas are a golfer’s paradise. The area has become so popular that the USGA has announced it will open their second headquarters in Pinehurst, committing a $25 million investment to construct two buildings in the area with 50 full-time staff members. For those who don’t golf, the area offers visitors and locals alike a plethora of restaurant and shopping venues or opportunities for hiking and horseback riding to keep one busy.

The Lakes Surrounded by the lush Blue Ridge Mountains, Lake Lure offers year-round golfing, tennis, boating, biking, fishing, rock climbing and spectacular views. Known for being the destination where Dirty Dancing was filmed, it’s recognized as one of the fastest growing areas for vacationers in the country. The median list price of area homes increased twofold in a single year. North Carolina’s Chimney Rock State Park overlooks Lake Lure with its 315 foot tall Chimney Rock geological spire looming overhead. Hike the park or drop a line in the Rocky Broad River for its popular trout fishing. Straddling the North Carolina and Virginia border, Lake Gaston is a 20,000 acre lake with 350 miles of shoreline. Renowned among fishermen, boating and water sport enthusiasts, it’s easily accessible from the Triangle to escape and invest in a vacation home. Unlike many waterfront areas, residences dot the waterline rather than hotels and resorts making it ideal for those interested in a vacation destination with solid rental income. 18

Just 20 miles north of Charlotte, you will ﬁnd the largest manmade lake in North Carolina, Lake Norman. It boasts endless water sport potential with 520 miles of shoreline and one of the most popular mountain biking networks in nearby Lake Norman Park. Communities around Lake Norman became increasingly popular when I-77 was created. Towns of Huntersville, Mooresville, Cornelius and Davidson have in some cases more than doubled in residents as home buyers and investors have discovered the lake lifestyle.

environment, along with a historical perspective, the housing picture is not so dim for home buyers and home owners whether that be in their primary residence or second home. In fact, historically, housing is often one of the places that does well in a recession. Housing tends to remain stable or even continues to climb. Homeowners can take comfort in knowing they not only have a home but an asset that is expected to appreciate in the foreseeable future although they may have to weather things a bit. According to Todd Woodard, owner of SiteTech Systems which offers consulting, research and analytics to numerous banks, appraisers, developments and government entities, “When you start seeing slowing appreciation year-over-year, we could see a pullback in second homes’ values first because it’s not something you have to buy and have.” But with a 4 million home deficit (in the demand v. supply of housing available), a significant drop in pricing is not likely, especially areas with strong fundamentals like the Triangle. Dr. Lawrence Yun, Chief Economist of the National Association of Realtors, has said, “If there is a correction, it will be a brief duration.”

Interest in second homes and vacation destinations peaked in March 2021, up 95% from pre-pandemic levels; today, however, demand is still 35% higher than before the start of Covid, and RedFin expects the appeal of second homes to remain as remote work is here to stay for many Americans. A recent Kastle.com report notes that while Americans’ participation in public activities including recreation, travel and entertainment has rebounded significantly since March 2020 to 87-96% of pre-pandemic levels through May 2022, office space attendance is picking up more slowly still well below these levels at 41%. While the red-hot real estate market of the past two years may be starting to cool ever so slightly creating some opportunities among all housing types, demand for vacation rental real estate is still burning bright in many areas with guest demand for vacation rentals incredibly high across the country, driving up yearover-year occupancy and rates. It may be a great time to secure a vacation home and capitalize on demand if you intend to rent your home. If you’re considering a vacation rental property or second home, within a short drive of the Triangle, you will find four areas identified among the Top 25 Best Places to Buy a Vacation Home according to Vacasa. Included in the list is Litchfield Beach, SC, just south of Myrtle Beach, Banner Elk, NC, Corolla, NC and Holden Beach, NC. At the core, real estate prices rise simply because demand outstrips a limited supply of housing, and where there’s population growth, there’s nearly always strong real estate appreciation. Dynamic population growth like we have experienced in the Triangle is in many ways spilling over into these vacation destination markets throughout NC, and as prices have continued to appreciate, buyers have also been seeking out more affordable real estate options in neighboring towns. Job growth plays a critical role in population growth, and as we have discussed in earlier issues, there has been no lack of corporate business expansion and relocation news in the Raleigh-Durham area. While there’s some concern that we may see home values plummet in a recession, if we take a look into the markets and the broader

GLENMERE, LOCATED IN KNIGHTDALE, OFFERS THAT SMALL-TOWN FEEL WITH UP-TO-THE-MINUTE AMENITIES.

KNIGHTDALE Before the English arrived, buffalo were plentiful in this area, and the Tuscarora Indians hunted and lived here. Around 1730, adventurous woodsman, John Hinton set out from home and settled in what would become Knightdale, constructing the first dwelling built by a white man here. Hinton played a key role in the first battle of the American Revolution fought on North Carolina soil, the Battle of Moore’s Creek Bridge in 1776. Three of Hinton’s plantations in the Knightdale area are still intact: The Oaks, Midway and Beaver Dam. After the Civil War, tobacco was the main cash crop for this largely agricultural area. Like most towns in North Carolina, it was the railroad that made the town. Landowner Henry Haywood Knight donated the land that would become a depot for the Norfolk and Southern Railroad Company. And as the need for more railroad workers grew, Norfolk and Southern moved many families here. A number of the older homes in Knightdale were built for these railroad workers and their families. The railroad stationmaster’s house still exists today along the tracks on Railroad Street. Truly right in Raleigh’s backyard, Knightdale is just nine miles east of downtown. But it isn’t just a bedroom community for its urban neighbor. With a population just over 19,000, Knightdale has more than tripled in size just since the year 2000. And it boasts one of the youngest populations in the Triangle, with a median age of 36. These thousands of new residents have attracted all kinds of commercial, retail and entertainment development. You’ll find big-box stores like Kohls, Target, Best Buy, Dick’s Sporting Goods and Home Depot, as well as locally owned shops and myriad services — banking, dry cleaning, veterinarians, nail and hair salons — just to name a few. An array of health care providers, from primary care to specialists also make their home in Knightdale. If it’s an evening out you’re craving, make your way to the historic downtown and grab a local brew at Oak City Brewing’s taphouse and beer garden. Also downtown, Prime Barbeque has perfected their classic barbeque technique. Can’t make up your mind what you’re in the mood for? Visit Craften Food Hall for pizza, pasta, Mexican, Venezuelan, burgers or craft beer — and enjoy some live entertainment while you’re there. There’s plenty to do without ever leaving Knightdale. On Saturday mornings, from May to October the Knightdale Farmers Market is at Knightdale Station, with live entertainment and food truck rodeos, along with the locally grown fruits and vegetables. The

town of Knightdale hosts an Outdoor Movie Night Series every spring and fall. At the Market at Knightdale Station Park, on the second Saturday of the month, from May to October, local vendors sell their products at the park’s amphitheater. For outdoor enthusiasts, there’s Knightdale Community Park with four lighted ball ﬁelds, two basketball courts and six tennis courts. Knightdale Environmental Education Park offers a walking trail, picnic shelters, environmental sculptures and observation overlooks. Harper Park boasts tennis and pickleball courts, picnic shelters and a playground. And there’s also the Splash Pad for summertime fun. Public schools in Knightdale are part of the award-winning Wake County Public School System. And the private Thales Academy has a pre-K through 8 campus in Knightdale. But it is surely its neighborhoods that are the real reason so many people are moving to Knightdale. WENDELL When area residents were looking for a name for their little community, the schoolteacher, M.A. Grifﬁn, a huge fan of the poet Oliver Wendell Holmes suggested Wendell. The little town of Wendell is now the fastest growing town in all of North Carolina. Its population has more than doubled since 2010, with over 12,000 people now calling Wendell home. This up-and-coming town got its start in the 1850s when nearby Granville County tobacco farmers were hit with the devastating Granville County Wilt and moved into eastern Wake County looking for fertile land to begin planting again. Many of the original brick buildings still stand in Wendell, and its downtown is a designated location on the National Register of Historic Places. Indeed, downtown retains its old-fashioned, smalltown charm. Take your pick of bakeries, casual eateries, coffee shops, jewelry stores, clothing boutiques, and more. But right along with this small-town charm, Wendell offers innovative, state-of-the-art neighborhoods like the huge master planned community, Wendell Falls. Robertson Millpond Preserve is a hidden 85-acre refuge for nature lovers, canoeists and kayakers — a bald cypress blackwater swamp. After your hike or bike or softball game, enjoy a cold beer at Bearded Bee Brewing Company’s taproom and beer garden. Their mission is to brew great beer using local ingredients and supporting the honeybee. Or take a tour (and have a taste) at Oaklee Distilling Co. From May through November, on the ﬁrst Thursday of the month, visit the Wendell Market for fresh fruits and vegetables and other local goods. And there are annual events like Wendell Wonderful and Spring Fling to enjoy.

ZEBULON The easternmost town in Wake County, Zebulon is its second fastest growing town. With a population just over 8,000, Zebulon still has its friendly, small-town vibe. In 1907, the land where Zebulon now sits was home to a one-room school and three houses nestled within a thick pine forest, with a population of 483. The town was named for the Civil War governor, Zebulon B. Vance. Until it closed in the crash of 1929, the Tobacco Market was its biggest employer. Nowadays Zebulon might be best known as the home of the Single-A Carolina Mudcats minor league baseball team (an afﬁliate of the Milwaukee Brewers). A summer afternoon at Five County Stadium with Muddy the Mudcat is one to be remembered.

WakeMed operates the Zebulon/Wendell Outpatient and Skilled Nursing Facility, a satellite facility for the hospital’s primary location in Raleigh. If you’re looking to wet your whistle, Zebulon deﬁnitely has you covered. Olde Raleigh Distillery is a family-owned distillery crafting small-batch bourbons. Lick Life Spirits distills bourbon, corn whiskey, and traditional moonshine ﬂavors such as Peach and Apple Pie. The Cave at Mythic Brewing’s taproom serves up craft beer, wine and ciders. WHAT I LEARNED FROM PURCHASING A FIXER-UPPER DURING A PANDEMIC The Pandemic taught us many things: How to cut our hair by watching YouTube videos, how to conserve toilet paper, contactless grocery shopping, the joy of baking, and how to be more neighborly. One lesson my partner and I learned was how to successfully purchase and renovate a fixer-upper house from 3,000 miles away. Having our own interior design firm, we shifted our business model during the uncertainty of the pandemic. While adhering to the current CDC guidelines and protocols, we limited physical interaction with clients by incorporating virtual design presentations, teleconferencing, contactless sample drop-offs, and scheduling personal masked appointments to visit local showrooms. These newly applied tools and learned skills were valuable in undertaking this challenging remote fixer-upper renovation. However, as with anything new, there was a learning curve. We are sharing our experiences and the lessons learned with you, dear reader, because you can do it too! We’ve learned through this experience that when you know absolutely no one in a particular location, you need to rely heavily on referrals to make the purchase and renovation possible. We asked a cousin who lived in Raleigh for recommendations on finding a Realtor. After we studied the recommended Realtor’s website and read past client reviews, we made the call. Alex Lawrence (AKA Big Al), called us back shortly thereafter. With his enthusiasm, jovial demeanor, and extensive knowledge of the Raleigh housing market, we knew we had found the right person. 24

As we were considering which home to buy, we depended on video walk-throughs that Alex created for us. After meticulously analyzing MLS photos we came across a home that looked promising. Our fantastic Realtor once again worked his magic with his smartphone so that we could virtually “see” almost everything inside and around the property. It was enough to encourage us to move forward with an offer and eventually an accepted purchase agreement. We then ﬂew from California to Raleigh, signed all of our closing documents and were handed the keys to our newly purchased home. When we opened the forest green double front doors and entered our new property for the very ﬁrst time, we were met with the strong stench of cigarette smoke. We’re talking Nugget Casino, Reno Nevada circa 1970 type of cigarette smell. We remember asking our Realtor during one of our virtual showings what the house smelled like. He simply replied, “Like your grandma’s house.” And, while I understand that to mean a mixture of mothballs and oatmeal cookies, I neglected to remember that my own grandmother did in fact smoke cigarettes inside her California home. So, in all fairness – our Realtor wasn’t wrong. The existing wallpaper which we thought was a beige chintz was actually a white chintz stained from decades of cigarette smoke. The buttercream doors, trim, casing, baseboards and molding were actually a gloss white that was discolored yellow from 50 years of tar build up! One important lesson we learned from this experience is that when you are house hunting “virtually” you are eliminating two vital and, arguably, most important senses: smell & touch.

During our trip to NC to finalize our purchase, we made sure to allow extra time to get as many things arranged as we could to begin this renovation. We ordered a debris box, a port-o-let, secured our demo crew, interviewed flooring refinishers, and researched local window and door suppliers. We made sure everyone was on board and scheduled to meet the demands of our timeline. Before returning to California we took extensive measurements, captured hundreds of photographs, studied the existing layout, discussed design ideas, and drew out many different diagrams and floor plans.

Our Realtor was again a great resource for recommendations, referring us to our soon to be plumber, who in turn suggested a contractor, who ultimately became our general contractor. Finding a contractor we could work with from 3,000 miles away was the most important piece of our impending remodel puzzle. A knowledgeable and experienced contractor is instrumental in a successful renovation, and we found ours to be not only knowledgeable and experienced but also reliable, affordable, and trustworthy. Most importantly, he listened and understood our vision. Having a wellrespected contractor made it easy for us to work with his subcontractors and recommended tradesmen. responsibilities. He scheduled and was present during inspections, made sure the project stayed within budget, and adhered to our project timeline. We were also lucky enough to have several family members who live within hours of Raleigh. This allowed us to have additional support in making our project run smoothly. We relied on family not only to report on progress at the jobsite, but also to receive samples, lighting, plumbing fixtures, and materials needed for the renovation. They also traveled to local showrooms to assist with tile and countertop selections, and were extra “eyes” to review paint colors and wood floor stain samples on-site. If you don’t have family or friends in the nearby area of your renovation, this would be a good reason to hire a design professional. They will be able to make frequent project visits to the job site and ensure that your vision and goals are being carried out. Being extremely organized, very detailed, and thorough in all aspects of home renovations allowed for less bumps in the road. As interior designers, we have familiarity and experience gained from working on multiple renovations, remodels, and new construction projects. As with any design project, we researched materials and products to come up with a design plan and budget that would work for us. Kitchen cabinets, hardware, lighting, paint colors, light fixtures, appliances, wallcoverings (to name a few) were all selected and thought out well in advance. With these plans in place, we managed to materialize our renovation goals. THROUGH THIS EXPERIENCE, WE LEARNED THE FOLLOWING VALUABLE LESSONS AND TIPS: CLEAR COMMUNICATION – Being able to communicate your vision clearly to your general contractor is necessary. Since we are interior designers, we have experience with and access to architectural software programs. We relied on these tools to create digital renderings, floor plans, electrical plans, elevations, and schematics to illustrate our vision to the people involved in our renovation. If you do not have the means or skills for these applications, we strongly recommend you enlist the help of an interior designer or architect. KEEP IT SIMPLE – Don’t over-design or over-complicate the renovation especially if you have limited availability to be at the project site. Leave certain decisions until later when you can be there in person. 26

BE FLEXIBLE – The best advice we can give you, reader, is that there will be surprises. Allow extra time and room in your budget to tackle the unexpected. For us, not only was the cigarette smell a surprise but we also had a lot of rust build up in the original 1966 iron and galvanized steel plumbing. This prompted a replumbing of the entire house – a cost we were not initially anticipating. HAVE A REASONABLE TIMELINE – Work with your general contractor to come up with a realistic timeline for the renovation, then allow additional time for the unexpected. Since we were renovating during an uncertain time with the pandemic, we knew that supply chain and manufacturing practices were unreliable. While our general contractor was given a 10 month timeline to complete this renovation, we really allowed ourselves a total of 12 months. LIVE OFF-SITE – As much as we wanted to be in Raleigh during the house remodel, we were often thankful to be away from the construction mess. Having a sanctuary, an off-site living space creates the necessary calm when you are in the midst of a major renovation. It also allows the contractor and your team of experts to complete tasks more efficiently, and typically in a shorter period. BE DILIGENT – If you are not there in person, there is even more need for scrutiny during every aspect of your renovation. Examine and re-examine progress photos and videos. We noticed in one of the progress videos that the wall sconces in the dining room were too close to the window, even after we had specified their desired location in our lighting plan and wall elevation. Catching this early prevented us from spending more money later in the renovation to correct the issue. ENLIST HELP FROM A DESIGN PROFESSIONAL – We strongly encourage you to work with an interior designer or architect. Their knowledge of current design trends will allow you to discover a multitude of design ideas you may never have thought of on your own. We were able to masterfully remodel our 1966 brick colonial all while maintaining the integrity of the home and reusing several original elements. An interior designer will advocate your vision throughout the renovation to ensure the end result meets your expectations. GO FOR IT – The best way to make your renovation a success is to believe in yourself and stay committed to the project. With a well-organized plan you, too, can virtually renovate a fixer-upper from afar. Maybe it’s a vacation home, a second home, an income property, or your forever home. The pandemic has shown us many new ways to live. Perhaps giving yourself a haircut is something you might want to leave behind. However, the pandemic did show us that we can virtually and successfully purchase a fixer-upper and beautifully complete its renovation. If we could accomplish this in the most challenging of circumstances from 3,000 miles away, then you too, can achieve such a feat. And that is a feather you can place in your cap and wear proudly! (And it will also cover that self-taught haircut- win-win!)

The Triangle is literally in bloom this time of year! Surrounded by vibrant greens, the work in the garden is just getting started and the seemingly never ending battle of weeding and mowing has only just begun. But, what if there is a way to help beautiful natural gardens grow that could mean less fighting of the weeds for you, and supporting the natural growth of your neighborhood? Native gardens are not only a hot new trend, but are proving to be beneficial for the environment and animal life. A Native garden promotes the growth of greenery that was originally native to the area. In growing indigenous plants, the native species of insects, birds, and other animals, benefit from the food and shelter these plants provide. Some quick research and planning can have a lasting positive impact on your surroundings. It doesn’t matter whether you plant one row of flowers, or reconstruct your full landscape, having native plants is a step forward to a healthier Earth.

Another beneﬁt of native gardens is that they can be low maintenance. Since these plants are indigenous, they are typically more resistant to the diseases and pests of the area, and adapted to the local soil type. Once proper native perennials are planted, especially seasonal native plants, your garden will continue to grow and bloom on its own. Pollinators will thrive with these additions and will help your garden to grow and survive year after year.

Native ﬂora can be just as visually appealing as a nonnative garden, but the main beneﬁt to planting native is the ecological impact. Indigenous plants support and

and felt. For history-rich areas such as North Carolina, having native plants helps to tell the story of its many historic towns and homes.

What plants are local to the Triangle Area? And how to plant them! Native plants are determined by your specific location known as an ecoregion. These ecoregions have different levels, Level I being the broadest, to Level III which gives specifics to smaller areas housed in the Level I and II ecoregions. The EPA gives detailed maps of the Ecoregions in North America which show that most of the Triangle falls under Level III 8.3.4 - Southeastern USA Plains - Piedmont. Though, it is best to use the EPA resources for your specific home when starting your native garden. Once you know your exact Ecoregion you can research which types of plant life are native to your home. As specified by the EPA’s Ecoregions, the Triangle falls under the area Level III 8.3.4 - Southeastern USA Plains - Piedmont, but what does this mean to you as you start your native garden? It is important to first look at the area you are planting in and take into consideration size, soil type and drainage, and sunlight exposure. After all just because a plant is native does not mean it will thrive or be easy to tend to. NC State’s Gardener Handbook suggests planting in layers if you are able to. From tall canopy trees down to the lowest ground layer, you can find native plants throughout. The National Wildlife Federation (NWF) is a fantastic resource where you can search by zip code for plants that are native to your area. They even offer a ranking that shows the number of butterflies and moths that use each specific plant for their caterpillars, helping to directly promote biodiversity. HERE ARE A FEW NATIVE PLANTS LISTED FOR THE RALEIGH ZIP CODES FOUND ON THE NWF WEBSITE: Flowers and Grasses – Atlantic Goldenrod (Solidago), Virginia Strawberry (Fragaria), Giant Sunflower (Helianthus), Arrowleaf Violet (Viola), Carolina Geranium (Geranium), Broadleaf Ironweed (Veronia), Beaked Panicgrass (Panicum) Trees and Shrubs – Oak (Quercus), Chickasaw Plum (Prunus), Red Maple (Acer), Coastal Plain Willow (Salix), Crabapple (Malus), American Beech (Fagus), American Elm (Ulmus), Pond Pine (Pinus)

What is happening locally to support Native Plants? What Can You Do? You may have heard of No-Shave November but what about No-Mow May? This event took place in May throughout the country and promotes no lawn mowing for the whole month of

May. The end result is an increase in plant and flower growth giving the pollinator species the resources and food they need to survive as they come out of their hibernation. The town of Carrboro participated in No-Mow May as a part of their Bee City USA initiative. You can take the idea of mowing less often throughout the entire summer, not just May, to help promote native species growth. There are also a variety of places to visit to learn more on native plants, specifically local botanical gardens. The North Carolina Botanical Garden located in Chapel Hill, Juniper Level Botanical Garden in Raleigh, and JC Raulston Arboretum in Raleigh are all breathtaking, relaxing, and educational gardens to visit where you can enjoy the outdoors while learning about native plants and how you can help promote them! A smaller and simpler task than rebuilding your whole garden can be adding a rain barrel to your downspouts. A rain barrel can hold up to 55 gallons of water which you can in turn use to water your flowers and garden while decreasing your water bill. This simple way of going green aids the environment through natural water conservation, benefits you through money savings, and can be very aesthetically pleasing! Another small impact you can have is to look into whether or not you have a green HOA. A green HOA is one who makes an active choice to use companies, materials, plants and landscaping designs that are both energy-efficient and eco-friendly. A simple letter asking your HOA to explore this route can have a beneficial long-term effect for your neighborhood.

A Native Garden: Helping Your Neighborhood and Your Neighborhood Wildlife Native Gardens are a trend that is not going away and hopefully will become the way of gardening in the future. Building a whole garden around native plants can be a challenge, but for many, gardening is a passion and taking the time and care to give back to your land through your plant choice can be very rewarding. If you live somewhere without an area to garden, try putting some local Carolina geraniums in a hanging basket and watch the butterﬂies ﬂock to it. No matter the size, one small step forward can have a lasting impact! When looking to buy a home it is important to keep in mind those values that are of importance to you.
